Always! Designs often reach their potential through iteration and time. I'm building a house at the moment and as a UX designer I don't know why I didn't apply the same emphasis on the design principles I'd use at work for clients on my own home 😅

@Mrjudsonjames a kindred spirit! I love looking at the floor plans of houses in my neighbourhood when they are up for sale, pure nosiness. Fulfilling a curiosity I've always had walking past the houses and thinking "I wonder what that looks like inside?" They're also handy for creating a house on The Sims 😂

I learnt something new! Many renovation videos showed how easy it is to change the location of bathroom and kitchen. It's just not possible in many old buildings with concrete walls! It's good that they avoided the narrow room situation. I have that problem now and it's really hard to make a narrow looks nice and functional.

Subscribed! I love all your thoughts here. I like the bookshelves in the hall in the final revision. I could see a fold down shelf incorporated into the bookcase that could create a mini home office. I would just pull up a stool and my laptop and I would be set working from home. Then I could fold up the shelf and place the stool back around the kitchen island when I was not using it as a dedicated workspace.

Great video! It's a tough call - i love the living room NOT looking at the kitchen in revision 2. As you mentioned, the kitchen needed to be on the outer wall so I would have gone for living and kitchen of revision 4 ( i prefer a larger lounge area ) with the bookcase hallway of revision 5. There are so many elements to consider!

According your design rules for bedrooms, the master bed should flip to the opposite wall (so the door is not located next to your head) 🙂 Too bad about the issues regarding the plumbing for the kitchen... the sitting area in the back would make it more cosy...

Well spotted. Typically one of my rules for Living Room layouts is to ALWAYS consider the placement of the TV even if you don't currently have one. However these clients we're quite clear it wasn't a necessity, so we didn't have to consider it's placement.

I have a tv in my spare room in case a friend or my partner ever wants to watch a movie with me. But otherwise my living room walls are for beautiful art. (The spare room tv is a Samsung frame and grouped with art to blend in there too!).

For our Layout Review Service we just provide floor plans (that's how we're able to keep the price low). If clients want to move forward with renders and interior services, we provide a custom quote upon completion of the Layout Review

The only place it could really go is where the piano currently is. If they had moved forward with Layout #4 which had the bigger living room, they would be able to flip the sofa to face the wall and mount the tv there. In the final configuration unfortunately the sofa would be too close to the TV

To me one room living and kitchen formats are boring and I initially preferred the L-shaped arrangement. However, your comment about the best light made sense for the final option. Was this an efficient layout - yes. Was it lacking in interest - also yes.

I think layouts are not something you want to add too much "interest" to, as it will really impact the functionality of the home. The interiors i.e. furniture and finishes should be where the interest is applied!

I agree with you, currently living in an L-shaped appartment and love not having a seperated corridor to get to the living room so I don't have dead space . Though it is a 2beds, 2 baths so I don't have issues walking through the living room to get to the bathroom 😂

Where did this OPEN Planning concept come from? Did all architects graduate at the same time? This is a process of rearranging boxes randomly, supposedly for adequate lighting. Where did curves, arches, and hallways go? In these cases, you open the door, and you're the entire house.

In 2024 any apartment built today two bedroom one bath is an insult everybody has a partner or a roommate for the couple hundred bucks it cost to add a bathroom while being built you should feel insulted by anybody who even offers a 2 and 1 I know this place is older I hope they pay less
