My family of 4 (including 2 kids) is living in a 3 room bto and we don't regret it because the house is fully paid and we don't have debt. We convert the living room into a bedroom for one of my kids since there's only 2 rooms in 3-room bto. Dining table becomes our common area and we enjoy our conversation over meal. Despite the small space, we still live comfortably in it because we have sufficient space in our individual room. This also forces us to be mindful not to hoard and clutter items. And cleaning is so so easy. Smaller space, lesser area to clean. Lastly, deciding how big a house you want to get depends on your aspiration and lifestyle. If you would like people to come over often, and you see yourself working for the next decades to finance your house, go ahead and get a bigger one. If you are like my family who doesn't need a helper, not expecting people to come over, and also my wife is expecting to be a full time housewife most of the time, its ok to live with the minimal and still feel relax and comfortable with that since money issue will not be in our mind at all.

My very first BTO was a 5 room flat in Anchorvale, Sengkang back in 2014/2015. It was 110sqm. Space was great and you could get a lot of renovation ideas with more space. 2 kids came along and I really appreciated the space. I sold the flat after MOP and downgraded to a 4 room flat in Clementi in 2021 (90sqm) and my 3rd child was born in 2022. Location of the house aside, I truly appreciate the space that my 5 room flat provided. For me, I will strongly recommend a 5 room unit if you intend to stay and settle down for quite some time and start a family.

If your finances allow, 5 room is the most ideal choice. Taking into consideration that one day your family n friends from HK come over to visit you one day n it will be nice to play host to them. Spacious is always better than a cramp space. Anyway good luck to you n your new journey. It will take you quite a while to get the house due to balloting. My son tried 3 times n is still trying. So start planning early.🎉🎉🎉

There r a few layouts to choose from. Do check the estate’s brochure what’s offering before u apply, especially for the bomb shelter placement as it cannot be “moved”/changed for renovation. Best of luck for ur application

Most people will suggest 5-room. Personally, I prefer 5-room BTO cause the kitchen space seemed bigger too. But if you are getting older flats, like those built before 2000s, I think 4-room flat is good enough, that was what I ended up buying and I love the floorplan cause it's very different from the current BTOs.

Space is never wasted..not all spaces need to be filled up ah..you will find use for it..after you move in..a home is very important ah..hope the both of you find that one special feel..for your future home..

Always go for the bigger 5 Room if you and your hubby can afford it. Pretty sure that it will be a decision that you will not regret. Always remember that space in Singapore is a premium and likely to get more expensive as time passes.

My advice, go for a bigger flat. You may feel it will be a heavier burden on Ah Boy's and your financial budget. But don't forget you and Ah Boy are young and still climbing the corporate ladder. So your career and combined family income will grow in the coming years. You will find it'll not be difficult to afford the mortgage payment on a bigger hdb flat and build equity in it quickly.

BTO flats are newer and cheaper than resale flats. However, they are smaller and depending on yoir queue number when you select the flat, you may not get a unit of good location and direction. On the other hand, while resale flats are more expensive, you have more control over the location of the flat, which direction the flat faces and also, who your neighbours will be. Both got their pros and cons. And, also go for bigger units as long as your finances allow. You will never know when you need the extra space.

....go for 5 Room.... chances that hdb will not entertain purchase every now and than....think about RENOVATION+And buying of bed kitchen etc etc...also cost a lot of $$$$ not only the flat cost.,.good luck

Go for the max - 5rm. If u take 4rm now, you’ll surely be thinking of u/grading to the 5rm matter of time.

After Khaw B W visited HK the HDB 5 room flat area is almost equal an old HDB flat 4 room size, and 4 room flat area has reduced to old 3 room flat area, etc. After putting a king size bed in the new bedroom hardly has space left. The old HDB bedroom has a lot of space (2~3m on the left, right and end of bed) left even a king size bed is in. 😭

Buy 4 room. Size wise, not much from 5 room but cost a lot cheaper. And if you rent out in future, rental rate also almost the same as 5 room.

