Instead of selling your old house, you should have rented it out and let the renters keep building up your equity. You could have taken out a home equity loan to pay for the RV. Then when your new house is finished, you could sell the RV and keep your old house as an investment property. Once the old house was paid off, you could have used the rent to buy another investment property. Once you get 7 or 8 houses with no mortgages and collect $10,000 per month in rent, you could retire.

That's why you do a credit check, verify employment/income, get references, have them sign a contract, interview them thoroughly, and get them to agree to frequent property inspections. If you rent to military families and have any problems, all you have to do is contact their first sergeant or unit commander's office. Also - if you charge at least $100 more than similar rentals in the same area, it weeds out all the broke scumbags. It also helps to find someone who is looking for a long-term rental and offer a small discount for multi-year contracts. The one downside to renting to military families is if they get orders to move to another base - they have a legal right to void the lease without paying a penalty (but they still have to give notice, and they're still subject to a pre-move inspection and can forfeit their security deposit if they don't leave the property clean and undamaged.) Worst case scenario, they leave the place filthy and cause some serious damage to the property. Then you sue them and they pay up and/or declare bankruptcy and you're stuck with some cleaning and repair tasks and expenses. Where I live, modest 2-3 bedroom houses currently sell for an average of $400,000 and are increasing in value about $1500 to $2000 per month. That's $18,000 to $24,000 per year in pure profit just by owning the place - then you add the $1500 per month rent on top and you end up with $36,000 to $42,000 per year, per house. Even after insurance, taxes, maintenance and repairs, I'm still making money.

It was theft. CoPart is NOT a salvage yard, it is an auction. Anything removed form the vehicle is theft from the insurance company that cosigned it to copart. I have had similar happen, and have been able to use copart's own pics to put a claim in against their insurance for stuff stolen from the vehicle between when pics were taken and the vehicle was in my hands. Insurance companies do NOT remove parts for sale before auction, because it violates 'unjust enrichment' statues in most states. Either it had parts stolen while it sat before it was claimed by insurance, or it was stolen by the shop that inspected and totaled it, or it had parts stolen at copart's yard.

nice work! Wife and 3 kids myself, we have been living in our 35 foot 5th wheel for over 2 years now after selling our house. We have paid off all debt and are currently saving while looking for land to build our own house on as well. There is an adjustment getting use to a smaller space but the savings has more than been worth it for us.

You cant steal what you own. In all likely hood it was the salvage firm that took the parts (while in their ownership) then sold the rest as a chassis. You basically went to Auto Trader, brought a "for parts" car then complained about it being un-drive-able.

It is classified as non repairable because the water will cause mold in the insulation and probably electrical issues. You can't properly fix these units because of the way they are assembled. You would need to gut the walls and replace all the electrical. The corrosion in electrical causes fires as the resistance at connections increases . The wiring overheats and you get a fire. I bet all the components were removed by insurance to test at time of repair estimate. Water damage to electronics is why your rv was totalled. Insurance does not want these modules sold to someone else as usable parts. The parts eventually fail causing fires and more insurance claims. They want them destroyed.

That is my point they weren't there when it was posted. They were not stolen. It was posted as non repairable to be parted out. By removing and destroying the electronics it saves some unknowing buyer from being sold parts that will fail and may cause fires and deaths.

I am also a full timer, and it sure is a good investment compared to an apartment. And as long as the flooring isn't squishy or sagging and the cabinets aren't swollen, you can't tell if it was flooded. I've flooded my trailer and my brother flooded his TWICE lol. Also, the "old people funk" that everyone here keeps screaming is mold is actually from the trailer sitting for a while. The one we bought was only 3 years old and had sat for a year in a covered area, and it had that smell. It still has that smell. Yours looks very nice.

