There's been a disturbing trend of landlords putting hidden cameras & sound devices in apartments which is a violation of a legitimate right to privacy. He said he's a cop, so that's even worse because she could be putting him in jeopardy professionally if he ever has to discuss a case over the phone (if she's the guilty party). Considering all of the legal ramifications, he should lead with that AFTER asking her if she put the camera there and move out if she says yes.

Well analysed as always.
