The location dictates a huge chunk of the price... it is located in the downtown area which pretty much explains it. I come from the Philippines which is a 3rd world country but houses near the Downtown areas/CBD's/Financial Districts can cost an average minimum of $1,000,000 USD which can go all the way up to $10,000,000 USD... but the great thing about the Philippines is that there's a huge gap between rich, middle-class and poor which means we have a great diversity in housing options... you can buy a decent house for $80,000 to $100,000 USD... we also have low cost housing which can cost $20,000 USD or even less, again, depending on the location.

Apparently they don't use Zillow because I found 20 properties twice the size at less than 200k. That is scary price for such a small space and just like the crash 10 yrs ago tjose poor people will have a house worth half the purchase price in the future and the builder will have laughed all the way to the bank.

This is what I want to do in my city but the Mayor won't have any of it. I spoke to another builder recently and he wanted to do the same and she said no to him as well. Between both of us we could have created over 20 tiny homes that would be under $100K with land, but got shut down.

There is NO "official tiny house size." The average house size for new construction in the US is 2200 square feet. As this is 70% smaller than average, it definitely qualifies as tiny.

There was a report recently released , it stated a yearly income of 100k is considered low income here in the Bay Area . That totally blew my mind . On the plus side of that is here in the Bay Area there are several professions paying at least 100k - Living comfortable in Cali , it's important to have a skilled trade or a Degree of some kind.

You are so correct Jessie . I am in the position to sell my home and damn near pay cash with money left over on a home in Florida , Texas , NC, Colorado , Arizona etc... I’m close to retirement and look often at other properties ... I’ve come to realize ‘ we pay for the weather’ .. I just took a bike ride at the Marina in crop pants and lightweight jacket . I had a tank top on while I was putting my up my Christmas lights ... The climate and weather conditions throughout the country truly scare me , also racism is a huge factor , we are so diverse here in the Bay Area . However , if we choose to snowboard in the winter months , we drive 2. 5 hours to the beautiful Sierra Mountains .. It’s almost perfect .. sometimes we don’t get enough rain resulting in drought conditions . Just filled up my car with gas = 3.88 per gallon , a yearly income of 100k is considered Low Income , meaning people can qualify for government aid if they make up to 100k .. I would love to move out of California but where ...

Unfortunately, a neighborhood of $49K houses will turn into a slum/'hood VERY quickly. If houses are priced low, you get low-income residents who will not upkeep the house. That's what happens. In fact, those $220K prices -- which we are all complaining about -- is the ONLY thing keeping this enclave in Reno from turning into a trash park.

The cost of just buying a parking lot in the downtown core must have been expensive. These are small homes, not tiny homes. While the price point may seem high to some, it is all about location and the fact that all these homes have upgraded creature comforts. With the cost of the average home in my city at $400,000, $220,000 seems like a bargain for downtown.

And, no help for ppl in wheelchairs especially those with mitochondrial dysfunction that wastes a lot of their daily energy just trying to get upstairs. I couldn’t manage it with my disabilities. Many folks def need one floor. This is why disabled housing is always on one floor. Too many barriers otherwise.

Reno homes have become very expensive! And these homes are very nice with the best appliances and finishes. I lived in Phoenix, Arizona when downtown was being renovated and made residential. Those homes were mostly loft spaces, all the best luxury finishes and appliances, like these. They were purchased mostly by people who worked downtown and had a higher than median income. (Think attorney, doctor, nurse, museum curator, cpa, managers, etc.) While getting the homes built and sold, the city was making enough money to clean up the downtown area with beautiful parks and other amenities. Shopping and event venues moved in, special free buses/shuttles that stayed in downtown, etc. The result is a beautiful, vibrant, urban center. Reno is doing much the same. Many places they need to go will be within walking distance, groceries banks, post office, medical care, library. Everyone will use these new city amenities! The entire city will benefit! These homes aren't any more expensive than any any other home of the same, relative size. But what the buyers will eventually get in the city will hike up the value of their purchase in a major way. These people are making a wise decision buying these homes!

You're forgetting that we're near or at the top of the 'bubble' and in an major city experiencing high growth and companies moving nearby. There is a demand. You're also forgetting that these are not 'Tiny Houses' which are typically off grid and independent. These units are tied into the system which means infrastructure. Infrastructure such as underground piping, electric, and sewer and also grading the lot, and concrete foundations and sidewalks etc. costs money. This project was more than 10 tiny houses rolled onto a parking lot.

