Love your content! We started our first Airbnb in June, 2022. You said two words today that stood out to me.... architecturally different. I immediately added those two words in my description on Airbnb. We have a stucco, flat roof, Mediterranean style Villa in rural Arkansas. We call our place Prominence Homestead of the Ozarks. But on Airbnb we advertise it as "Rooftop Garden at Rustic-Chic Prominence Homestead". You and Robuilt both have definitely contributed to our success. Thank you! Thank you!

With referal to first timers not doing raw land and glamping. What if it's a small piece of land in a good location in a high tourist area, in a place that does not require permits for mobile homes "glamping"?

OH I know your new property. I saw it when it was listed last year before the renovation. We own a few STR's in that area. They do really well.

I've been looking into this for months now and I don't think it can be done today I've listened to bigger pockets podcast and seems like everyone they have on started by knowing a friend or family member that had millions or like the on lady was able to buy a house for $2000 like really . They are always saying I can start with no money and I'm like how oh you need to have a very rich friend right I have no friends. Guess it just isn't in the cards for me

1 was able to scale from 0 to 90 units and creative financing was a big way to scale fast. With it becoming a buyers market and people still wanting seller market home prices, creative financing is the win-win situation. Your price, but my terms. If you can master off market lead generation and creative financing, you can scale big in 2023. I still work a W2 as I stabilize my 90 unit portfolio.

Sort of. I just put a property under contract at 5.4% last week. But if interest rates going from 4% to 8% ruins your business model, it wasn't the best business model to start. Home prices have gone down significantly, which should even out the monthly payments too.

@@KaiAndrew but that’s in the past, if you want in now it’s 7% interest on a property that is 30-40% more expensive than it was a few years ago. Train seems to have already left the station and if you weren’t on it then… you may have missed your shot unless you already have the $ to buy all cash

You're correct. Remember, inflation brings all pricing up. So your revenue/rental income increases as well. As you may know rental rates (LTR) have increased significantly. So even if home prices have increased by 30%, so has rental rates (along with groceries, gas, etc). We're focused on the difference. But yes, the standard idea of buy a home and Airbnb is about to be dead in the water. That's why I like to approach it from a different angle. I got my interest rate locked in at 5.4% with 1 point purchase (which I negotiated with the seller) with Wells Fargo. It's also considered a jumbo loan so it has better rates.

Well maybe you can’t....don’t assume everyone is in your position. Some people build their own homes, purchase kit homes or rehab an old property. That little Scandinavian cabin could be purchased for under $300k with land. All about perspective and looking for the right solution.

Inflation hits people a lot harder than a crashing stock or housing market as it directly affects people's cost of living that people immediately feel the impact of it. Not surprising negative market sentiment is so high now, We really need help to survive in this Economy. The fin-Market;s have underperformed the U.S economy as fear of inflation hammers the prices of stock;s and bonds. My portfolio of $250k is down to $172k any recommendation;s to scale up my return;s during this crash will be highly appreciated.

You have to get a financial-advisor/broker to aid you diversify your portfolios to include commodities, inflation-indexed bonds and stocks of companies with solid cash flows, as opposed to growth stocks where valuations were based on future potential earnings.

@@alisagrants4214 I agree, my proffit have been quite consistent, regardless of market situation, I got in early 2019 and the constant downtrends and losses discouraged me so I sold off, got back in Dec 2020 this time with guidance from a portfolio-adviser. I found her on a CNBC interview where she was featured and reached out to her afterwards. long story short, its been two years now and I've gained over $85k following guidance from my investment adviser.
