Crying too. When my dad passed away my mom couldn't handle anything as she didn't have the guidance. In two years we were flat broke, my sister whom I love so much ended up hitting the streets. Till this day I wonder if I would ever get her back. I fought to have a career, get back to school and now blessed with a wonderful man. I pray everyday that he never passes suddenly like my dad did. I would be lost. The paranoia kills me sometimes. Oh well, guess I am going to have to stop crying now. Lol. I will pray for this caller everyday.

Please check out the loan documents - including the car. My past loan docs had a 'death clause' in it. If I died, for any reason, my loan was paid off - my 'mortgage' and car both had it. Just something to check on.

Banks are not going to refuse a payoff of a loan rather than use their own 'insurance' ... I Happened to ask, as a young, ignorant person with my first car loan (late 80's), "what happens if I die?" and the bank pointed out the clause to me (they also pointed out a life insurance on my savings account - not sure if they still do that). I was always afraid I would pass away and leave my child with debts or something.

My grandma was a homemaker and would not have been able to pay it. I asked about this insurance when I bought my car but the salesman advised me against it since I am single with no children.

A few points to consider: 1. This caller needs to sit down with a tax professional and determine the tax implications of selling the rentals. Lot of factors come into play here. 2. She could hire a property management company to manage the rentals. Of course, there are good and bad property managers just as there are good and bad tenants. You might exchange one issue for another. 3. $1200 monthly cash flow on $550k worth of properties sounds low to me.

My grandma was a housewife. My granddaddy had their mortgage set up to where the balance on their house would be paid off if he died before he paid it off. He died. They built their new house when my mom was in high school. My grandma never had to make a mortgage payment. All the insurance money was then for her to pay for her needs plus she had his SS. This provided some peace of mind as she went through the process of reshaping her life. Especially if only one person works, this is something to look into.

In America - do you not have death in service benefit insurance? In Europe this is normal - your employer normally pays it and it means that if you die your estate gets 4 x times your salary. This is separate to any personal insurance life policy one might have. In addition, in Ireland and the UK, one has to take out mortgage protection insurance - meaning that if one dies, that policy kicks in and pays the remaining balance of your mortgage. This product is mandatory either a mortgage. This generally means that any proceeds from a personal life insurance policy don’t get eaten up by any outstanding mortgage.

Don't sell the rentals....pay them off and keep them. Hire a property manager to cut back the hassle. Mainly because they will go up in value, it's not as much about the cashflow but even if they break even in that regard they will sell for way more when she's ready to retire. Appreciating asset.

Real estate is a good investment. However repairs need to be done by you or professionals then supervised. That takes time and money away from the rental income which wasnt that high to begin with. So selling the rentals is good, solid advice. Prayers for this family

I am a widow. My advice to this woman is to NEVER TRUST FAMILY when it comes to money, especially in laws. I also own a rental management company. Being a landlord is work and unexpected bills pop up all the time, so I agree, she should sell these houses. Most people have no idea how much work and expense it is, contrary to popular belief.

I mean I'd pay off all 3 mortgages and the car, she'd still have a healthy pile of cash she could set some aside for an emergency fund and invest the rest. that monthly income from the 2 houses would instantly turn into 1200 plus whatever the 2 mortgage payments are. If she decides she really doesn't wanna be a landlord, she can always sell the homes down the road and get a much bigger check walking away from them. It'd be different if it left her flat broke doing that.

Don't make any other big financial decisions for at least a year, giving yourself time to adapt to the new reality of being a single working mom.

Parents, you can want "traditional gender roles" for your children all you want, but girls need to be taught how to support themselves and handle money and boys need to be taught how to keep a home, care for children, and tend to themselves. You never know what life will throw at you, what we don't want is for them to feel that they NEED to have the partner who is "supposed" to do that task. I've heard many a tale of a woman who finds herself alone getting tied a man she shouldn't be with because she feels she can't support herself and her kids. Likewise, there have been probably as many men who pair up with the first woman he sees because he can't take care of his home or children. Both can lead to feeling trapped in toxic, abusive marriages.

The revenue generated isn't that huge; combined with the learning curve and risks a small landlord faces in a crazy legal culture that loves squatters is not worth it. Take the leftovers, and invest the majority, with substantial emergency fund, and the life insurance. Do NOT pay off the 2.65 mortgage. Beating a 2.65% rate is crazy easy. Paying it off early is losing money even considering only using moderate, conservative investments. You can get tax free 4%+ AAA municipals right now. you could ladder CD's to beat that interest rate.

The biggest investment she can make at this stage of life is in her children. She needs to go all in on parenting these kids, helping them to become productive adults with good character. She'll be just fine financially. With all that she has on her plate, I certainly wouldn't want to waste 15 minutes on rental properties. She's already got a nice real estate chunk in her home. It would be different if she were really interested in being a landlord but she said she's not.

@@roathripper rental agents are interested in making money for themselves, not owners. And an owner, who doesn’t know what they are doing, is ripe for being taken advantage of. If you don’t know what you’re doing, you can actually lose money on rental properties. Happens a lot. On the other hand, depending on how much equity she has in these homes or buildings, that money could be invested otherwise for better returns.

I never understand how and why people who can't afford a lot of kids have a lot of them, and those that they can only have a couple of kids, if that. $720K, with 5 kids, and three mortgages won't go very far. Still, better than a lot of people that call this show. Must have been a good, responsible man. Let her keep the rentals. She will need the cash flow.

She doesn't even know how to manage her own household finances. She won't be able to manage the hassles of 2 rentals.

@megalodon1726 for now, it maybe challenging for her, but she is 39. She will move on. Her oldest will be 21 in a fee years. In the meantime, the rentals could be managed by a property management company. She won't cash flow the $1200. It will probably be $500, after the management company takes their cut, but having cash flowing rentals when one is older, is awesome. But, whatever

@@dummgelauft if she sells the properties and uses the proceeds to pay off her primary home, her mortgage goes away and that will improve her cash flow by certainly more than $500/month.

As a widower I could have used this advice 8 years ago. I’m crunching the numbers and what I see is the interest on that remaining mortgage once paid off is going to result in close to that $1,200 cash flow from the rental properties. She still has the property tax deduction on the main home.

All of her kids are in school, so she can work in the mornings. Not working, isn't good for your mental health. I would know, being off work, for half a decade, with an injury. Life becomes bland.

@@jimmymcgill6778 She said they "Net" $1200, with the debt. The rental mortgages are probably $3k-$4k. She could clear the debt, and be earning $4k-5k a month, and have $256k left over earning $1k a month in a High yield savings account... Now she's making $6k a month, zero debt, and give herself some time to decide if selling the properties is necessary. Not make some impulse decision to sell everything and "invest it", so she strapped for cash a forced back to work... She does not need to rush into changing the path he spent 16 years creating for his family.

Her life. Her choices. Maybe she loves children. ❤️ That's the beauty of free will. I do think it's important for women to have their own thing going on because of situations like this....but she couldn't have anticipated this. Prayers to her family.
