A 9% return in a developing market is a bit risky. Higher returns could be achieved on the S&P500 or investing in short term rentals in developed countries. It is also worth noting that Colombia has 39% income tax so we'd need to see the net income to make a real comparison.

I feel I can get a better return and that my money is much safer being invested in the US. That's not to say there aren't some great opportunities here.

Depends where you are in Medellin. Laureles has a pretty solid canopy of tree-lined streets that purify and cool the air. No major street thoroughfares either so large polluting trucks aren't frequent.

it does. I don't live in Laureles or any lower elevation neighborhoods for particularly that reason. I couldn't stand the horrible air quality and heat. I moved higher up on the mountain and I feel and breathe so much better.

@@dovygoodguy1296 I wouldn’t say much cooler and the city in general is subpar compared to Medellin. If you want ideal weather check out alto de las palmas, el retiro, and llanogrande. Close enough to the city but the benefits in terms of air quality, cooler temperatures, and lack of noise pollution make it well worth it. I don’t like to go out and party so I just need somewhere tranquil without a lot of noise, good wifi to work, crisp clean air, and a comfortable climate. In Laureles or Belen I’d be sweating by midday and gasping for air from all the pollution.

What are the estimates for all that renovation? Have you checked on the weight of all the water in the jacuzzi against the structure of the building? Renovation, with raising the roof, will add another $80k - $100k....and take a lot longer than you think. Not getting any ROI during that time.

WOW! $165K that that penthouse??? I just knew you were going to say that place cost $250K-$300K. At $165K, that's just over $64/sq. ft., which is an amazing price. I mean, all in at $247K with full upscale renovation, hot tub, fully-fitted co-working space, etc, you're only at $95/sq. ft. Would you still get a good Cap rate on a smaller unit, say 100 sq. mt. 2BR/2BA apartment? Or do the cap rates scale up as the size of the apartment increases? Also, how "hot" is the Medellin market right now, particularly in Laureles? Are properties "flying off the shelf"? Or is it a more level-headed market where you can take your time and really analyze each property before deciding whether to make an offer?

I would love to sell my home in new York city that's paid off and buy an apartment in Colombia to live out the rest of my days. Unfortunately Colombia ruined the investment visa. I can't live with the uncertainty of obtaining a one year visa each and every year never knowing if they will approve the visa for each up coming year. Never obtaining residency is a tough place to invest especially if your planning on living there full time. That's a Beautiful penthouse you purchased anyone who understands construction understands 167k was a bargain for that apartment. Congratulations

Hate to burst your bubble. I live here in Medellín, the area you are in is not technically Laureles. It's either San Joaquin or Conquistadores. So after rennovation your talking about a billion cop. No way your gonna get a billion pesos in that area. At the current rate your lucky to get 2400 usd in gross on that place . Even that ideally, you won't break even for 12 years. The issue is all these foreigners are coming here without knowing all the bs you gotta deal with and the Colombian culture which alot of foreigners cant handle. I'm all in, but I would bet half of these places are gonna be on market with in 3-4 years. The only people making money are those who bought pre or during the pandemic. Its only worth it if you plan on living here. Good luck!

To live, sure. As an investment, risky. You are at the mercy of the Colombian government, the Colombian economy, the Colombian peso, and the building infrastructure. Much safer and likely better returns putting that money into the S&P50p or even Bitcoin.

You would be lucky to get 6% but you would need to be on top of things. It is not a set it and forget it type of deal here. If you try to convert your profits back to dollars then you get even less. The S&P 500 gives a return of about 7.4% over decades. If you have the patient's to deal with Colombians and their work ethic to renovate a house then great. 😂

This is a good investment you have to think long term where Medellin will be in 10-15 years. Tourist just discovered that they can even travel to Colombia in 2020 before that most people wouldn't have even thought to step foot in Colombia with its prior history. Lol wtf we're neighbors now, welcome to San Joaquin, I live across the street. I mean, it's your concept and all, but there's literally a co-working space next door. I only spend a few weeks per year in my place, but I would've freaked out seeing the famous Ladislas running around the Circular while I was on the balcony. You've paid much less p.sqm. than I did for my place definitely, but my ceilings were regular sized at least.

You’re out of your mind. First of all, you’re buying a property in Laureles , not Pablado . Secondly, you're spending a total of $300K, broken down as $250K and $50K Reno. Most people I know in Poblado have a nicely furnished three-bedroom apartment for $250K, and their take home is around $1,000 per month, which adds up to $12,000 annually only which is the rate of return of less than 5%. You'd be better off putting that cash somewhere else or in a Colombian bank and earning a 12% interest rate.

And that's why it is hard to sell because they have so much money tied into it in the end. Many people become process out once the project is finished. The young foreigners with money are having a hard time getting a Visa now. No more resident Visa from purchasing property.The old retired foreigners usually don't have money to spend because they can barely make it off of their social security checks. I know a guy who owns an apartment here and he was not let into the country because he couldn't get a visa and he overstayed his 180days.

DO NOT BUY , after living in any place in Colombia , after 1 year you will leave ( rent until you had enough ) anyone buying will lose their money 100%

You have a good point. I personally know 4 foreigners out of 5 who could not sell their places. And years have gone by and they still have not sold them. It would be good if you have a family to be stable, but for an investment opportunity it is better to go with the stock market, ETFs or even bank CD'S.