Work within your budget. Can upgrade later. Don't be pressured into thinking of housing others in your new home bcos most of the time both of u will be alone to clean the house 😂 I started with 4ng old flat then move to EA or 6 rooms flat, 2 big hall n 4 bedrooms. I have 3 children. The present bigger unit also means children willing to help in household chores. So long no funny or odd corners or spaces should be fine. Don't buy near the rubbish collection centre. Buy mid floor to high floor...easier to sell n good price bcos of demands.

Oh my, how have they squeezed people into such small houses and still call it 4 room. Today's 5 room size is the about the same as former 4 room before 2000. Feeling short changed. Irene, better to go for 5 room if looking at bto. Dont worry about the loan. Eventually it will work out.

“Location Location Location” is a gimmick. Eventually Singapore will be very well connected and if you have a car, it’s even better. It SIZE & SPACE that is a premium. I rather live in a SPACIOUS & COMFORTABLE home but further from town than a CRAMPED and TINY stressed up pigeon hole size unit in town..

I love Bedok Old estate but got many nice and cheap food/stuffs There got the famous blk 216 hawker center (but only opens in morning till afternoon) and also the largest and cheapest ABC store at east side If you never been to Bedok Central that corner can ask your bf bring you go Best to go on weekend mornings as that ABC store will display most of all their cheap deals only on Sat and Sun Some items they sell more cheaper than at other place or your Tampines Hub valueshop Oh pls do a vlog on that store if are going there shopping so that more people who not familiar can know where to buy cheap things in singapore.

My advice to you is to consider if you want to have kids and study/computer room. But your kids grow up to be adults, will you continue living in 5 room? Will you be willing to do house chores? Maid? Why maid? Why not hire part time cleaner? Think about it.

if u r buying bto and can afford to buy 5-room. suggest to buy 5 instead of 4 as the money u earn in future when u sell will be more than 4-room. if buy resale then 4-room is enough. not sure if u know or not, smaller hdb will get more government utilities rebate but not alot of difference lah between 4 and 5 room. maybe $100-150 difference a yr?

Go for resale 5 room flats if you intend to have children in future. Personally, I found HDB getting more dishonest with their showrooms. Relying on smokes and mirrors to mislead and give an impression of space especially at the master bedroom of the 4 room unit showroom. What’s with the see through glass to another space?! 🤦🏼‍♂️Have you also noticed that NONE of the showroom has bedroom doors to simulate REAL world usage?!

38&43sqm are also Singapore's BTO but the smallest type. More suitable for singles or just a couple with no kids. Don't forget also the bigger the flat, the more effort and time you have to spend to maintain its cleanliness every week.

Not an Agent. Resale have a max of 80K subsidy now. IIRC. BTO 4 years build, 5 years MOP means close to 10 years before you can sell it to upgrade or something. Resale you choose your optimal location. Near work and near primary school for e.g. or for future rental Reno and move in. you cut your ability to sell or rent out by half. Look for something like 10-15 years old. Newly MOP are asking too much of a premium targeted at FOMO couple brainwashed by agents. BTO: You have to depend on your luck for the ballot. Some even with bad BTO queue number choose a bad unit because of FOMO/no choice because do not want to lose out "BTO good deal". In absolute amount it is cheaper. If you have the financial means, look for value, not price. You buy a property for value not for cheap price. You probably have heard this phrase. "Location, location, location". It is better to buy a 3/4 room in a central area than a 5 room BTO cheaply but not ideally located. Regardless of the government saying all area are mature estate, Good area appreciation will be better than those that are not or better for rental If you 2 are professionals not in a sunset industry, barring external factors, your income will rise and finish paying before 10 years and have savings for another property. If you are not into the property game, when it's time to move, you will want your unit to appreciate more to help with the next unit. Some may comment HDB cheaper a decade or 2 earlier. But do you know the Home Price to income ratio is roughly the same.
