if i can go back to the past. I will rent a place/condo near MRT. Buy a landed or permanent house is long term and the requirement changes in accordance with your age and other factors. Not everything will be smooth, I was in a period where I was layoff for 9 months without a job between that period. There's no perfect first or last house. Your real concern comes when you have kids. Major focus for kids is near and good school, even if you are still renting a house, priority always goes to kid's education. Dream house is where you do not have concern over financial obligation. I've been to flat-->apartment-->condo-->landed01-->landed02(now)...this whole stretch is around 20 years until today. I still have not reach my dream house and still paying house mortgage for the next 20 years.

Haven't seen the video until the end, but I'd like to chime in as an investor, having family and work in both PJ/Seremban. Stay in Seremban, work in PJ/KL, should leave the home before 0545 cut off point. If not, if you're unlucky, will get stuck in the jam for 2.5 hours. Seremban prices isn't cheaper than PJ/KL, it's just that sometimes portions are smaller. Food is mostly carbs which is the worst for your health, so learn to regulate your diet on your own terms. In some parts during rush hour, Seremban to Seremban is 1 hour in itself. I live in BU, work in uptown. Sometimes traffic during rush hour is so bad, it takes me 45 minutes to get to the office rofl. Why get married in this day and age if you're not going to start a family? So... If you're starting a family, will need some pillars/village of support. Private and reliable is already RM60K to start for each kid. Here's the kicker. RM2K for outsourced infant and childcare per kid per month in PJ/KL. If you think finding a property/main con for renovation is hard, wait till you have to survey confinement centers/child care/maid etc lol. It is only RM500/month in Seremban. 2 kids, RM4K. Take the risk of hiring a maid (RM20K agent fees, 6 days per week), which has a 50% chance of running away because syndicates use YOU to bring in illegal labour for their prostitution ring. You'll also need to get a place for her to live in, so if it's in a condo, will need to allocate a room/box/corner for them. 2 kids in Seremban, RM1K. Screw hiring the maid, use technology to clean the house ie dishwasher/robot vacuum/vacuum mop (RM8K) Quality/cost of life in PJ/KL is tremendously amazing if you're single before kids. After having kids, if you're in a condo, you'll mostly just hang around 2KM from your condo or not leave the condo itself. In Seremban, I'm sure you know, every tom dick harry hangs out in D'Tempat club rofl. Anyways, the whole idea is to really list EVERYTHING and plan for your future. You can always rent and buy a property for investment. You get freedom of mobility. Stay agile. delay gratification. Investment is for your next generation, and not for you to enjoy in this life time. A good line that I heard from a Ricky Gervias movie was that great men plant trees in which the shade they will never get to enjoy.

I think it is possible. Assuming they are living frugally and manage to save 50% of their income, they will be able to save around 50k per year. They will be having a saving of 400k in 4 years, not including their side gigs, FD or any other investments if any.
