I just did the conversion and the 1-bedroom is $362K USD. Whoa. Way too much. I feel the shared spaces like the lobby, game room, gardens, and pool area are more impressive than the 1-bedroom itself. The kitchen is lacking. Love the massive windows and the modern bathroom. Walls are too bare -- need some classical Thai art to go with the colonial vibe. Beach and clean sand looks really appealing. Jett, you did a great job with the presentation -- so many details to memorize!

Hua Hin beach front line has such potential. Would be wonderful to bring in some foreign capital to epic developments in this area.

i'm staying @ the Intercontinental Chiang Mai in early February. I stayed three nights in late Oct. @ the Wyndham Resort Hua Hin. I've also stayed at a small inn named the Tong Mee House near the night market. When my lease expires in Jomtien, I might move to relaxed, walkable Hua Hin

60-70% of the price you pay in these is for the Intercontinental name. A tiny 40 sqm that can barely allows you to see the ocean if you lean out of the window, typically sells for closer to $100k. $1.1 million for a 3 bedroom is asinine. That gets you a real beach villa right at the ocean.

@@JettGunther does not matter, the realestate marketplace in hua hin it is not that range of prices, that’s totally insane and the logo « intercontinental » on the building do not justify a +300% . Again it is hua hin not Singapore, Monaco etc… 😂

@luslus..19 oh i didn’t know Monaco had an Intercontinental Residences. Sorry, I’m being a smart-ass to illustrate that it’s not a straightforward comparison like that. Buying at this property gives unique perks and lifestyles that can’t be had anywhere else, and thus the price reflects supply demand, not anyone’s opinion of what the price should or shouldn’t be.

Huahin has zoning laws now? Oh no it's gonna make real estate so expensive there. Take a lesson from California Bay area where everything is in the millions because of height restrictions. 🥶

I think many are welcoming such zoning laws as they don't want to see the beachfront covered by high rises like Pattaya
