My first concern about Houston metro area is the unexpected and uncontrolled flooding….i am not sure how is the drainage layout in those new developments, so flooding insurance will be another insurance plus homeowners insurance…another concern is how well insulated those new homes are and the last one is if the resale value……

@@CalebHerscher not an issue in these neighborhoods. They spend lots of money on these engineering plans in new communities to ensure there is no flooding. Millions of dollars on the line for these developers. They aren’t messing up.

Not sure on these exact lot premiums, I can ask, but most master planned communities with builders in this process range have lot premiums from $0-$50k for the nicer larger greenbelt lots

Good looking homes and cheap compared to Florida. Specially Sarasota that would be 1M+ before lot premiums and upgrades so we are talking close to 2M. Question don't people build pools in Texas? What are the lot premiums? Got to convince the wife to move there?

They're kind of overpriced, though. Houses in the same category built 2-4 years ago are $50K+ cheaper!

Everything was cheaper 2-4 years ago. They aren’t “overpriced”, unfortunately they are correctly priced or you’d be able to find the same home in the neighborhood next door cheaper. Which you can’t. You know what they say in real estate, the best time to buy was 10 years ago and that will always be the case.

How large is an 80' lot in terms of acres? Still learning Texas lot size language.

@@dctammy74 lots are discerned here in Texas by the front width of the lot. The smallest lots are usually 40ft wide and 80ft are “typically” the largest width lots in master planned communities with a few exceptions. The depth is what will affect the total square footage of that lot. Some are 120ft deep and some are even deeper.
