Brad, I’m a commercial city building inspector. Have them give you the code sections on their written notice if you think they are hitting you hard on inspections. That will usually make them back off on the little personal items 👍

4:20 selling for unidentified consumption... what i do, code says cant use a mechanical digger to dig near active buried utilities, and so adding a 60amp 260 volt conduit to the water shed for a welder on the farm. trench dug in proximity of existing line 18 inches deep, conduit buried. cant get to it with one kick of the shovel and it was packed in enough that the dog gave up digging with its 38*F paws at 2am. within width of non allowance to use excavator of existing line that was done to code "i think" 3 to 5 meters deep marks a 30 foot path of... required to rent a water dredger it dig their or use shovel "the dog gave up digging with its 38*F paws at 2am". tight enough in the conduit pipe that you would have to use a truck to remove it from the conduit at a 600 pound pull force after the pipe snot dries. small hands = rail is so low to ground that it is un-usable. building big house or little house... as if the biggest live in the smallest house. (needing more things?) after melting a 14 inch 3/16'' E7018 welding rod as a current capacity test... the water shed still looks like a water shed - the extra braker box in the one spot and the panel in the trailer that is 130% filled with wire and brakers. had to tighten a bunch of ticking neutrals on the bus bar too, they loosen up with use. built around 4:20 smoked em and didn't trip over the buried wire rout. just a few inches below the top soil line into the clay.

Firefighters do use the attic access. I actually used one a few weeks ago, and guess what, it was small and I couldn't even get my head up there to see. So therefor I proceeded to cut a hole in their roof due to an attic fire. Also we cut holes in roofs for a few reasons. Alot of time it actually saves home not "terrorizing homes" as you called it. Another thing, if there is a fire in your home, cutting holes in roofs prevents flash overs (superheaded gasses and smoke igniting at one time), take the heat off the guys working to put the fire out, and it reduces smoke and increases visibility.

That’s good to know that you guys are using the attic access is but I feel 22” x 30 still may not be enough to get the attic with all your gear? Please don’t be offended with my comment. I did not mean it to come out that way. I greatly appreciate all you guys do.🔥👍🇺🇸

We talked about this over a year ago. " Or jurisdiction having authority" that is their ace in the hole for these nit picky BS like caulking the opening on your vanity. Its like the ARMY way of adding to but not taking away from. Good luck with that oh so nice inspector.

The solar disconnect he's wanting goes out on the actual solar panels. You need to be able to shut off the panels if you want to work on the system. I never put any on mine and the arc is amazing when I work on it during a sunny day. I can't tell you how many MC4 connectors I have fried arcing them. Your SolArc charge controller is a fantastic unit. I couldn't afford it so I'm using an MppSolar charge controller that costs about a quarter of what you paid. You can also add a generator easily that will automatically kick on and charge your batteries during long periods of rain, or snow in your case.

I’m glad to hear that… I did install a power source in the event I need to hook up a back up generator to charge the batteries so I can be self-sufficient in the event of a power outage! Thanks for watching and reaching out👍

I am a firefighter. Very rarely when we are battling a atic fire we go through the atic access we normally go though the roof to vent the fire.

I agree with you Brad that some of those items seem a bit finicky. It is great that you are that close to moving day! It seems like your house went up very quickly, but I'm sure you don't feel the same way. When it is YOUR house, time doesn't move quickly enough I'm sure. It is going to be beautiful. I would be pretty ticked about the fireplace damage if I were you. I get the crack can happen, but people putting down paint cans and damaging the hearth is maddening. Maybe they should have to pay for repairing that part! I know that's not reasonable, but it feels like something you shouldn't have to pay for (twice). Coming from someone who has mobility issues and uses handrails, I actually prefer the wider handrails. I don't need to wrap my hand all the way around... I want to have it to slide my hand down as opposed to gripping it. In fact, sometimes if my back and leg is really bad, I will lean on the handrail and slide my entire forearm along it, so having the wider one is preferable. I have the wide ones in my house and they work just fine for me. I hope by the time this video comes out, your re-inspection has been done and all is well. It'll be so nice to be out there this Fall to watch all the trees change color, etc. Ours are starting to change here. I love Fall, and would love it even more if it didn't mean that winter is next, haha! Take care - thanks for sharing your new home build with us. Hi to Mary. I hope your mom is doing well these days. I am a retired firefighter and we always used to check the attic first before cutting holes,to be sure the hole was put as close to above the fire to do the least amount of damage. Insurance companies have gotten very strict with fire services and why they did what they did. They actually carry attic ladders on the truck,specifically for access to the attic. Quite honestly,I think it’s a great thing for firefighters to do their job more safely and effectively. 👍🏻✌🏻