I live in reno. This is a laughable way to spend 200k. These were built a couple of years ago when housing was incredibly tight (still not great) the selling point to these is their proximity to a district called midtown-renos attempt to have a small foodie, artist area. They're on a couple of heavily trafficked roads and close to a pretty sketchy area. These are a joke on a cost per square foot basis, plus your neighbors are pretty much up your ass. But, hey, the builder recognized the tiny home trend and pulled it off.

There are a lot more reasons to buy a tiny home than to save money. Some people want to have a great location and be close to the action. Others (like myself) don't want to own or maintain spaces that won't get used...so a small space is perfect. I live in a small apartment right in Seattle. It's more money and less space than I've ever had...but I love the location and I wake up every day happy to be here.

I think you should live in Tokyo or Hongkong to truly understand what is a tiny house means. This houses are big enough, even by Indonesian standard. By japanese standard? It's huuggeeee ❤

What in the Us are called big tiny houses, in Europe are regular size houses. It is interesting to see how different judgment parameters are in different societies depending what priorities in life are.

$220,000 for a 650 square foot house! I live in a brand new townhome in a very good neighborhood with a community pool and park and a local mall nearby with 1680 square feet for that price with a one car garage and a driveway for 2 cars

The price is not excessive. Excessive is purchasing a $400,000 McMansion in an isolated suburb with numerous empty rooms, two vehicles and seldom used yards. Having lived in a suburban McMansion and much smaller city places....give me the inspiration of the city ANY day.

Well, consider that some of us 60's something year old ladies like to garden, grow fruit trees, sit under the shade instead of using air conditioning, raise a few rabbits and chicken, and not curl up in a ball and die....I like land!

You could double the occupancy rate of the land, so not as efficient a use of space as condos or a high-rise...as much as I dislike them.

Nice concept..but it's not really tiny or that affordable. $220k is the cost of a regular house..unless cost of living is real high in Reno! I'd prefer to see options like these without all the fancy furnishings included. If people can choose their own appliances, that may reduce costs. I would have done 8 instead of 10 though...more breathing space. Happy for those enjoying their space.

Check your state for minimum size, and design and contract it out yourself. I think $120000 is plenty for a well insulated, 500 sq ft, furnished house. Then add the cost of the land, getting all the utilities, and a place to park your transportation.

My 1350 sq. ft. house was $150,000 in the beautiful rolling hills of North Mississippi, surrounded by lush pastures and towering trees.

I love the tiny home concept and these homes are beautiful but they are NOT worth $220K.

On the same footprint these 10 households could have the same privacy with much bigger living areas and lower price, maintenance, and electricity bills. What you do is place the homes attached to each other in what I call a “condominium”. They can be new construction and nice as you want. It’s revolutionary! You could even fit 20 or 30 families comfortably on that land and reduce the cost even more. But it doesn’t have a trendy name.

I LOVE this place. It's not a ridiculously tiny place like some of those "tiny homes" but it also isn't too big. you can' live comfortably. The only thing I would change would be the design of the house. I would love something a bit more "modern" in feel. These seem quite traditional in their framing while the interiors seem more modern. I would like that more modern sense brought outside as well. Perhaps a saltbox shape? Who knows. Anyhow, great job ladies!

We bought a 1600 square foot home with two car garage slit covered/open deck, utility shed and fenced back yard for $225K two years ago...in the Midwest. In the enclave of Ralston NE where we live, surrounded by Metro Omaha , the average house is $215K. Location, location, location.

Seems like a cool setup if got the budget for it and all. live in a 1 level apartment now so 2 story place done before and kinda pain have to walk up stairs all time just to go to bed anytime. hope get decent studio later and downstairs , so not alot of climbing lol.

To live in an urban area, right on a busline, yet having a garage for your car, with casinos, parks and tons of restaurants within walking distance, to have a close community with your neighbors, all of whom you learn to know and value, yet be safe and comfortable and only ten miles from great skiing, those are the intangibles that add to the value of the property and make it a bargain.

The price is high for the space, but I also don’t live in Reno so the cost of living and homes may be different than in Utah. I love the idea of having little communities of tiny homes. Not everyone needs a huge house. It’s nice to have a larger home, but does one need it?

we bought our house in Sparks /Reno in 2014 for $299K- 4 bedrooms, 3 bathrooms, 2700 sq ft and 1.6 acres. It is worth more than $800K now. Housing prices here are going through the roof but I would not pay $220K for a tiny house. This is ridiculous.
