98% licensed advocates give up in first two years of practice. This is the most difficult profession to build a career if you are in litigation. Nevertheless, I hardly faced any hardships barring workload (which I enjoy) to start a career in litigation and that too as a First Gen. You need to be good in studies in fact you should know the law well to be successful. This is plain and simple. My first case helped me a lot as I had worked tirelessly on the case, eventually it helped me to get noticed around. 5 years later, I can say that I have achieved more than I desired for.

You can approach landlord and file petition against the current tenant for subletting the premises then after you can become legitimate tenant
