I was just wondering. Seems like Cyberjaya has been getting a lot of new investments for Data Center lately. Plus they even have an MRT station, although it is located in the middle of nowhere 🙄. How do u think the property market will be in Cyberjaya? Is it wise to invest now?

For landed, it’s borderline expensive there. But for high rise, it depends on which project. Personally I would observe a little while more.

I've been to this show house. I really like the house because it super huge!! they fully utilize the land and no need for renovation. The only thing that frustrated me is the sales person, they don't want to explain and give the price detail (all the discount) unlike other projects/developer.

Most show house units are enticing. These days, what determines the price is mainly location, maturity of the township and surroundings.

Possible with stipulations depending on the location. This one would be way too cheap, in Selangor the min. landed purchase price is 2M+, if my memory serves me right.

Hi Dick Lai, first of all thanks for watching=) MM2H applicants can only buy stratafied properties above the price of RM 1 mil in KL or RM 2 mil in Selangor. As this property is an individual titled house, unfortunately it's not available for foreigners. But there has been many new forms of landed houses which are gated and guarded, fulfilling all the criteria to be owned by foreign buyers. Welcome to Malaysia!!!

@@iherng Are you sure about only stratafied properties? I think, it can be normal landed individual title as well. Depending on state, strata price vs other landed price threshold for foreigners differs. In 2020 also 600k in KL is possible, but not sure for landeds.

Here in HK, a 400 s.f. apartment costs Hongkonger an average of 6.5 million HK Dollars. I am not trying to invest here in Malaysia, but really thinking of having a slow and relaxing retirement life in Malaysia in 10 year's time.

Well the stigma we often have for cyberjaya is their over supply in apartments are causing their price to stagnant. But I'm surprised with the take up rates for landed products instead. It depends on your definition of investing then. Capital appreciation in 10 years? Rental returns? Diversification of wealth? Thanks for watching Alvin=)

Very nice review, and the house design is fantastic. Just one thing in Cyberjaya for Chinese, lack of pork. No offence just a personal preference of food.

There is char siew and siew yoke at Third Avenue. It’s a small food court serves few kinds pork and beer. There’s non halal tai chow restaurant Tang Lung and Kung Fu. There’s also bak kut teh at Canvas. So....do explore google maps before come to conclusion.

1. There are at least 10 non-halal food outlets in Cyberjaya, you can find very good charsiew restaurant and BKT here 2. If that's not enough, IOI City Mall located 15 mins from here will give you more options even Haidilao was just opened there

Still waiting for a developer to build houses that at one glance look like terraced houses but if you look again, each house is actually detached from adjacent houses but the space between houses is very small, say about 2 to 2.5 feet, possibly enough for a person to do any repair works - and no one is allowed to extend their property to encroach on this space. Of course each house will be narrower by 2 to 2.5 feet and probably there will be a premium on the house price (for a terrace), but the upside is you won't hear your neighbours running up and down the stairs, banging doors, dragging furniture etc.

That said gap between house of 2-2.5 ft would then be included in the selling price. Instead of a party wall that is shared, now each houses will need their own wall. Again these will be reflected in the selling price. I guess you can just buy a bungalow where you have all wall individually built. Why settle for a terrace that gonna be sooooo expensive with the details that you want hahaha... Thanks for sharing yea Ken=)

@@iherng Hi Sean. Yes - a bungalow would be the way to go but as a sole occupant, the built-up and land are too much plus price in Klang Valley (except less desired areas) is way too high. So, something priced between a terrace and bungalow (closer to terrace) would be ok.