Some of these inspections are extremely frustrating to deal with. Caulking in the cabinet? Here in Iowa that isn't even a thing. Wow. Especially on an internal bathroom.

11:30 11:41. So the holes in the roof... allow smoke and heat to escape. The reason for the access is small electrical fires. Gas leaks. Air monitoring ect... we try not to destroy stuff unless absolutely necessary to prevent loss of life or further property damage.

There are times where firefighters will go into the attic. I can recall an incident I ran where a power line was down against a cyclone fence. The entire fence was energized and connected to the house. We could smell ozone and burning in the house, we went into the attic with a thermal imaging camera, and found that all the electrical wiring in the attic was superheated from the increased voltage going into the house from the down power line. On the thermal camera the electrical lines were white hot. Power company cut the power at the pole and they cooled down quickly. (Meter was pulled but the fence was energizing the structure)

love the custom vents i think the aria ones look better still they blend in better almost looks like there isn't a vent there its what we did with our tile floor on main floor works with wood vinyl tile anything

Taller than 2 steps needs to have railings here steps or porches. Bug and air infiltration codes and the boxes are to seal to hold in a fire for one hour. Fire stops in all wall cavities. Who cut that hole in the cabinet, I am not sure the Escutcheons would cover that hole but it is the prettiest way to seal that monster hole up and open space traps like that should be done in chrome.

Fences pastures, woods with creek through the middle. Zero permits or inspections for building anything. Only $285,000 Very fertile ground for large gardens. I bet 5 bare acres in your market costs more than I'm selling my whole place for.

I know exactly how you feel Brad, so after my dog passing away a few days ago I find out that a male friend I've known for many many years has contracted meningitis and sepsis which had spread to his brain which resulted in no brain activity. His young 20ish year old daughter (who lost her mum 5 years ago) had to make the heartbreaking decision to terminate his life support. He was only 50 a few weeks ago 😭😭 On a brighter note awesome video as always Brad 💋

Firefighters go in to attics if you have a burning odor or gas inspection. We only cut holes if its aleardy on fire

I think that inspector went way overboard on some things. Maybe because he knows you're a builder & it's your own house he wanted to make himself look good to his peers. Stay Safe & God Bless!!!

For the solar emergency disconnect makes no sense because by default theres supposed to be fueses or a circuit breaker at the solar panel array and it also means u can disconnect each row separately if needed

If he says anything about the punch item’s you have taken care of and fails any of them as another viewer suggested ask for the code in writing for any of the item’s he has failed, call his bluff if you don’t agree and you’ll know if it’s to code or just his petty personal opinion. Power goes to some peoples head and they abuse it which makes them feel superior and that’s just plain sad but the truth. Good luck Brad you have done a excellent job on YOUR house.

I don't know if you have seen a demonstration between just insulation and sheetrock?? Me personally I wouldn't go without the sheet rock just an added bonus

Oh no, the dreaded red tag🟥 The rails will look amazing once the glass is in.🔍 Why do the doors have to be installed?🤷🏻‍♀️ I do the same swap with the rails. Your rail is nicer.📶 This inspector seems to be on the bitchy side.😳 OK, the 3rd gas test port is just stupid!😡 This is an exercise in frustration.🤬 I can't wait for the full tour😮

Use rockwool insulation for the firestop, inspector might not approve fiberglass insulation.

