Number one rule for retail outlets is accessibility - and this mall is not near any MRT. That being said, this is better than run of the mill malls we see all over Singapore - the same coffee and toast, bakery, supermarkets, clothing stores. I might visit it and see for myself.

I think it's meant for 'exclusivity'. It's really meant for those rich expats and having own car / chauffeur. Not really for locals that travel via public transport.

one the one hand it's very singaporean to complain and have the last say on the other hand it's also very singaporean to move on very quickly. if it's not for you then dont go? and like you say, that being said, i too will go and have a look. why go kovan mall and insist it's for everyone? to me that's the same logic

Honestly with the location smack in the middle of River Valley and with no public transport in sight (even the bus stops are a bit of a hike), it makes sense that their target audience are the richer people in sg. Local businesses that aren't hawkers are going to be a bit more pricey than corporations, which is probably why this place was curated as such, as a central place for people who would really really be willing to spend. After all it has less of a feeling of your typical mall and more of just a bunch of shops, a bit like a bigger more permanent version of your fairs and conventions. Personally am not their target audience by a long shot LMAO but I've seen it get pretty crowded when I've gone with some friends to window shop

The vibes were good. But it’s not the everyday price one would expect. Actually , if we’re to promote Singapore brands , I think more has to be done especially the price tag unless we are talking about niche market. Maybe the rent is high. Then it would not be a suitable place for Singapore start up brands. But that place to chill, it’s ok.

You could’ve eat at a Mexican restaurant called Huevos in that mall. Their tacos and quesadillas are INCREDIBLY delicious. I ate there twice, you should definitely give it a try.

It is in River Valley, an atas area ! Local brands BTW not necessarily expensive. New Bahru was a girl high school. However, it has a mixed primary school.

This is a refreshing mall concept! Refurbished from what used to be a school. Yes kinda has a dempsey vibe. Worth checking out 👍🏻👍🏻

Probably doomed from the get-go. Shops probably going to be revolving door and you'll see many names change in a short period when the shops can't tahan the rent and overheads because there's going to be a limited number of people who will spend money there frequently. Then next phase there will be many empty units and then snowball downhill from there. Kinda like Turf City before they had to close. GG.

This video is very timely for me as I am on leave and was wondering whether I should visit. Your comprehensive review has convinced me that it's not worth the visit. I agree it reminds me of Dempsey Hill, more for atas enjoyment, but for someone like me who enjoys heartland malls, I'll give it a miss. 😬 安い娯楽がいいなぁ。

ヤバイ、めっちゃアタスそうなんですね!僕が結構シンガポール人らしいと思って、「なんでじーぶさんがスーパーにいった」と「コーヒーの値段」あってたんです。でも、そのバーガーの値段にビックリされちゃったんです!結論って見に行けるけど、貧乏にならないように財布を厳しくに握らないといけないです。 もっとじーぶさんの本格的なコンテンツを楽しみにしています!

It seems Singapore's definition of atas is exclusive brands in a 'mall' with no aircon (and proper shelter) outside 😂 Dempsey Hill & Gillman Barracks probably can confirm that

Find it funny how the mall is called New New (also don't understand why they rather use bahru instead of another word since as a malay myself reading it makes me scratch my head xD) but the mall looks interesting, reminded me of those shophouses at jurong east beside the ol' jcube

Overhyped place. We left after half hr due to the weekend crowd and the humid weather made it difficult for us to explore further. Avoid weekends.

To the OP, the crowd soured her experience thus meriting the solitary star - whether or not she expected it is immaterial. Such ratings are inherently subjective. At least she pointed out the weekend crowd situation for those of us who, like her, abhors crowds. You can always choose to rate it five stars *despite* the crowd if that adds to your experience.

After seeing the comments, i think it is safe to say that those that rate it 1* really should just suck it up. I mean, these shops help the economy grow, especially if they are frequented by people with money. Did they ask us to buy? I mean, if you bought something expensive because it was expensive, can you really blame them? Its a concept, just like MBS, it isnt cheap there either, but why dont you also rate it 1*? Why is it so frequently frequented by people even if we cannot afford it? Cos we DONT HAVE TO SPEND MONEY TO ENJOY THE EXPERIENCE OF WALKING AROUND

I want to thumbs this up more than once. There are so many “affordable” malls as it is in the heartlands - why does every single new launch need to cater the same demographic? There’s no fun to anyone’s head forcing you to buy anything or entrance fee for being there. People need to chill.

Premises used to be a primary school.. More like having a bus service from either Fort Canning MRT or Great World MRT and walk over like 10mins plus

Actually, I only saw mainly Singaporeans there (which is honestly quite nice)... lol~ And it's refreshing to see a mall where most service staff and boutiques are run by Singaporeans. Love the local indie brands!!

it's not really a small, been there once, very small, cute and with pretty good restaurants but too small and aren't that many shops, also pricy things, like over $100 plant lol cute boutiques but pricy stuff, the problem tho is really not enough shops to look at lol, I might go back tho, like maybe 6M-12M later. cute place, too far and too little

the restaurants downstairs are good, i would visit again just to dine. The retail upstairs are boring. i wouldn't be surprised if they start closing after some time.

within 2 years i can gurantee all the shops will be gone or close down once the lease is up.parking must be easy and should be near bus stop .If there`s no bus stop what`s the point of people visting the mall.

Ngl kind a waste of space. Since there are high rise buildings around the "mall", it could have been a new high rise shopping mall instead. Local brands is a plus, but for the food to be as expensive as existing brands like Starbucks and Shake Shack is a little presumptuous.

small brands definitely do not enjoy the same economies of scale as mainstream ones, so they do need some way to make up for it i usually expect mainstream brands to be cheaper for the same reason (e.g. McDonald's or Starbucks vs privately-owned burger restaurant or cafe)

I would rather and happily would pay more for indie coffee especially one run by an enterprising local, than a Starbucks. Not that I won’t drink kopi, but if I want a nice iced oat NB gives me some place to spend money and support local brands at the same time. I don’t see the problem?

Support local brands they said. Support local businesses they said. There's a good reason why most Singaporeans DON'T do that. If you truly wish to support TRUE local businesses, do so at hawkers etc. Not these types of places.

I would say it's attempting to make local brands more decent and appealing with a nice ambience rather than "atas". Let me say this: If local people find local brands "atas" because local marketers are positioning local brands as such, they are living in a bubble and the marketing is screwed up.
