To be truly informed buyers, if rajin can go DBKL Tower 1 Lvl 14 Planning Dept to check what other projects planned around the property you intend to buy. The officer at the counter can assist you. They will also inform you the density allowed for the surrounding land (usually denoted as persons per acre).

Another tip is to look at Google Map, especially the satellite view. If there are green patches next to the propose building, or brown areas (which means the land is already being cleared) buyers should question what will be built on these adjacent lands

In Singapore these info are available online www.ura.gov.sg/maps/. Wish Malaysia can have it too.

@@AdrianJiek Yes, this kind of info transparency (black & white) is so lacking in Malaysia. I definitely miss the time working in SG. But Im sure you know WHY that all these information is lacking right, keeping things grey.

Oh man... i know that location too well. It is already very difficult to go in & out because the road supporting all those development is far too inadequate. i skipped all those altogether & bought residensi ava (kiara bay) eventhough its pricier. as a consolation to those residents, thankfully there is a new spine road connecting MRR2 to Kepong to hopefully relieve some of the traffic. what's even sadder are all those landed homes there ; i seriously don't know how are they going to get any sunlight at all with so many tall buildings there. this is another reminder to always have healthy level of skepticism when you shop & look beyond price per your weekday-weekend test.

I see in the kiara bay sales gallery and google map that there will be at least 10 buildings on that corner of the lake, will it be a similar issue in terms of density and traffic infrastructure?

@@patoises it's a master plan which means subjected to change. It's a mixed development so to me that's a better use of land to have commercial spaces. Plus AVA is at the edge of the township (exiting out to Taman Fadason). Gentrification is unavoidable but if that spine road was not being built at the time I bought I would have never signed (thankfully it's completed already)

Another great video with lots of useful information. I recently had a "no wall in the real unit" experience in a condo project in Alma, Bukit Mertajam. The wall was there in the showroom unit but not in the layout. Guess the wall was up in the sky. So, Buyers Beware.

Dear Vinesh...I m having similar problem with my recent unit purchased in KL. Developer stated in another letter besides the S&P that there will be an additional room with brick wall. We were stunned when we got our unit, it is partition wall...similar to office partition...light weight and not sound proof. We are about to be end of our DLP...on 20th Oct 2021. What did you do to asserts your rights ?

Salesperson is probably the least trusted profession ever. Good product or bad product they still need to sell. Do your own research and a good product will sell itself.

Not all salespersons sell with a mentality of "sell at all cost" and using broad labels like "good" or "bad" can be unhelpful as it can be subjective and over generalizes the buying decision. For example, what is bad for person A, could be good for person B, because the question is what the buyer prioritize and whether the salesperson can offer a solution/product that's most fitting for consideration. Think of what agents like to ask, for investment/own stay? I believe this is because there's different selling points to highlight. As a buyer, you'll always have the responsibility to do your own research, but imagine having a reliable, trustworthy, and competent salesperson, it will reassure and shorten your buying decision. By leveraging on the salesperson's experience, the good product will become even more obvious to you. Unless they are unethical/unprofessional (like the many cases we've heard from media/friends/family) by hiding key information or misrepresent the product differently, which I believe have led you to your sentiment about the profession. Sorry, didn't intend to write this much. Disclaimer, I'm just a young potato who "officially" does some selling once in a while. Take it with a pinch of salt, but i hope my reasoning is clear and reasonable.

Must go site visit, cox confirm the brochure will give very false impression, like not other appartment beside, alot of green, wide road and etc....actual site visit appartment left and right..... then 1 tendem said is 2 parking given and no block one.... a tons of false impression can be given from sales agent... haiya...

another buyer that did not make informed decision nowadays we can look at google map, traffic condition and street view to analyze the surrounding without having to go to site visit first unless that piece of land is an empty piece of land within 1 km radius

The latest updated guidelines indicates that owner can rent out. But there's a confusion between RumahWIP, RumahSelangorku, and Pr1ma. So will still need to double check the terms again.

A German family previously staying at TTDI is complaining his neighbour noisy indoor renovation noise. He cannot understand m'sia house where the outside wall strength & weight is the same as inside. What he meant is that at German, their house inside wall is lightweight natural material like bamboo sheet. We like him due to he introduced to us all the fair price places in ttdi like market near the pasar malam place.
