As someone who works a luxury property developer in London, I can confirm that $750k sounds cheap for this apartment. Only negative I can pick out is the visible air conditioning system/FCU. Should be hidden in the ceiling and extracted through a ceiling grille.

Im not trying to bring anyone down but I think it's a bit overprice. Building a house in Ghana costs anywhere from $65-115 thousand. Alexa costs $57(the echo dot is $30) let's just say there are 7 rooms. That's $399... I think. The smart mirror is $309. The jet shower is anywhere from $198-500. The fridge is about $2000. I think you get where this is going, even if u buy the higher end stuff and even with all the smart plugs and smart hubs. It won't be $750,000. But with that being said, I really enjoy the idea of a smart home in Ghana.

I think it will be $400-500,000 tops and plus the idea of a smart home is supposedly the reason it costs so much meanwhile, the appliances aren't close to even $6,000. You can make a home a smart home just by buying an alexa(preferably one echo show and a few dots), smart plugs and Philips hues. And if you want to be extra you can get one of those ring doorbells and a smart fridge. That's it, nothing special except the curtains.

Land prices vary across Ghana just like every other country.and in the centre of the capital city is the most expensive and plots can go for $100k+. Of course the further you go out of the city, the cheaper land is. But it also depends on the amenities, features or Natural resources found on the land. Land prices in a secondary city (Takoradi) have gone up in the past 10 years because that's now the oil hub of the country.

Increasingly, people with Ghanaian heritage who live outside Ghana are buying property in Ghana to stay in, for when they or their family members visit Ghana. Having to pay for a gardener or gardeners all year round, while you are overseas, such as in the UK or Finland, for example, greatly raises the yearly overhead costs of owning property in Ghana (security / watch night; gardeners, caretaker etc.). So many people prefer property with smaller compounds / gardens. He mentions this is Cantonments, which is where many embassies are located, and it is a very affluent suburb of Accra. Knowing a number of families with property in Ghana, but who do not live full time in Ghana, many choose to voluntarily have smaller, but more secure compounds, to reduce overhead costs and increase security. I paraphrase a commentator before me who said, 'the land alone, the compounds, for the 4 or 5 houses in this group, is probably worth more than $1million US'. That is before you add the costs of the buildings.' Great talking to you. It is truly a very lovely house. Live long and prosper !🖖

The true purpose behind Smart Home technology is for control and surveillance by intelligence agencies. They provide limited garden/yard space because they want people to be dependent for their food source. The US homes are built on small plots to prevent home gardening so it’s impossible to feed your family fruits and vegetables you’ve grown yourself and you’re dependent on the grocery FDA-regulated foods sold in stores, which are full of GMOs, grown in nutrient-depleted soil.

Nice house, but I feel it lacks natural light getting in. I'm sure he visited at day time, but they have to turn on the light on almost every room and still looks dark. I think most of the value comes from the location.

Well planned home but it's too expensive. I live in a Meritage home in Florida, a 5 bedroom house, 3 and a half bath, an office with all the smart security bells and whistle for around $450,000. How many people can afford this home in Ghana? I will definitely not buy a home this expensive in Ghana. No way. It's ridiculous!

A K There are no way homes like these will help a 3rd world country like Ghana, with so much unemployment in the country. Where are the cheaper homes in Ghana? More builders in Ghana are building expensive homes. Why? What is the percentage of rich people in Ghana. I bet it is probably 1-2%.

@Amy williams I think that's part of the problem. It's being marketed as a "smart home" when they probably should focus on the home itself overall. If they had focused on the marble tiling, unique imported bathroom features, custom lighting, that unique swimming pool and did more focusing on those things it might get a better response. Its still overpriced. But as someone pointed out you're really paying for the area.

Take away the price and the lack of individual play areas for the houses, this is one of the nicest & most modern interior I've seen in a Ghanaian property . Kudos to the developers.

It isn't worth $750, 000 at all. With this money you can purchase a proper luxury house somewhere in the US, truly disappointed about the house in the video, i was expecting it to be much much better for that price. It doesn't even have its own private pool like come on now, that to me is really a waste of money to buy the house in the video. They are hustling and lying to africans searching for a home!!! NOT WORTH THE MONEY IT AT ALL.

@@232police Ghana properties are overpriced indeed, but then when comparing US prices with Africa prices, you must keep in mind that we use concrete to build our houses in Africa and that comes in costly believe me. Contrete walls, floors and roofing, though some use iron roofing, it is costly bcz it requires lot of labor and materials.

As an American I was surprised at the property values of some roads and lands built in Africa. They were charging more than American land in American developed cities with full of regulations and nice roads and houses. The roads were made of dirt and the land was selling for more than those American in African cities. The land is appraised at what people are willing to pay, and I have to say, to build is a lot cheaper and more affordable in Africa, and a lot of these African developers are getting rich selling the land for way overpriced.

You must be living under the rock? Walk-in closet, for real! That's like on every street from houses as low as $40k in Nigeria. Disappointed much. Some comments are not necessary trust me. Smart home like this has been in Nigeria for over a decade. Please type Sujimoto Nigeria. He is young but many have been doing that before him. He develops houses across Africa. Automated curtains is like 15yrs in Nigeria, not new to some of us and I'm sure some other folks had it way before. You lot need exposure man.

