Do’s & Don’ts 1 - Do not submit a real estate contract without an inspection contingency clause as a beginner.
When it comes to wholesaling real estate, an inspection contingency clause protects you if there’s anything wrong with the property that does not pass your inspection (& protects you if you can’t find a Cash Buyer in time for your wholesale deal before the closing date).
Do’s & Don’ts 2 - Do not inflate or deflate your numbers above or below what they really should be when sending wholesale deals to your Cash Buyers.
Nobody wants to work with a business partner who fudges numbers by inflating an After Repair Value (ARV) & deflating the Repair Costs needed to make a deal profitable.
Fudging your numbers will quickly erode trust between you & your Cash Buyers - and doing this just screams “Hey! I’m an amateur wholesaler & I have no idea what I’m doing!”
Do’s & Don’ts 3 - Do not wholesale houses that are only a WIN for you.
Always create “WIN-WIN-WIN” scenarios for all parties in the transaction when wholesaling a house. The Motivated Seller, the Cash Buyer, and yourself (The Wholesaler).
Do’s & Don’ts 4 - Do not speculate on the numbers of a wholesale real estate deal.
Do not speculate that the market is going to keep rising by 5%, 10%, or 20%, and then have this be the only way your wholesale deal will be profitable.
Do’s & Don’ts 5 - Do not state that you are “selling a house” as a real estate wholesaler.
As a beginner wholesaler, it’s important to understand what you’re actually doing. You’re actually selling the contract rights to buy a house, which is called the “equitable interest”, and you’re NOT selling the house itself!
It’s important to understand this distinction because “selling a house” is the role of a licensed real estate agent, not the role of a wholesaler.
Do’s & Don’ts 6 - Do not focus on several deal acquisition methods when you’re starting out wholesaling as a beginner.
The glaring issue for so many beginner wholesalers is that they try to get deals from multiple different strategies and never, ever get consistency with just one strategy because they have shiny object syndrome.
Do’s & Don’ts 7 - Do not send out the deal you’re wholesaling to thousands of potential Cash Buyers.
For the last decade, we’ve taken the opposite approach than the masses by first finding top-notch Cash Buyers who aren’t satisfied doing only 1-2 house flips per year, but by finding, developing relationships, & working with Cash Buyers who are local to the area we’re wholesaling in and want to buy & flip 5-10 houses per month! When you follow this approach, you only need a handful of wholesale buyers rather than thousands. Quality over Quantity.
Do’s & Don’ts 8 - Do not believe that every single house you submit an offer on is going to work out.
In our experience, it’s reasonable to get one wholesale deal from submitting 10-15 offers when wholesaling properties from the MLS (Multiple Listing Service) & from working with real estate agents. That’s one successful wholesale deal for every 10-15 offers sent!
So, if you send 2 offers a day on the MLS in an entire month, then that’s 60 offers (30 days x 2 offers). This equates to 4-6 wholesale deals on average/per month.

The truth is you are a real estate investor and wholesaling is just your choice of an exit strategy. As you evolve over time you may choose to step into other exit strategies such as fixing & flipping or even buying properties to hold and rent out. You should always find your cash buyers before you get deals under contract. The deals you go after should fit in the buying criteria of your cash buyer already. If you don't find a buyer or a buyer is unhappy with the price on the home with the work that needs to go into it you can always try to renegotiate with the agent. If after that you cannot get a price on the home that works for you and your team then you can let them know it didn't pass your teams internal inspection. Cheers! 🏠

Hey Samantha, If you don't know anything about wholesaling (and flipping) then be sure to check out our in-depth training here: realestateskills.com/training?el=dodontyt To come up with accurate numbers, you need to analyze the property to find the most important numbers which are the ARV (After Repair Value), the costs of repairs, and this will allow you to figure out what price you need to offer on the property, and will allow you to determine how big of a wholesale fee you can get for getting the property under contract at an attractive price for your Cash Buyers! I responded about the paperwork on your other comment, but I'll leave you a quick recap right here: When you're wholesaling & flipping houses with real estate agents & with houses on the market, then the real estate agent will provide the paperwork (i.e. the contract, disclosures, etc.,). When wholesaling & flipping houses off the market and direct with sellers, then you provide the paperwork. A question- as a wholesaler, do you get your own inspector for the property? If so, how do you find inspectors and do you need different inspectors for plumbing, electricity, roofing, etc.?

Hello Naked Words, great question! Your question "Do you need to get your own inspectors for the property?" is typically no. It is very common for cash buyers to have their own team of contractors they work with to look at the deal for them. If you did for some reason need an inspector you could always ask for a referral from your cash buyer or the listing agent. Most times a general inspector will give you an overview but if they see something like old plumbing, sketch electrical. etc they themselves will refer you to a plumber or electrician to do a more in-depth evaluation of the status of the property. I am a real estate agent, I just got my license 2 months ago I am very interested in wholesaling but I didn't understand what you meant when you say we have to send several offers what if I don't get a cash buyers?

Hey there, that wasn't me. When we put a property under contract on the market with a seller + real estate agent, the property is under contract and the seller cannot sell it from under you while you have it under contract with them. It's never been an issue in 10+ years of wholesaling, fixing & flipping, and buying & holding on-market properties from the MLS! Cheers & Happy Wholesaling!

I’m just curious why cash buyers do not actually do what the wholesaler does and cut out the wholesaler? Don’t a majority of flippers find there own deals?

Hey Jeff, great question! Cash Buyers are more than "Cash Buyers." They are also business owners! And when you own a business, you have more responsibilities than just having to find deals... For example, if you own a fix & flip business you may also be running the marketing for your company, you may be involved in hiring, you may be managing multiple fix & flip projects at a time, you may be working with real estate agents to sell your properties, etc., Why a Cash Buyer pays Wholesalers for deals, and why a Cash Buyer simply doesn't put all the properties available under contract for themselves is because of one thing: TIME. Cash Buyers don't have enough time to put all the deals available under contract. So, you, as a wholesaler provide a massive amount of value for a Cash Buyer by getting deals under contract. If a Cash Buyer wants your wholesale deal, now all they have to do is sign an assignment agreement and pay you ~$10,000 for the deal. Now they have a fix and flip deal for their company that may pull in $30k, $40k, or $50k+ of profit for them! Not all fix & flippers are the best at finding deals. Some may be fantastic at the project management side of the business, but have a hard time getting deals under contract. Also, even if a fix & flipper is great at getting deals, a lot of them have an appetite for more deals! Wholesalers help fulfill this appetite. Make sense?

Hello, Eduardo! You do have to be 18 in order to sign the contracts. You can partner up with a guardian if you want to start before 18, but I would take this time to educate yourself as much as you can about the topic. Hello, Cday! You can cover the EMD (Earnest Money Deposit), or your cash buyer will commonly. It depends on what you negotiate with your cash buyer. You can even temporarily cover the EMD and then be reimbursed by your cash buyer when you assign the contract to them. Cheers! 🏠

So every time that I mention to an agent that I'm a wholsaler, they turn on me like I'm the enemy. Even when we arent working together on anything, just in passing if I mention it, immediately they go on the defense and tell me that wholesaling is not the way to make money and that I should get my license and become an agent. wtf?
