In one same street connecting from Old Klang Road to LDP connecting several highways, Ryan & Miho is sharing the same access to a few main amenities around such as the Columbia Asia medical center, Jaya One commercial area, University Malaya and hospital, schools, industrial areas and etc. As connected as it appears to be, the direct branch off the main road comes with noise too unfortunately.
What appears to be that standard looking apartment surprised me after checking out their facilities deck. Because the land size, the area of the facilities is so big that they could accommodate 2 different architectural concept. The Turkish and Japanese spatial expressions are glued using the amazing landscape design. I really enjoyed the entire deck experience. However, in contrast to that the residential tower felt really dull. The corridors are dark and narrow along with the rather high density.
This is a great study of budget allocation for a development project where the standard tower is remained basic but design and concept are fully elaborated within the facilities deck.

From the road this condo looks like a medium cost apartment to be honest. But wow its actually much nicer, looks like a well planned complex.

One thing that came to mind with the layout featuring a separate parking building from the residence building is how long is the travel time from my unit to my designated car park bay? I can imagine how inconvenient it is to bring in groceries from your car to the house if you have to carry big heavy bags. Perhaps it’s another quality of life aspect to evaluate in your future property reviews? But thanks again for another insightful and enthusiastic property review video! Keep it up!

True its an inconvenience, compared to some projects which are marketing car park spaces that are on the same level as the unit, which seems like a luxury for high rise

Thats some really good design on the facility deck, everythig seems so well planned with the greens and architectural elements. I still remember being kind of skeptical when they first promote the concept of having a blend between Turkish and Japanese theme since dev usually use this kind of buzzword just to package it, but after your review everything seems really well done. Just wow

This project and all Mah Sing's project is an indication of developer's greed over practicality. Units smaller than 1000 sq. ft. is not a good size to raise a family which render the empty space impractical if the tenants are more of single unmarried individuals or couples who do not have kids. On second note, the separation between the parking area and residential unit is likely to be related to HDA act rather than practicality where they can start "redeeming" end-financing from the purchaers.

Thanks for the review ! The unit that you review, 818sf is going for Rm650k to Rm750k instead of Rm500k to Rm600k. The price mentioned in the video is probably for 678sf

Facility deck aside, the entire project feels like a PPAM project disguised as a “luxury” condo… the pricing is obscene at launch for such typical, basic, small layouts that jam packs many rooms into a small unit. And 4 lifts serving 18 units a floor with that kind of corridors are exactly what I meant by PPAM/ affordable housing layouts… just my opinion lol..

Ah yes, i remembered i almost bought a unit here as my first home but didn't. The location and facilities were attractive but the pricing was a bit too expensive for me for a leasehold property.

It’s appreciated. So we understand some of the building standards in Malaysia and what is the norm as well as why developers do things a certain way whether it’s cost cutting or otherwise. Otherwise buyers always get bullied.

Actually the soundproof not that good to be honest, if your unit facing front of Jalan Universiti, you can hear this ambulance and motorcycle sound everydays and even sometimes you also can hear your unit above walking and moving things around.. Like others owner said they would rather the developer give better units to us.

Well besides professional audio treatment, I don't think any soundproofing treatment can absolutely isolate out ambulance and motorcycle noise. Thanks for sharing 😊

Used to work at Jaya One. Seriously I'm really turn off with the environment around here. The jam after office hour is really terrible around here. I've always went out from office after 7.30pm most of the time.

As many of here are impressed with the facility deck, I am actually feeling it is just somewhat mediocre. To me, the apartment doesn't seem like it has just VPed, but It feel rather 'old style' in the detailing. The most that i like is the name 'Ryan & Miho' lol

Wow, really surprised by the awesome facilities deck. Seems like a well planned project and i think the developer will able to get some sort of Go Green certification judging by the huge greenery landscape. I rather have a great facilities to unwind and enjoy rather than a nicer facade

Not sure about the practicality of the hammam in the long term. The facilities design, trees and Connection to jaya one is great. Is it the time of day? The void doesnt seem to bring any light.

