This is one of the nicest condos i have seen on this channel, much more european feel to the layout, which is great for us Orang Putih's.

its a 999 lease in the middle of the city plus the facility and luxury provided, that's actually reasonable. the nearest one storey terrace house in luyang have sold for more than a million. some semi d in kingfisher way farther from city have sold at 1.6 million with less than 99 years lease left. sabah property are crazy expensive

lol most of the locals can't afford a unit there; majority was sold off to overseas buyers who are renting it out or doing high class AirBnB. I remember the developer bragging how 80% of the units were sold off to China buyers. That's why you saw a lot of Grab cars.

Depends if shortstay or not, if you can keep respectful residents and avoid airbnb guests that run around the facilities all wet and bang their suitcases in all the walls and lifts, it should be quite ok in terms of maintenance.

@@NadimIbrahim-p4f it depends though. under the current law in Sabah, the property title must be under a commercial title in order for one to do Airbnb. That is why, if you notice, in Sabah, many new high rise residential towers are being built under such titles as a way to "walk around the law".

It's always surprised me how expensive properties are in Kota Kinabalu & Penampang. They are on the same level as Klang Valley prices, but with much lower build quality...

@@iherng True! As a local here, the road connectivity for this project is great, penetrating to either of the 2 main roads, hospital and schools in close proximity. But it is also an interesting project to review as the take up rate or even rental yield of condominiums / high rise may have huge difference compared to peninsula since the availability of land here is more hence landed might be more popular. So yes please do come by more often! Can go eat and tour around too! Maybe a fanclub meetup too 🥳

I want to rant about the housing market in Sabah but I'll admit I'm not that well informed. While being a native allows privilege in buying Native Title (NT) or NT lot in a development, it doesn't change the fact prices are over-inflated (as compared to similarly sized cities in Malaysia obviously but even the suburbs AND neighbouring district here also rising) especially for lower level salaryman (not the same as the 80's/90's where my parents managed to get a mortage for a decently sized land and house build cost). Mark my words the intercity section of the Pan-Borneo could'nt solve the soon to be high traffic load of commuting people into the cities for work. (the traffic nowadays seems to be worse compared to 10 years ago when I was in UMS) Here's hoping that Indonesian Nusantara with be the catalyst for rapid development funded by the federal gov. in Sabah (Sarawak State Gov manages their finances decently so I've no doubt on their part of future development)

Correction is not OC is CCC. Anyone who obtain OC is consider null and Void since May 2023 last year. Depending and CCC started 2022 in Sabah enforce May 2023. But in Peninsular is already since 2007. Therefore if your LAD is differ and mentioned OC should refer to KKTP and ask for Clarification.

What about the landed properties? Are they also 999 leasehold or are they usually freehold? Is it true that only native people of Sabah can hold native titles and are only native titles freehold titles?

@@haldepet12 usually new houses have title of 99 years and even for old houses or residential land it’s usually 99 it’s rare to find 999 years and if you can find it you better buy it if you can afford to , we don’t have freehold.. or at least seldomly the closest one is 999 years

Landed properties usually under two types. I) Native titles (NT) are freehold. iI) Non bumi only can buy Country Lease (CL) properties which leasehold ranges from 30, 60, 99 and 999 years

Forest Hill developer under deliver. The Forest itself is not part of its 8 acre of land. No gazebo, hardly any park or recreation place for residents to jog, a lot of under utilise place due to the high tension wire, no cafe as advertised, swimming pool seems small, only a small badminton court. Not as exciting as advertised.

Think again the average terrace house at kk is rm1 million plus the average condo like this jtt start from rm600k to 9 million and residential land here starts from rm100-rm400 per sf nowadays so it means to build a bungalow it will take at least 7-15 million ringgit

As I’m from KK, to buy such an expensive condo is ridicules. Better buy landed with the same price. Damai is a prime area. But so? The jam going into this condo is fucked up as there is a gov and private hospital just outside of it. So with the same price I can get a landed in luyang. Lol

no way rm4 per sq ft rental...those 800 sq ft units asking for 3k..meanwhile a lot of 1000 sq ft condo nearby is about 2000-2500 rental only...this is residential title, airbnb not allowed .overpriced rental and property price .....any units below 1000 sq ft are very hard to rent at 4k, do not even think about appreciation if u buy at rm1000 per sq ft
