Mining was performed years ago without any environmental considerations. They use toxic chemicals that might still be present. Just need to make sure you’re not buying something that will later require clean up. Cow creek is definitely flowing interesting stuff! Looks like some of the land was stripped years ago.

It's a hot mess: t. Acid mine drainage (AMD) is continuously discharging from mine portals and mine waste rock piles to Afterthought Creek, which flows into Little Cow Creek adjacent to the mine property. Afterthought Smelter (CAN000905584), a former smelter associated with the mine, is located approximately 1 mile downstream of the mine. A suspected former haul road/rail bed that appears to have been constructed from tailings and/or waste rock connects the two sites along the eastern bank of Little Cow Creek. Based on the June 2022 Site Inspection (SI) sampling event, on-site hazardous substance sources have been documented, including waste rock and AMD flowing from the portals and adits. Elevated concentrations of metals, including maximum concentrations of 1,300 milligrams per kilogram (mg/kg) arsenic, 97 mg/kg cadmium, 9,600 mg/kg copper, 11,000 mg/kg lead, 27 mg/kg mercury, and 18,000 mg/kg zinc, were detected in soil and waste rock samples. Sediment and surface water samples from adit and portal drainages, as well as from Afterthought Creek, contained elevated concentrations of arsenic, cadmium, copper, lead, mercury, and zinc. I live in the area. It's a old mining camp and land, very contaminated. No road access from HWY 299. The other road at the top is all dirt and in winter you can not drive on it. This land has been for sell off and on for years, no one wants it. It would be impossible to build a house on it, would not pass a perk test, to close to the creek.

Good news! This property and the Afterthought Mine area now Superfund sites. Clean up is on the way paid by the government. They will need to make an access to get to the land, look for that in the near future. You make it sound like this land has never sold before. The current owner has had it for over 7 years.

I believe costs for past clean ups comes from the government, aka Super Fund Sites. Yes, it looked like elk droppings. Yes, the creek is Cow Creek.

It is zoned Unclassified. This zoning allows for a single family residence. I am not aware of any historic "no development" classification or the like. There is more than 1 parcel as well so you could develop the parcel that you don't have to cross the creek to access. Great question.

The property has not been thinned out but I am no arborist. You would have to talk to a professional in that field. I thought the property was quite robust with trees and shrubs to the point that they are overgrowing the back way into the property. I think all of CA is in a fire zone in some way shape or form.

Well, it isn't because of some cartel thing. I sure didn't see anything like that. The creek needs to be crossed to access the property. Or you can drive in the back way, possible prescriptive right of way there and the seller may fix up the road in that way.

Yes, highway 299E runs by just on the other side of the creek. However, if you go to the top of the property on the non creek side of the property where I sit in the chair in the video, you cannot hear the highway.

the problem with calif land is you do not know when they are going to rase your land tax or change your land laws you could end up with a piece of woke green land that you can not do anything with. see that guy riding that ATV next year they might have a law agents ATVs on your own land I would go after and read every land law on the books before I bought a piece of land in calif.

You really need to talk with the local officials. Even if the laws allow things the City or County might have its own ideas about the use of the property. Thus while you legally have the right for instance to build a SFR the City/County might thwart you at every turn and/or refuse to grant certificate of occupancy when done building until they shaken you down enough or did what they wanted you do with the land. In El Dorado County they are even charging road enhancement fees on new buildings so your mobile home on that vacant lot you want to retire with costs an extra $30K just to put there.
