Thanks for another good lecture. You are right to say that we cannot be sure of what will happen in the future. Therefore, when one is purchasing his dream home, one needs to make sure that it has some investment value in it. Case in point, a few years back, I purchased a property in Changlun, which is near my office, with the intention to stay. I was actually renting a room(sub tenant) with a couple of university students. My plan to shift to my new house got disrupted when my project got delayed. So, since i didn't not know when the project was going to be completed, i reluctantly decided to stay in my office. And guess what, I felt so comfortable staying in my office that when my project was completed, I decided to continue to stay in my office. I had no problem renting out the house because it is located in a good area.

Hope one day could meet up in person to get a signature 😉 not sure if you have heard this but one of my friend taught me to relate this to a football game when it comes to my portfolio Defender - defensive profile in portfolio - equivalent to income/cashflow with certainty. Midfielder - mix of both capital appreciation and hope for better income, usually the own stay with investment in mind. Attacker - the flipper but not slipper. Capital appreciation oriented with known or planned infrastructure in future. Trophy collection and distribution of wealth, I will use these as an excuse when I bought them at a too expensive pricetag ... HAHAHA

Good sharing, Sean. Btw just wanna ask but what is your honest opinion about HOC? The govt just recently extended it (again) and my friend who works in finance told me that there isn't much difference because if you go directly to the developer, you would get a free stamp duty fee anyway which is included in HOC

Not really. Not all developers will just give you free stamp duty and MOT. MOT is the main cost ebil=)
