Looks like it's basically 3 acres of sod witch is NOT cheap. The labor however would be majority of the cost. Labor, equipment, material, planning ect 700k for a property that size even if unfinished isn't all that bad. Oh and factor in the price of trees especially depending on size and species are far from cheap.

sMost of the 700k was probably stone work. Trees, plants, and gravel no way more than 50k. They dont look like big trees except for the ones their parents gave them. Stone work on the other hand and stone itself is extremely expensive

I was able to scale from 0 to 90 units and creative financing was a big way to scale fast. With it becoming a buyers market and people still wanting seller market home prices, creative financing is the win-win situation. Your price, but my terms. If you can master off market lead generation and creative financing, you can scale big in 2023.
