Congratulations!! Keep focus on priorities. Foundation 1st, then Roof, then windows, then interior. Don't get into interior until Safe and sound.

Good advice. The basics are the most important...Put your best efforts and money there along with electrical and plumbing.

I applaud your initiative and appreciate your excitement. I'm not much on a restore/rehab of such a large scale. Looks like *everything* is going to have to be updated, replaced or redone. Every square foot is going to have to be touched, fixed and rehabbed. That takes lot of planning, proper scheduling and time. Given your existing skill set, the task is daunting and the time to work around 'issues' is long. The inevitable compromises and "do later" things just nag at you for years. If you like the basic layout, then sketch out the dimensions and demolish/rebuild on existing footprint (how are those basement walls?) Save any windows, doors etc and refurbish/reuse them. Replicate all the good and inspiring and start fresh. Starting from scratch has its own reward. If decide to rehab then buy multiple disposable coveralls and 3M model 6000 respirators or Model 6900 respirators (with face guard). N95 masks aren't up the tasks of protecting your lungs in this instance. Good luck.

I thought the very same things! Her joy and enthusiasm is going to work to her favor. Tearing this down and rebuilding ( with all the reusing, recycling etc. possible) will produce the best house for the least amount of expense. As it is, her plan could bankrupt her in a heartbeat. The property itself looks absolutely beautiful.

@ Will Bass- DEFINITELY!! Wearing a proper respirator mask is a must, given that there will be mouse, rat feces in those old walls & ceilings. A health hazard in itself. But she probably knows this bc she has already been cleaning out the place & hates the grossness of dirt, grime & all that nastiness. I would too. Overall good advice, it's good to view the ups & downs of a major undertaking such as this.

I love your enthusiasm and positive attitude Abby . I think honestly the house should be torn down. It is too far gone . As long as your Father has a sawmill i would get a new foundation and build brand new on top of it. That would be better in the long run.

Congratulations! I admire your ambition. I'm no expert but I'd advise you make sure it's weatherproof first before you invest too much time on the interior. Also, buy lottsa masks. There's bound to be a bunch of inhalation hazards in there. The stream is awesome and the rock walls are very cool. Time to buy a metal detector.

I’d also check with the local history museum folks to find out more about the history of the rock walls and what existed there in the past. Do you own all the land down to the river? What an awesome spot! I hope you have some $$ put aside for restoration, there’s a lot!

Wow, a thousand subscribers already. My favorate is the brook and the old walls, love the river. Regarding the house, your Dad's excavator will come in handy get that pulled back, build from tge foundation up. The times I have built the opposite is very challenging.

My buddy Donny tore out all of his lathe and plaster out of his 1st house and put up drywall. I would pull out all of the unwanted stuff 1st and look closely at the foundation and load bearing walls. The wall behind the bed looks to be load bearing and you may need to put in support pillars like your Dad's Tamarack logs. Also look closely at the plumbing and electrical, if it is too far gone, take it out and put in a new foundation with your Dad's excavator, stick your good money into good. If it is too bad, your better off taking it down and putting up new. That is my brain storm and I hope that makes sence. Looks like a nice big lot. How much land? I just love that crick. Does it have Trout? You are a Brave Person with great vision and optimism. Don't get to committed until you determine foundation and quality of joists and studs, workmanship. I like your idea to take down the part that has a substandard foundation and floor. Cool place, it is simular to the house I grew up in, lath and plaster.. Wishing you the best. Hello from Alaska.

The front protruding bay window surround certainly is a stand out feature. That window is original and leaded inset window , we had one on our Farm until my older brothers went tumbling through the window rough housing, then we got a new crank out window, but I sure miss that old original just like yours.

Thanks for all your suggestions! I had several people (who knew what they were talking about) come in and check out the structure before I made the decision. I will be putting in new plumbing and electrical. There are fish in the stream, I'm not sure what kind, I will have to ask someone haha.

