Symmetry is important to me. The fireplace with the built ins only on one side would drive me crazy. Love the office. Love the grids on the windows. Adds character. I would also like to see crown molding in this house. A little too modern for me.

Wonderful aerial view and curb appeal at the intro. The formal DR has entrance from foyer and kitchen ❤❤. Nice LR w fireplace. Love the windows/doors. Like them better if bare and not griddled. The kitchen is somewhat basic but nice/spacious & becomes remarkable w chef’s kitchen!! Master BdR with separate seating area - ❤❤. Nice master bath w beautiful stand alone tub. I could live here. I love the fact that the front door is not all glass. This is a gorgeouse home, love it that all the ensuite bathrooms have tubs and each bathroom is uniquely beautiful. I would prefer a privacy fence in the backyard and no pool though.

I would think it can’t look crazy different and off the wall because 80% of folks would hate it. Since it’s a spec home, I would think it makes more sense to play it safe and choose an exterior that most prefer and are currently purchasing. I could be wrong though!

1st of all this house is NOT in a "sought after" neighborhood; small kitchen; cheap chandeliers; cheap sconces; Imma stop here...I killed the video after the kitchen. This should be no more than $800K....u can see your neighbors @$6 MIL,,,$34K a month mortgage...the houses next door have been assessed at $268K & $340K......that's NO for $800 ALEX...

Just as is in Atlanta, the open formal dinning at the entry is a not a value. The large tree near the house in the front yard needs to be trimmed. The leaning branch will cone crashing down someday. The so-called chef's kitchen is just a pantry. No cooktop, no counter space. Just a pantry with adequate storage space. The downstairs laundry room is very small, not much counter space, no hanger space. The garage floor should be epoxy. The closets look as if they come from The Home Depot, no character, no room for a safe in the primary bedroom closets. The upstairs family room has no wall space for a television. The flex room has no wall space for a television. No built in speaker system such as Sonance in the house. The light switches are generic, how about Buster and Punch, or even better a Lutron system. No covered outdoor kitchen at the pool area. You must walk through the house to reach a powder room from the pool. Builders of spec homes today leave much for the purchaser to finish out. It seems that the builders of homes in Belle Meade and Oak Hill have gone by the wayside. The house is $2,600,000 at best.

You're paying for New build in the area according to the comp value according to square feet, 😂bedroom and, bathrooms. You could always counter offer with the market slowing down. If you want a new build it's best to find a building neighborhood with what you like and work with the builder on a new build. Of course they want give you 💯 if you're not in on the design. That comes with the cost as well. I looked in Brentwood and those homes are compatible with lower taxes but they're in the HOA districts. This home would meet someone's expectations.
