As someone who does tile. I can 100% confirm the exposed grout joints isn't the failure point for water leaking. Grout isn't impervious and will naturally allow water to weep through. The deck design should have incorporated a 2in slope every 10ft towards the back of the deck for proper drainage. There needs to be a water in.. water out system here. You could've have that drain into a simple gutter system for water to drain going down. I would tear the tile out, and I would probably do some sort of finished concrete look with the proper slope and drainage as I stated above. There is no outdoor "tile sealant" durable enough to withstand the elements, so not sure why that was recommended. My 2 cent

It's not that the grout is letting water in. it's that the grout failed, causing the tiles to shift when walked on, which over time cuts or tares the liner. With the constant expanding and contracting because of the heat cord, you need to add a flexible component to the grout. And maby get a more accurate thermostat for the heat cord. It was above freezing and the box was hot which means its on alot more than it needs to be adding to the wear of everything.

Im not the best tile or water proofing expert but these are my thoughts. This shouldve been built like a modern shower pan but with multiple drains that eliminates water from standing after rains. The water proofing should done perfectly using a belt and suspenders process that also goes up the side walls at least 3 inches. The size and number of drains should be designed to remove downpour rain events like a shower drains off the water. Lastly, the use of epoxy grout should be investigated. Good luck Brad

Take out the tile and pour in new concrete with the appropriate slope and needed drains. For the concrete, stamp it with a design for aesthetics of the owner and added traction in wet conditions.

This is a barrier free house, so I don’t have a lot of room from the sliding glass door. Getting fall to the drain.

Remove the tile and the subfloor all the way down to the joists. have your carpenter, rip down some 2x4’s at 5 to 10° angle which will provide a slope so the water drains to the center With several shower drains the ones in modern showers Ripping (2) sets of 2x4’s from 1.5” to 1/2” one set will be installed from the front to the center and from the back to the center on top of the floor joists install several rectangular drains that measure the entire length of the patio and they will go right in between the center of the two separate sets of ripped angled floor joist pieces Then install new plywood and a Schlueter membrane on the floor, and up the walls , Just like in a shower!

Rip it out, use dry pack to slope the floor, use cement board on the perimeter and waterproof like it’s a pool with a topical roll on membrane.

Would you recommend Durock for the side walls ?

@@BradtheBuilder yes durock would work. I would treat the deck like a shower pan, since you will have snow melting on it. The biggest issue I see is the freeze thaw cycle. Not all thinset or grout can handle it. In my climate, South Dakota, we use ardex x90 for exterior jobs. I would have your tile guy reach out to the rep and they can give you a plan.

It’s obviously a beautiful crafted house, and you obviously care, which renews one’s hope in humanity. I’ll withhold my thought on architects who design living space under exterior decks.

Not a fan of putting any deck over a finished area. But Perkin Bro’s construction used a new product called DuxxBak composite decking. Looked easy to install.

Get a hold of a good commercial roofer and have the deck sealed with a Siplast or Carlisle PMMA. Or if you want a bullet-proof system use Hydrotech, but I am also from the Omaha area and I don't know if we have a local source for this.

It’s a flat roof. Put rubber on it ? Run it up the walls and put siding back on.

Was the original membrane seamless ? Did the heater get turned off because the owner thought it was causing higher utility bills ( just a thought). Are the floor joists dimensional lumber causing flex with heavy snow loads? That can cause the grout joints to flex and break then water with freeze and thaw cycle causing heaving. Is that side getting less sun in the winter leaving unmelted snow ? Just a couple ideas to run past you. Can you install a membrane in one piece and put down a flexible epoxy over the top to waterproof. Install tile without grout lines and end but them and coating over the top with a waterproof epoxy that penetrates the tile joints. Looking forward to seeing what you come up with for a solution. I will need to tear out all the concrete and get down to the wood sub floor then start waterproofing with a solid membrane ( water test it) then put the finish floor back in

You guys have really harsh weather in Nebraska, leads to all sort of problems. Still one of the coolest homes I have ever seen. My suggestion. Build an outdoor patio roof so the water can drain away and never get to the floor. You still have the outdoors, but with no snow or rain accumulation……

Hey Brad you need to get rid of the tile or add a decoupling membrane like schluter. The heating of the tile and the weather will cause a lot of expansion and contraction. Personally I would rip it all out and pour coloured concrete with the proper slope.