Your Dad's Sawmill is really going to come in handy! Looking forward to your build. DON'T EVER GIVE UP! Maybe your Dad should name the new stallion "Spunk", in honor of your endeavor. You may have some hidden treasures on that property, get yourself a metal detector.

You might want to save as much clapboard as possible to go on the outside of the master bedroom. It probably isn’t the same size as the new stuff.

Having watched your Dad and Mom for quite a while, I am sure you are used to hard work. Having done many old house purchases myself, I am aware of how much work you will have to get you home to be livable. I suggest you do the weatherproofing work first so there will be no mare weather/water damage. Then do whatever foundation work needs to be done so that what you rebuild, it will stay in place. You will need all new plumbing and electrical. Then figure out your heat source. You have a multi year project ahead of you. At least you have a family source for wood products. God bless you and your dreams. Keep yourself healthy as you have a lot of work ahead of you. Jim Robinson

Abby what a project you have taken on. I will be watching for all of the progress. #1 buy a very good respirator and Tyvek suits to do the demo and cleanup. #2 Prioritize your game plan, write it down or get a marker board to check off work completed. #3 Dumpsters to put all the trash Etc. so you do not handle it multiple times. #4 I think you are pretty close to someone with big equipment for tearing down buildings. #5 Clean up some of the yard so you have outside room that is not a hazard. I love your enthuasiam and imagination. You are 100% correct, there is a lot of potential there. I sure hope you find a gold mine on the property because you are going to need. Lose the city girliness and get prepared to get down and dirty, no way around it. Get yourself a tractor and some implements to put in those sheds. Check the local history, you will find those walls were part of some mill works. They probably diverted that brooke for hydro power. Good luck, you are going to need it.

Congratulations! Love your new channel, we will be watching your transformation of the house with great interest! My husband and I have owned 5 houses, and are now living in a sixth. I love old houses, their history and cool little features and quirks. Love the “push button” light switches! You have a ton of work ahead of you, most likely some unpleasant surprises (just part of any house renovation), everything takes longer than you think, and you have to sink a LOT of money into the un-fun stuff like wiring, plumbing, foundation, roof, structure, heating, etc. But in the long run, it’s worth it to have it all solid, safe and properly done. It’s tempting to try to save money on that stuff but go with the best quality, you’ll never be sorry. Anyway, that’s been my experience, and I imagine you already know all this, so have fun, be patient and we’ll be cheering you on! It’s going to be a lovely house!

You can buy up to code push button light switches that with work with your original cover plates. My home was built in the 1920's and had beautiful cover plates that matched hinges, grates, and other features in our home. You can find them on-line.

Way to go Abby! We renovated an old farm house over 30 years ago. It was hard work, but so worth it in the end. Some days you may want to give up, but just keep your vision in your head and keep on motoring. It's going to be beautiful when you're done. We'll be watching the progress.

I like the character in your house. I think your ideas are great and it’s going to be amazing when you’re finished. I’m doing a light remodel of a home I purchased (painting walls, trim, ceilings, kitchen cabinets, and doors, putting up crown molding, cleaning decades of dirt and grease, along with hiring a few professionals to do flooring and AC work), and it’s taken 3 times longer than expected due to exhaustion and overuse of my hands, legs and feet. Pace yourself and allow for “me” time to avoid overuse and burnout. Your enthusiasm for the project will take you there; stay focused and don’t get discouraged if things don’t happen as quickly as expected. Keep us posted on your progress!

When you tear down the shed on the end of the house, think about keeping the weathered boards. They’re a nice material to put up in the house or build with.

That will be a great little homestead. And the home will be cute and cozy. You got a gem there! Yes it will cost. But, sooo worth it. Keep the outside kitchen. They did that to not heat up the house in summer. And when gathering garden vegetables it keeps all the mess out there and not inside. Wow!! So much to that place. The property alone with the water is a prize. You should always keep it and never sell it. It speaks happy!! Watch the garden for the unexpected plants that were also medicinal. And a swimming place in the back in summer. Can't wait to watch and see how things turn out.