For example, a lot of the kitchens in African homes are closed off and have doors. I understand why. But in America, it isn't a thing. Just differences I noticed. Not trying to offend.

The size of house is small for 750K..the smart system is nothing..the fridge for instance is simply 4K usd...or less...all keypads around 250usd each.....the control unit is very cheap...I would say 400K or 350K is an ideal price.Dont be fooled by being smart...may be the location even then I wont pay above 500K.

My brother it’s an investment. I agree ☝️ with you but I keep saying situations are same everywhere you go. Given the opportunity someone might not be successful in building this type of house. Land acquisition alone with litigation issues. In USA 🇺🇸 they will build a house for $120, 000 and sell it for $200,000. And it will take you a 30 years mortgage. By time you finish paying, you will have paid over $600,000 to the bank. So if you have ready cash you can either build it yourself or go the ready built ones. Which will cos you cos they will add their profit and it surely like 100% if you lucky 🍀. Am just using rough figures here. Let’s not forget houses appreciate always so he might build it for $400,000 but after two to three years it might be worth over $700,000. I don’t think that house will lose its value especially looking at location. Thanks 🙏 let’s continue to share ideas and foster greater ties to help each other in making informed decisions. Evans Evans I think the gentleman had a fair plea for his statement. Same way I’d side with your statement that “if you don’t have money for medicine you say medicine is not good”. We are readily informed that land in that area is expensive, I hear some cost $200k to 1 million dollars 💵. What we face here is even more cancerous. They will sell you a wooden house covered with bricks 🧱 for $240,000 plus and by time you finish paying you will be nearing your grave. I think 💭 there is a lot of opportunity in Ghana 🇬🇭. Evans It’s hard to resolve such issues especially relating to cost of land and structures. I think 💭 though expensive it’s in range cos that house here lol might be worth over 3 to 4 million depending on even location. So if I have money why not, will definitely get one but that’s beyond me lol 😂. You probably won’t get such features in buildings here either lol unless you request it to be done and it comes with a high price. Anyway we still learning and hoping to spend our hard earned cash 💵 in the right proportion. So I will take all views, analyze, and make an informed decision. $750k not so bad

Alice $ 1 million dollar is even too much and it will cost you long for relocating here in 🇬🇭 so I advice you to buy an affordable land here first whiles you come over as lands here are in high demands by Diasporans and it appreciate/increase in value. We have lands here in Shai Hills, Apollonia, Akwepem valleys, Oyibi, Tutu, Adukrom Hills,and Dodowa.They are affordable to buy, build and also invest on it in either Agriculture or Real Estate.

Obviously there are houses in the high end areas very expensive but we are talking about humongous sizes of buildings with enough spaces. If you go to the Beverly Hills, Hollywood areas houses sells beyond 1m usd but again with super spaces lots of room equally smart homes as this. In Ghana for a house to sell a quarter shy of a million, wow that's ridiculously expensive, but hey like he said people are buying so..who am I to bitch about it.🤷‍♂️

I had a family brother who bought an old house for 1M USD he dismantled the house and build a new one, I told him he is a craze for doing that. Today that house is a residential house of UAE Ambassador paying 20K USD per month. Now can you understand the value of the location?

The biggest drawback for me for making the move to Ghana is the lack of reliable unlimited high speed internet directly to your house. I'm a Cloud Arcitech and work from home and need reliable fast internet to do my job in AWS, Azure and Google.

With same features and at plush neighbourhood of a sort in usa? Location means a lot and ooo those of us who tought Africa is cheap should have a Changeof mind. People live big and mucht better than in europe and in the usa

Not necessarily. Depends on what part. I saw a few homes with a bigger layout and just as smart featured such as this one featured for 780k in the over-priced Bay Area where I'm from. I smart featured my entire home myself and it cost me under a $2000 to do so. LED strip lighting is super cheap. Smart Light bulbs are cheap. Smart door locks are under $250. Smart curtain panels aren't too expensive. Compared to some of the homes I showed when I was a real estate agent in the Bay Area, yeah this home is overpriced. No parking, no backyard space, no lot and no real privacy. Yeah it has the best home aminities but that's where its stops.

No disrespect but that's not worth it , it is way too expensive for such small unit in a complex. In Pretoria, South Africa where I live i would get big mansion with 6 bedrooms in exclusive estates for less than 750k with a spare change to spend.

@Philip Banda my point is that it is overpriced. Beverly hills is in California and the standard of living there is very high therefore you can't compare a house in Ghana and California in USA...

@Philip Banda yes that might be true.. But my intial point from what i have observed is that most house in Nigeria, Ghana and also kenya they are overpriced Compare to what you might get in other low-income/developing countries like south Africa, Namibia

It isn't worth $750, 000 at all. With this money you can purchase a proper luxury house somewhere in the US, truly disappointed about the house in the video, i was expecting it to be much much better for that price. It doesn't even have its own private pool like come on now, that to me is really a waste of money to buy the house in the video. They are hustling and lying to africans searching for a home!!! NOT WORTH THE MONEY AT ALL.