I work for a local concrete waterproofing company and the best thing to use above living space us Sika Roof Pro. We use it all the time and is a phenomenal product.

everyone says redo everything and waterproof this and that i would never try and make it waterproof i would just slope the entire floor to one wall and run a wall length floor drain into a downspout drain that into a big barrel with a high pressure pump and let the homeowner hook up a hose and wash everything off that gets stained from here on out your gonna go broke if you continue to repair these custom homes that got built decades ago come on brad your the builder stand up for yourself

Its a combination of the weather you get, cold and heat causing rapid expansion, possibly salt or some chemical to help the snow melt. I'd be gone with that tile and stain concrete with a new rectangle drain.

That’s a good idea, I don’t need the extra height of the tile which will give me the additional space for the water slope

Only fix is rip it out and start over. Make it a big shower pan with an EDPM liner going up the walls a few inches. Drain maintenance would be extremely important or the house would flood.

1) I'd use an expoxy grout thats rated for exterior tile. That will reduce water penetration on the grout seams. 2) Whose footing the bill? You or the customer? You never discussed your warranties on your custom builds.

Heistand behind my homes at least for a year and I have a written warranty that’s part of my contract… But in situations like this because of the size and excessive cost luckily the homeowners help pay for this

Re-roof it with a single ply membrane then use a pedestal paver system on top.

@@BradtheBuilder I’ve seen some systems go pretty low profile around 1”tall and up from there. Duradek is my choice where low profile is a concern.

Concrete and tile needs completely demoed. Sloped to either side of the sliding glass doors. With a long drain from one side to the other Atleast 1/4 inch per foot. Waterproofed correctly! Tile and grout are not waterproof!

100% silicone will not fix that problem. Tear it up and start over making sure the pitch is correct for the drain system. The homeowners will need to do their part as well with keeping the drains clean of debris, good luck.

A product we use in all our costume showers is (Schluter) Shower System Waterproofing. Easy to use and works amazingly well.

I wouldnt do tile. With the heated floor its constantly expanding and contracting whichnis why the grout is coming up. Then all it takes is a sharp edge to cut the liner when it's moving around while expanding and contracting or even just walking on it. Maby if you used a heat safe sand underneath the tile to so nothing with an edge. An go through and cut the liner. But your still going to have to replace the grout every couple of years because of the hot and cold movements. Unless you ca. Find a rubberized grout that will flex that might be easier to pull up and replace every 5 years or so.

@BradtheBuilder thanks. Id try sand under the tile and a product made by superior called flexible grout admixture which is made to counter shrinkage and cracking grout due to expanding and contracting.

Can you use a bladder system in those like you did on Flair’s decks. Sucks when you try to do things the right way and it just doesn’t work. Hope we get an update video on this one. Good luck Brad

What if you removed the tiles, then lay something like a swimming pool liner down, then poor an inch or two of concrete over that, then tile over the concrete? Bring the liner up around the sides and up under the siding so no water seeps in along the edges. Or something like that pond liner material? They also have something like that they use for flat roofs instead of asphalt that last for decades. Lay that down, poor a layer of concrete over it then tile over the concrete.

I recommend a waterproof sheet that goes in showers/pools like Guru waterproofing. Then after that I’d silicone all joints on perimeter that can flex then epoxy grout the rest.

Sounds like you need to get down to bare bones and start again. The water may have damaged some of the wood underneath

You are right! That’s the next thing we’re going to do… The homeowner has a big party at the end of the month so we’re going to wait and start getting into the first part of April

EDPM but I’m sure you have thought of that. I would use that and then of put the crete on top of it. Then you could tile.

@@BradtheBuilder extremely durable synthetic rubber. I worked for a contractor that would use that on all safe rooms pre pouring on concrete stoops.

There’s a little bit of a partnership arrangement because how long it’s been and there’s maintenance requirements by the homeowner that could have led to some of these issues

Cheapest. Install a drain at lowest point. Maybe just re do the current one bc you said it was working . Could just have gotten clogged . Mid quote .Tear down/ re slope. Waterproof/ redundant drains. Extreme quote. Add mid quote and build new roof over that but with some cool moonroof architecture.