I'd recommend that you keep the old doors and as much of the wide pine door frames as possible. Nice furniture. see if you can keep the leaded glass as well. the house looks like it was built in the early 1900's or about 1920.

I cannot wait to follow your progress on this fantastic home!! I can see the potential here. I’m certain it will be beautiful once again. Please… invest in a structural Engineer evaluation… select an Engineer who focus’s on historical restoration. The money you invest will save you many headaches and will help you to avoid potential disaster by removing walls and beams that are critical to the structural integrity. Congratulations!! May I echo what Lizzie has said. Recognize when you need a professional evaluation and take structural issues very seriously. Costly at first, but you’ll save serious mistakes and re-dos later.

I Empathize with u so having a vision that others do not see I'd what keeps me pushing. My vision keeps me going.. I'm a single mom starting over after long marriage living in the fixer upper I just purchased as I renovate.

So easy to fall in love with that incredible setting. Please be cautious with the demolition process. Wear lots of PPE. I can only imagine the contamination in those walls. I think the old light switches are so cool. It would be neat to see if you can retro-fit those to use with modern wiring. Wish I lived in the states as the history found in the ground around your old house will be a lot of fun to discover. Have fun with your project. I know it will be a huge success. I'm excited to be here to see the start!

Push button switches are still available, and built to better standards than many of the old ones.

It’s going to be a project for sure. They say a trip is not about the destination, but rather the journey, I encourage you to enjoy your journey and take your time. I am so excited for you!! What a wonderful dream! On the more practical side, you need advice from a building inspector, and an architect, and you should find out what historical information you can find on your beautiful stone walls, and have their structural integrity checked out. Also, find out about possible flood potential. Those building professionals might cost money, but will be worth it. You might find a local school that teaches building trades or architecture that would be able to advise. I have worked in historical preservation, and so look forward to watching your progress. Good luck! (you'll need it. LOL)

It’s so much fun seeing the before and after of redoing a fixer upper,we did it also,it’s took 4yrs of saving money but we did it and you will appreciate it that you did it yourself and it’s all yours.. congratulations!! On your home and have fun!

I absolutely love your home and property!!!! We grew up in an old farm house with the slanted ceilings and extra storage hidden in the gables. There was a small house on the property where the rural school teacher had resided years before. We renovated it for a guest house. Tearing out the old lath and plaster was a messy job but well worth it. The end result was terrific. As an added bonus, we had a beautiful river very similar to yours. Our family has many happy memories of fishing, swimming and playing in the river during the summer and using it as a skating rink in the winter. Congratulations!

Hey Abby!👋 I came over from your mom and dad's channel! It's definitely a fixer upper, but there's some beautiful designs that will be lovely once all fixed up. Love the bay window and the pretty lead glass at the top! Don't get rid of the old wood cookstove in the pantry off the kitchen. I'm excited to watch the progress! The brook out back sounds so good! And do watch out for snakes...even inside the house! Take care now and I'll excited to see your progress. Those stone walls are so pretty!

It would be fascinating to find out the history of the stone walls... The small one looks like it may have been a building... and the other ??? Strategic high ground in the past? Who made them and when? Are there any other stone walls elsewhere? Historical importance... Fascinating... Great to see your new project... Lots of potential... Enjoy the journey! Only need Buck and Kenny pulling a cart in front of the old place to complete the picture!

This place is HUNGRY for you Abby !!! I think it is aching for you to claim it for your own AND make your dreams come true here. Often, places like yours are so responsive to mindful demolition because some areas are in the process of self demolition, so to speak. This place is FABULOUS !!! How big is the lot? Perhaps you might have the time to show us a quick plot plan drawing showing the house, sheds and boundary of your land with the stream running through it. I agree with you. This is exciting and please be careful of poison ivy. xo Claire

Congratulations Abby. You might gain information on what was on the walls with a though check back through deed history or local tiwn historian if the local area has one. Looks to me to be there for water power set up for a mill. Will be following, be safe and be careful.