Im an RV Tech never know with salvage units like buying Pandora's box would start on roof inspect seals all the way down through water system unit still had factory sticker so if its got funk smell yes could be black mold but also flush black tank sanitize fresh water tank and lines chances are it sat in the salvage yard with stagnant water in the water heater and fresh lines fill your fresh tank add 1 1/2 cups bleach to fresh tank pressure up with the pump run all your faucets till you smell bleach then turn off pump let sit in lines over night then flush lines and tank out with fresh water you will notice a dramatic improvement on fresh water quality. A sewer flush will help the black tank however if you have dedicated sewer will help from having to move the camper to a dump station frequently the gray tanks can be stinky too you can treat them as well... Beautiful RV!! I see a lot of folks speculating about flood water in the under floor insulation potentially creating mold, but I would think thats an easy fix too if their actually was? its obvious if their was flood damage, it wasn't deep. I don't know what the "non-repairable" means for you and if you will be able to get it titled again with an inspection; it would affect your future re-sale value for sure. But very nice job!! The profit margin is massive on these large 5th wheels. Everything is repairable. It’s just nuts and bolts. Take damages ones out and go source new parts for cheap and install those. Didn't catch the exact size of the RV, but I've seen HUGE RVs being towed by 3/4 ton trucks. Not the smartest or safest thing to do, but people do it. Also seen a video just recently showing a 16K lb RV sitting atop of two 7K axles, so figure that one out....

You have a Norcold 1200 series refrigerator/freezer...you don't need the "recall box" - dangerous! My wife and I just replaced the cooling unit on our 2006 Medallion (36') due to a leaking unit...we are presently at -10 degrees on the freezer and 34-36 degrees on the refrigerator! Get the stabilizer braces for in between the tires. They take out the "bounce effect" you feel when you walk in the unit. You will be amazed how it will feel.

We are looking for a deal like this to live in while we gut our home and rebuild it and I'd say you got a great deal at that price, I mean just think about all the variables you will have down the road. Make that place Solar, use EV batteries with a good inverter and if you ever want to travel you can, if you want to sell it after your home is built or you can just move. I bet you can still get back your money once it has upgrades like solar power. We used the Ford C-Max "Energi" lithium-ion battery which can be configured into any voltage you want, 12,24,48,or 60v, and we got them from LKQ. Get that 5th wheel off-grid and it raises the value. Mold is typically no big deal. It's only a problem if you find multiple colors. I'd run the AC full blast for a week with a window cracked open on each side of the 5th wheel. Grab a moisture meter and periodically check the progress. You could rent a dehumidifier and have a certified water damage tech spray some sanitizer or sporicide if needed. People seem to freak out and rip walls down when they don't always need to be.

Being new to RV's, definitely get familiar with rv maintenance! Understanding routine maintenance needs such as roof sealant, slide seals, toilet seal and so forth makes a difference between applying maintence chemicals or spending thousands replacing components.

Most likely mold in the ducting separation and under carpet (padding). We bought a jamboree searcher at about 1/2 off. Great sale we thought until we used the a/c and or heat. Had a mold specialist come in and sure enough all through the truck. Did a vehicle report and found it was in a flash flood (insurance report, user stayed 6 months after) in Nevada and mold expert said it had to be used in humid conditions to get as bad as it did. I sprayed bleach in the cold air intake and heat intake, still has a smell When we first start it.

the really amazing thing is if it was an ordinary trailer a standard driving licence would not be enough due to the weight, but since its a "camper", you can stick it on a pick up with a fifth wheel and tow it anywhere in the uk(as long as you passed your test before 1994 after that you have to pass a test to tow anything over 500 lbs)

Evergreen skyline rv went out of business in 2016. Oem are nla. Good thing is most items are aftermarket replaceable but may need plummed in to mate correcly (wiring).

re: using a Tempurpedic (or any other memory foam mattress) they'd find in an rv so long as you keep it heated. Once you get below about 60° they begin to stiffen up quite a bit. I had one in the trailer and left the heat off on a hunting trip. Came back in the evening, it was like sleeping on a slab of granite

He's actually telling the truth. In Indiana, they hire Amish people in the RV factories because they're the only ones that show up to work every day and can pass drug tests. They make a lot of money working for these RV factories too. When the Amish kids have their Rumspringa (Year in normal society) they make tons of money and waste it on fancy cars (New mustangs, lifted pickups, BMWs etc,) and then go back to their normal Amish life.

Caulk and sealant. Keep on it, check that roof and those slide outs often. Water intrusion kills all trailers eventually.

