but the game cant easily differentiate between accessible and inaccessible tiles. just because it should, doesnt mean it can, and not including all tiles would open it up to cheating, bugs, etc.

So, I'm a bit late but if you still want an answer to your question: Depending on the size/type of your house (small, tiny or micro) you get a different amount of perks (the smaller the more perks you get). I can't name them all off the top of my head but they include things like: Double skill gain, double relationship gain, plants growing faster and lower bills :) You do need to mark your house as a tiny house (using the tiny living pack) in order to get the perks - simply building a house with a low amount of tiles won't do anything!

You can cheese the tiny house mechanics by using fences, just don't finish defining a "room" with them. Build the last bit of fence somewhere else on the lot, then pick it up and place it where it's supposed to go. I've done several builds that just use a few small "real" rooms and the rest uses creative fences and roofs. You can't place a roof over empty air but you can start by putting one over a proper room, then dragging the edges to where you want the roof situated. Beds can go in the "technically outdoor" room areas but if your sim doesn't have cold/heat-proof reward traits, I wouldn't recommend it. I've done the same "pick it up and move it" thing with wall segments as well, to make a proper front door for that type of house instead of being stuck using gates. NPCs ignore gates and will go knock on "inner" house doors if they're the only real doors. I built and played a house once where the only technical room was the 4x4 bathroom, and it was quite the awkward feel to have randos knocking on the bathroom door. XD

0:26 I can tell you from experience in suburb midwest USA that most sheds/build kits that size (IN MY AREA) are 11-30k USD on average. Depending on how you approach purchasing and moving it onto (assuming) a property that's already purchased and zoned/whatever, and that's just for the shell, you should expect to spend double what your shell costs, if not more. Not worth it if you're money-tight, considering you have to insulate and then literally everything else. It took 11k just to get our shower, not the full bathroom, changed to wheelchair-accessible lmao. It's stupidly expensive here. We inherited this house and we are still quite literally lucky we can afford to have a single, tiny AC unit in the summer. Our previous house sold for about 1/3 of what this current one cost bc the market is ass (bc inheritance also means catching up on any costs that the state won't cover). Ofc there's a million ways you could get it done, so there's no point in arguing about it. It's just money a lot of us can't spare. You'd assume a tiny house would be cheap but. LMFAO. On the flip side, houses in my area under 100k are usually a whole new fresh hell of reno costs. It's a lose/lose situation but you also have to be thankful bc at least you have a home when most don't. ✨There's a reason we have so many unhoused people in this shitass country✨

Ok, the trick for tiny/micro houses is to put the bathroom and kitchen right by each other so you only need the one sink and they leave the bathroom to use the sink. So just switch the kitchen and the bed.
