There was a fierce storm in Florida 2-3 years ago, so many hard to keep track, It went straight to the panhandle and walloped them there. One year later a news station reported that seniors living in a trailer park, some who had no insurance were still living under the same dire conditions. They had tarps covering the holes in their roofs, windows, etc. It was sad. I thought FEMA was supposed to help people in that type of need.

Ours are about $800 a year in Michigan. We don't live near the ocean, but, we don't wake up with the ocean in our living room once a year. And we have 3/4 of an acre and a nice, two-story house in a beautiful setting. So maybe get off the beach in Florida....with all your money.

All of these beach condos are so fucked. They’re going to get hit with assessments that only a multi millionaire can afford. As a native this storm opened my eyes quite a bit too. We’ve always been lucky but man…..if one ever hits direct impact we’re so fucked. A lot of my patients live on Clearwater beach and have lost nearly everything. So you know about the new law. As a result of the collapse of the Surfside condo those living in condos with 3 or more floors have to set aside exorbitant fees (assessments) to pay for improvements and repairs, if needed, to foundations, etc. of said buildings. Many retirees and older residents are selling their condos because they can't afford to pay thousands of dollars for the newly required fees/payments. I totally agree. Tampa for example has been bullseye several times for category 4, and 5 hurricanes. But at the last minute just offshore they veered away. (For those who don't know the hurricane has to go ashore from the Gulf of Mexico into Pinellas county and across into Hillsborough county.) Lots of older homes at the north end of CB, including some mansions. One big hurricane and those homes and all the mobile homes in Clearwater will become pieces of wood and metal scrap. So many deaths can result if people don't evacuate. Yes they've been lucky so far. I am familiar with the area.

She said she lived there for 50 years and thought the insurance bill was confused with the tax bill but she took ownership in 2020 and tax bill is $16k. The tax bills before 2020 were $3500 a year because of a long running Homestead Exempt. That house is valued at $1.3 mil. Outrageous all around.

The "save our homes" clause in the property tax laws cap the rate of assessed value at 3%/year and it usually comes in much less. Many of these older waterfront properties many years ago were much less expensive by today's standards. Also up to $500K of that reduction in assessment is "portable." In other words you can apply it to another homestead should you decide to sell.

Here in St petersburg, we were lucky and still got major damage along the coast lines. I cant imagine the folks in Horshoe beach and other small communities in the big bend area. Of course qe cant forget about the distruction in our northern neighboring states. I have been helping as many people as i can, i am still fortunate to be able to work. Used my generators for a day and a half and then lent them out to others.

One of the main reasons property taxes in some places are so high is because county employees can retire at 50 years old, this include cops and firemen. Because of theses early retirements and the generous pensions, taxpayers can be on the hook for 35 years for a retired county employee. These people need to work until they're 65.

The good thing about being middle class is that the locations we can afford are away from all this. Maybe, our location inland is the new location location location. I would never buy coastal view even if I can afford it. Look at what's happening at Palos Verdes -landslides. Homes are sliding towards the ocean. It's a matter of time when Long Island, NY and Malibu, Ca. Nantucket etc. where all the wealthy dwell all get affected.

@@karmasutra4774 Rentals are failing in FL because most people can’t get a job that pays enough to afford the rent. It has JUST increased to $13 ph. She said her taxes are $16000 py The home will probably not be able to get insured for a loan. Insurance is sky high. Flood insurance is separate and would be required. Rent there is about &2500 a month minimum for a house, and those are crappy little houses. A person who rents out a home needs to cover the loan and taxes, plus usually want to make some money to at least set aside for a repair fund. A new roof is REQUIRED to get insurance, and cost like $20,000 and UP. Instead of just handing out money, the government should buy and demo in flood prone areas. No rebuilding.

Having gone through a flood in 1990 with 21” of water in a single story home, I’d much rather lose my home to a fire. Then everything is just gone. You grieve and move on. In a flood, it’s ruined, but still there. Insurance values it as they would price it at a garage sale. Short cuts on repairs. I understand her grief. We escaped through chest deep water with my son on my shoulders and nothing else. We had only about 10 minutes warning. In another 10, we would have been trapped.

You have to make the adjustment for inflation and when you do it will be crystal clear what has occurred.