Despite the zeros commenting on your post, I wish you luck in your project. It is your home and people should respect that. Which also brings the point " I hate Theives" comment. Being in LE for many years, I found thieves to be the lowest form of pond scum there is. However, without someone to buy what they steal, studies show that thieves sell 97.6% of what they steal, there would be no thieves. So, someone who buys from thieves or their fences are no better and only perpetuate crime. FYI, keep your fridge at 38 degrees. You are learning about buying from Copart or any other auction site. If the deal sounds too good, it probably is. You will gain a lot of knowledge as you rebuild your unit and don't look back or worry about what you paid cause it's too late. Look to the future and enjoy your new home!!

My thought is that the "flood damage" was that shower repair that was performed in your master bedroom closet. That probably leaked enough to damage some wood underneath. I could be wrong but I would look around under the unit in that area.

Looks to me that your wife is too demanding and you need to get RID of her!!! Cause the only person I see working on the RV was YOU and YOU alone. With her seeing you dealing with all the repairs and her demanding about not moving in til the "old people's funk" smell is gone. I guess she's blind to see that you are full of repairs for her to still pile more. I expected her to be cleaning the RV while you wrenched on other things. That type of woman WILL drain the life out of you! She'll chain you up with kids and wait the 10 years to kick you in the ass, divorce you and take HALF of EVERYTHING that she has NOT done shit to contribute to. Watch yourself young man!

Your doing thing's right, I bought a year old motor home and got it cheap, it only had 1,400 miles. Nobody wanted it because they trashed it, I clean it up and it looks brand new. they never took off the plastic off the mattress so I kept it. GOT THE FUNK OUT

non repairable means you can't get it legal for the road again and it should be used as parts. Sure it can be repaired but for some reason the insurance company didn't want it back on the road.

sometimes they are marked that way without there being a good reason for it. Then yeah it's ethical as long as it's safe and you disclose that it was previously marked as being none repairable.

nonrepairable DOES NOT mean it can't be fixed. it means that the insurance company didn't want to pay what it would cost to repair, anything ( absolutely anything) man made can be repaired for the right price.

first thing you could do is build a 4' tall planter from redwood about 10' from the trailer on all 4 sides then plant already 6-8 foot tall italian cypress that will grow fast and taller providing you the most privacy legally since you cant build a 12 foot tall fence. I put a row all the way around mine and built an elevated redwood deck from the door 12 feet out to the cypress planter on that side. super private

IDK, it probably was "flooded" but not like they were claiming. The belly probably got soaked, but nothing more than a tow through the rain. Owners probably took the payout and stripped pieces or someone else stole them knowing the prices and fled. Those Bay Hill models are pricey as i was looking at one. 75k is not a joke to repay..$1900 a month..

My wife and I lived in a 40 ft with three slides, for 9 years total full time. We were camp hosts at a local state park for 6 months, and renting a house for the full year. We decided that was crazy, some friends had their camped for sake so we bought it. Like yours, it had problems, but ours was because it had been used by them at the same state park, but they quit and the camper was parked for three years without any use at all.

Nah, that would be unjust enrichment in Texas. Insurance companies cannot sell the individual parts before auction. It is also NOT worth their time. It's more likely the parts were stolen while the vehicle sat. It was pretty targeted, so i'd suspect a shop did it. They knew exactly what parts were small, valuable and in demand (control boards and hydraulics.)

Really liked this video. Good luck with your endeavours. You are fortunate to be able to afford and fix all those things yourself. I used to deal in Rv's and motorhomes. Just remember they aren't intended to live in full time. Two of the main things that break down in them when you do is the frig and air conditioner. They just aren't built as well or built to last when you use them on a daily basis for a couple of years straight. But then again, they may be fine. Good luck!!

Great video, thanks for sharing - awesome 5th wheel RV. I'm hunting on CoPart for my first 5th wheel and I love the one you bought. Assuming the "non-repairable flood title" results in not being able to re-title the vehicle or get license plates for it or resell it with no title. Were you able to transfer the title and get license plates? Thanks for sharing ~~~ P.S. I think you got an awesome buy on that thing. I researched new ones similar to the one you bought with 2 bedroom, 2 bath and all those slides will run between $55,000 base to $92,000 + loaded.
