All the 'freebies' are built into the asking price. Also, a 10% premium for foreign quota is not justifiable. Remember, the only part of a unit that is truly 'freehold' is the space within the four walls. Everything else is shared with the co-owners. Another thought. Think about resale. There are plenty of existing units in Bang Saray. Be aware that resale is generally very slow throughout Thailand. Before buying in this development, I'd want to know the sales history in the developers' other projects in Bang Saray. Will be interesting to see how well it sells. Chok dee.

Wrong. Freehold means you own proportionate land. This means if the condo sell the entire property you get your value for your unit + your proportionate value of the land. This also means that being owners of the land, you (or your heirs) are not subjected to lease price increases at the end of the term. I can go on and on but you get the point.

@@bigradwolf5001 The title deed for a condo unit is called an Or.Chor.2; it gives the floor area of the unit and the ratio of common property pertaining to the unit. You are correct that the owner of a condo has a proportionate interest in the land, which is why I used the expression "truly freehold" in my post. With a 51/49 split between Thai and non-Thai owners, I don't see a condo as being truly freehold. I think the difference between us lies in the definition of 'freehold'. To me, the word 'freehold' expresses the notion of total ownership. When you exit the front door of your condo, you enter shared space. If the juristic person (co-owners) does not share your concept of good husbandry, there is nothing you can do. Anyone who buys a condo is not just acquiring a 'personal space', they are investing in a community of owners, who may or may not value the need to keep the common areas of the building in good repair.

Bang Saray all the way! Jason this was very informative and one thing is for sure, I will always be a renter. The great thing about these new condos, I just have to be patient and wait for them to go on the market as rental units. For me, there is no need to ever contemplate buying a condo there. There will never be a shortage of condos to rent. I want a shower only, I have no need for a tub with multiple bum guns haha. These new places look so nice, this was a great tour. All very nice condo's. Living in Bang Saray or Jomtien would all depend on what sort of life style you want. Bang Saray for those wanting the quieter out of the way life. For me Jomtien is the better option, as it's closer to services & places that I would frequent more often with less travel time. Thank you Jason & Ramoan for your efforts.

Unfortunately most small units don’t have very big wardrobes, although I lived in Del Mare in Bang Saray and the unit was 42 sqm and had a shoe cupboard as you walk in the door on one side and opposite another bigger cupboard with washing machine and big deep shelves where I kept my large and carry on suitcases 👍

But what a nice layout. And 20:42 they did 36:64 carport:unit ratio instead of the 30:70. Less units more parking.

Is it worth buying a properly in Thailand, I guess if buying for yourself it’s nice to have your own place. Buying to rent out? How long would it take to get your money back through rent ,15 years, then the property will be too old to sell. Banks don’t want to lend money on what they see as second hand property and will only lend you 50% of the value. If buying new they will lend 100%. Let me know if I’ve got this wrong.

What I don't understand in the promo they offer, how can they guarantee 9% rental income ? this is an insane amount of money, never ever will you get this rent on the market.
