If you’re new to my channel, my name is Brian Waldron. I’m the founder and CEO of Mannekin, leading event space consulting and scaling company in America. It’s a family office, which is just a formal way of saying we invest our own time, money and energy into event space owners. Our client portfolio currently holds over 400+ venue and future venue owners. Given this is a YT channel, and anyone can claim anything, I’ll give you some stuff you can google to verify below.
How I got here…
21: Graduated with my BBA in Real Estate Investments from Baruch College in New York
22: Worked as a server at an italian restaurant because I couldn’t find a job out of college in my field
22: Started working at an event space in Brooklyn to make extra cash. Eventually got my own.
23: Didn’t know anything about the space and went completely broke. Learned about digital marketing and did $15k my 3rd month in business. Opened up a second space and did $30k/mo.
25: COVID happened - went completely broke again.
25: Added the rental company. Ended up doing $1M/year with my business.
26: People started reaching out about consulting. Created my first course “Six Figure Event Space Accelerator” showing people the steps on opening an event venue.
27: Created “Event Space Elites” - an A through Z solution showing others how to find, fund and fill their own venue.
27: Fully exit all 4 brick and mortar event space locations in all cash deals.
28: ESE crosses 400 clients and we become the #1 event space consulting firm in the country with the highest amount of clients getting funding, opening spaces, and collecting cash.
Today: We focus heavily on changing the face of the event venue industry making things easier, faster and more efficient for our clients through product and offer development. Many of our clients have gone on to open up second and third locations, or even fully exit their business like we have.
If you’re reading this, and scared to start that business - your worst case scenario is your current reality. Make it f*cking happen. You either win or you learn.
Let’s get it let’s go!

I love your content and game! I’m so encouraged now. How does having 1 bathroom go? I’m thinking I want to have at least 2 in my space. I’m thinking 1 bathroom could be a nightmare.

very informative. I have a question though, when it comes down to decorating. Is it better to buy your own decors, get a vendor or leave that to the clients? this is my biggest block right now.

Do you suggest buying or renting a venue? Should I get a realtor? I’m interested in owning my venue but not sure where to start.

how do you market to people and how do you know your in the right location and what about the competition I'm not young like you. I have been paralyzed by fear my hole life. I have always wanted to do this. I'm embarrassed to say, but I'm 40 now, take care of my mother kids, I do parties, I always have but I have never make this kid of money at all, I the compliments this and that. I will take any advice you're willing to give. I'm in the process of doing the rental to open the venue. I appreciate your time

The more programs to sell the more competitive, this industry becomes, and eventually your students will do nothing but struggle to make ends meet. You can saturate a market pretty quickly.

If they racking in 50k/mo and they’ll be there long term 2-5yrs on a lease it would be a beneficial move…. They’re gonna make it right back… it’s called investing!
