I'm 19 and I hate school (now, I'm in sophomore pre-med college). We don't talk about these things in school, and that's what I realized last month because I'm turning into adulthood soon and I'm hungry about learning new things. But I need to finish school for my mother and I wanted to prove something. I'm interested in this stuff. I will become an entrepreneur soon.

@@b_rah you don't necessarily need to learn a lot in order to earn a lot. That is misleading, you earn more money by doing. I know high school dropouts that got a GED that earn more than my friends that have college degrees. My GED peeps own their own businesses and employ college graduates, figure that one out :)

A few comments on the first deal: 1- you are not really making 300% on your money as you need to deduct the loan cost and cost of repairs 2- foreclosures homes are typically sold cash, so you would need to get the loan beforehand with no guarantee that you will actually get the home 3- foreclosures homes are typically sold as is, so you need to add the cost of repairs which may be huge

What about property tax , PMI , home insurance , HOA , misc expenses as a landlord ? Im here in Texas , that florida math isnt giving profit on a single family home here. Yes someone is buying a house for you if you can break even but lets not mislead people to believe they are pulling profit out of any of this type of deal.

This is my bread and butter. Just closed on a duplex for $89,000 that brings in $1500/mo in rent. I’m in escrow on a 5 unit building now for $160k that’s bringing in $2900/mo in rents and the rents are about $1-200 under market value. Will have a total of 13 rentals when the 5unit closes, let’s goooooooo

ironically enough i didn’t know that this was the best time to buy a small house and i did anyway, i closed on my first house for $62,000 in Kansas City 3 bed 2 bath with FHA loan- so i have to live here for 1 year but after that i’m renting it out!!!!!! saving for my next property too!

I’m 19 studying this intensively…just got my offer of 50k submitted for a house up my road….we live down on the water w/ a large marina available and in heart of towns….needs work but the (walkout) basement and foundation is solid and now I’m debating on a flip or rent and save for another property or flip off the lease from this first home we’ll see what happens

What's the update on the kids program? Can I as a cousin and uncle recommend some kids who would benefit greatly from this opportunity and meet the criteria?
All good advice but need to be careful here. There are taxes, property taxes, mortgage insurance, building insurance etc. all which cut into the profit - its nit asuch as advertised in my experience. Also most banks dont give as cheap of interest rates for "investment" properties.