The house units and corridors are small, dark and looks really claustrophobic. On top of that, having to pay high maintenance for the elaborated facilities. Not so practical my opinion.

Just in time! I was thinking of going to have a look on Ryan and miho. I was thinking to buy this years back, but the unit wasn’t big enough for my liking and I really wanted to get landed house back then. I really like the facilities from what I see in this video, quality works. Unit still feels small 😢

Looking at the google reviews by some owners and visitors, it speaks a lot about the qualities of the building itself and the attitude of the developers. Do your own research to visit the site yourself for better understanding why comments of such exist.

Always wondered how it looks like so thanks for the review! One of the biggest turn off was the rather high maintenance fee,and now i know why. Facility deck thoughtfully designed,sufficient and beautiful, but it comes at a cost.

What do you think about the location of parking for rental prospects? I have a friend who owns a unit on the 18th floor but smallest unit so his parking is at the 7th floor. He has to use 10 minutes to go up and down 14 ramps everyday. I believe lots of residents will use the guest parking instead of their own parking lot

Turkish themed indoor but a small part of Japanese themed outdoor… hmmmm… I would rather have all Turkish themed, cause the Japanese part is too small to have a contrast with it. It feels like a gothic style fashion and makeup but without the heavy dark eyeliners.

@@iherng maybe the unit you reviewed was at the Turkish side, so didn’t show much of the indoor of the Japanese themed block. I didn’t dislike the merge of both theme but in fact I quite like it because of so much of the greeneries in the facilities. Just didn’t get to view more of the Japanese side.

I always like the way you appreciate all the details that developers put in decorating and designing the facilities and unit itself but the sunbath room is just too redundant for Malaysian. Walking outside and u can get this feature for free. Haha.😂

Rental is not determined by size but rather the demand for space. Looking at the job opportunities around the area, I think it's gonna be pretty okay in take up rate.

Floor size of each apartment unit is small i.e. below 1k sqft. To raise a family over a longer-term period, one need to have a space of at least 1,200-1,400 sq ft. So, I vote a NO for this project. Unhealthy place to raise a family. Over long term, PJ ... will only be occupied by yuppies if developers in PJ only focus on size below 1k sqft.

biggest unit is 990 sq,ft, my relative bought a unit there. Pretty nice, especially facilitiy deck is awesome. worth to own a unit there.

噪音和走廊光线问题主要是因为你去的unit在底层,要是在高层的话就大大降低你说的这些问题,因为我的unit就在面对马路的高层

@@iherng 也感谢你的视频分享。我的单位接近顶楼,还没搬进去不过so far去过几次是没有发现我的单位有明显的马路噪音(开了阳台玻璃门),但是我还没有试过peak hour的时候过去,至于走廊和房子的采光是明显比视频里的单位要好很多,不过高层的单位价格也比底层的贵些。唯一最不满的是像你说的在马路那里看起来外观设计会比周边的同等高级公寓看起来廉价得多,我觉得他要是把停车场和facilities面向马路感觉会更好些,看起来更漂亮而且也降低了马路噪音,不过可能他们之所以这样设计有我看不到的原因。

@@iherng 看了3次你的视频,我觉得你做的分享是非常中肯的。我有一间在那里中层facing马路,OSK发展商用的隔音玻璃是优质非常厚的那种,如果开玻璃门就会听到马路噪音,关起来隔音大概有95%,几乎听不到外面车辆声音。我会买这个condo的原因,是因为它位于策略性地点,而且它有的facility ,一般condo是比较少见的如日本温泉,turkish hammer。至于我那一层走廊采光线还算可以,对面是17区屋子也要马币八十到一百万,临近SS2房屋要马币百万以上,我觉得这里的condo吸引了很多这里的居民购买,毕竟它的地点是非常策略性,交通四通八达,临近大学有9间,医院有12间和shopping mall步行就有了,住在这里真的太方便。总体来说,非常满意。

I’m one of the owner here. This property got very bad structures. You can heard next door talking or speaker sound anytime. And walking step till morning. MO never did their job and ignored all of your complaints