Since I did cleaning fur alot of homes I have found inspectors pick on well to do people more then anything some things they put in the list is totally not necessary you can tell they are just trying to find things. But then I have seen were the lower class they don't even bother to put on the inspection things that are the law!!!!! Like no GFI in kitchen are bathrooms wiring that's old I could name a lot! So I guess it depends on the inspectors but to pick on little things and let things not in the inspection that's the law!!! I dont think half of our homes have any of these things you are getting hit with

Look at flairs old haunted falling down house. He was totally saving that house and the inspector from Hell stopped him cold because he didn't pay the city for a permit. Way out in the middle of no where. It's a money 💰💰💰 kind of world. And you know the next year will bring bigger taxes . Because now the house is improved.

The only code I "like" is the self closing garage door, but only because my kids like to air condition the entire neighborhood while letting the bugs in 😂. For some reason none of them like to close that door! Your house is awesome, I wish our builder had at least asked us about some things we thought were standard (like the ability to set different temps on different levels) but ended up being options we didn't know about. Our previous house apparently had a lot of options that we thought just came at a certain price range 😢

I think us dads came up with the code to have the automatic garage door closing for that reason! That’s something that I wish Builders would take the time in the front end explaining all the different options and why a house can cost more than the other builders because of the little things such as zoning the floors which is about a $1500-$3000.option

Inspectors look at the most dumbest things that really have no effect on structure of the home I’ve seen some inspectors look over structural things of a home like they won’t put rebar on foundation when it’s over 5 courses of block just so they can save a few dollars. I did a foundation job had about 12 course of block we told them hey you need to put rebar and core fill but they ignore us so we did the job they started to fill with gravel and it blew the wall. It cost them more money to redo it just to save few dollars.

I’m gonna be honest idk the SOP’s for FF’s in your area but I doubt they are climbing through that little hole when they should pull the ceiling anyways so just use a attic ladder and go between the ceiling beams. If a fire is up there it’s not safe to try and walk up there anyways..

Horrible take on the closet/attic access: 1. If there is a fire or suspected fire in the attic you want them in there easily 2. Cutting a hole for ventilation to possibly save the majority of the house or trapped victims is “terrorizing someone’s house”? They don’t cut holes in the roof of perfectly good houses…it’s when there is literally a fire

Tennessee's where I've always worked but the others were actually rebuilding helping people after storms and natural disasters a lot of my family has been blessed to have successful businesses and so have I when I was a contractor we would travel and try to help and give back when we could and honestly East Tennessee is a lot more relaxed than a lot of places I know but really enjoy watching you all and really hope they ease up on you.

It’s a code item. Comes more from an ADA graspability standpoint for people with smaller hands like women. Also the bigger your handrail is the less space between the wall and handrail which makes it harder to get a bigger hand in between to grasp it also part of code.

@@BradtheBuilder Well like you said most people just put in what they want after final inspection and in a residential application it’s not really a big deal if it’s oversized. Commercial buildings it becomes a liability ADA issue that you can get sued over potentially so the inspector has to make sure it’s right when they sign it off or else it falls back on the city/county.

I total agree with you.This is a personal residence “not a public building”. Next they will ask for grab bars for all showers and toilets. Zero entry points, no steps in showers and building entrance. All doors must be 3’ and etc. The original handle rail was better. The smaller hand rails have no strength behind them. @@BradtheBuilder

First! Never piss off County Inspectors. 1- The requirement for rails, I would not do. Code calls for "X" number; thats code. 2- That gap at the washer is insane. This little inspector just wanted to "knit-pick" something. 3-That L/S with the gap is common on building. No-one can stick a finger in that little gap. Grab a oversized cover and done. 4-Self-closing door into the garage. JESUS H CHRIST! 5- Fire-stop! All I can do is LAUGH! Because fire stops at insulation, right? LOL 6- Those "strain relief connectors" are so STUPID! They manually bend the wires themselves, just by install. 7- The attic space is INSANE! What fire-fighter fights fires inside the attic? If it burns, it burns. They punch holes through the roof! 8- These newer, younger "INSPECTORS" are so FULL OF SHIT! Its insane! They piss me off everyday! It's always something; its annoying. The older guys who actually knew what it took to build homes understood; but these younger guys. They have never picked up a hammer, much less a nail gun! SMFH
