unless you're staying short term, I believe that any person that can afford to pay $20.000/month would rather buy it than paying that amount of rent.

Right? For that price at about two or three years' rent you can buy a much nicer apartment outright, and you'll own an appreciating asset. This might make sense to rent from your own (parent) company to put an expense on the books so you can claim less profits but even then you wouldn't rent it from some rando, you'd rent it from yourself.

honestly these apartments for such a price point are truly underwhelming, first apartment has great outdoor space but horrendous bedroom and views that look directly at a building, I usually hate to be harsh but I just had to post this.

You're mostly paying for the land there I believe. Tokyo is extremely dense and infrastructurally well designed, so land prices are extremely high. Hence why hotels are also super expensive despite the rooms being tiny.

I agree with you (and sunken floors need to be at least 2 steps down to avoid incidents) but these apartments "live" like townhouses and are located in a great pedestrian-oriented neighborhood.

Totally agreed, most Japanese luxury living standard compared to the US is just upper middleclass at best. Super low ceilings, tiny-room floorplans, and their narrow hallway design is just unnecessary, given the total squarefootage is already quite limited. Japanese design is known for max utilizing space, not flat-out luxury.

It's all about location. Where I live, $5 million would get you a mansion with a bunch of land and a pool. 2 hours away in central London, it would get you a 1 or 2 bed in a tower block.

This is one of Tokyo's niftiest neighborhoods, So the price is low (look up cost per square foot) compared to apartments in the niftiest neighborhoods in Europe (such as St Germain des Pres or the Marais in Paris) that would set you back $6 million without such roof terraces, a lock up garage at street level, and private elevator.

An apartment in one of the 6 best places to live in in Tokyo -- which is probably one of the top 3 best *_cities_* to live in on the planet. Given that Tokyo is one of the safest, most infrastructurally-advanced, most internationally-connected cities in the world, I'd say that the rent's worth it -- as compared to London, NYC, Paris, Rome, or other Western metropolitan areas.

I have steps into my house, onto my porch, from my living to dining area, and from my backexit into my built-on garage and my little ones do just fine. If 1 step is a danger to your kids then there are other issues you need to address.

It's nice to see really unique layouts that are still really practical. Most "odd" designs I see in Tokyo are so weird that I can't imagine they'd appeal to many people, but these are both really clever. Well done to the designer.

Sunken floor sucks. You can hit your toes, it can be problem for accessibility, and most importantly you can't use robot vacuum.

These apartments are so cool! In the western US especially, all apartments are identical. An apartment built in the last 20 years in Phoenix is the same layout as one built in any other of 30+ states. I hate it lol.

Aside from the fact that both apartments are way too expensive for me, they’re quite tempting. I’d probably choose the second one and use the room designed as a guest room as the main bedroom, even though it doesn’t have an attached bathroom. As a European who mostly just showers and only takes baths occasionally, that’s fine by me. I’d turn the actual master bedroom into an office/guest room, which I honestly prefer anyway, especially since that room leads directly into the kitchen/living area without a separating door when you come up the stairs.

Personally i prefer the lower budget video series, it keeps the dream alive for those of us that are broke. or a comparative series, places of the same price but further out of the cities to show the value for money. But i know your business if a higher clientele so it makes sense for these higher value videos.

190 sqm is basically a house, and given that it's only one bedroom, that leaves you with a ton of space. Also Daikanyama is imo pretty much the nicest place you could live in Tokyo, super central and close to both Shibuya and Ebisu and yet quiet and charming. So even though the price is still insane of course, given that it's essentially a really nice house in the middle of Tokyo I'm not too shocked.

Those appartements look very stunning, absolutely love them. Very modern and liveable (although 3 balconies feels a bit like a waste of space. lol) But the rent are ridiculous! For that price you can already buy your own small propertie outside of Tokyo lol

A good theory I've heard is that muted colors are so popular in homes nowadays cause we are showered with bright pastel and neon colors everywhere else due to all the advertisements and such. So a muted home feels more relaxing A white base also makes it much easier for the resident to add their own touches as white and black basically goes with everything; little need to worry about clashes

I would go for the second Apartment, if I had the choice (and not to pay for it). Having the Room that is separated from the main unit by the balcony could be used as an office, if you mainly work from home, a hobby room, or (if you have kids that are somewhat independent) as their own separated room. Now, personally, I would have loved to have the lower balcony's wood floor not go all the way across (cut it in a way that leaves just a path between the rooms and to the elevator) and put in a small Zen garden or at least some artificial grass, to give you something other to look at except those windows and walls on each side.

It's crazy how the location makes the price so insanely expensive. These apartments are both about 200 square feet smaller than my house but cost SIGNIFICATNLY more than my house. If I paid $20,000 a month on my mortgage, I'd have my house paid off in 5 months.

No matter where I’ve lived, Mexico, US or Japan. I like having a balcony, even if I just use it to hang dry my clothes, it’s nice. But I’ve never had one like this lol. But for one bedroom it’s a hard pass for people with lots of friend/family lol. Also I think the reason sunken floor living rooms died down is because people learned that they get old or need wheelchairs

Seeing as how where I live, 1 bedroom means like that you have your kitchen/kitchenette, dining area, living room AND bedroom in the same room. Kinda like a hotel room. With a separate bathroom & shower (bath if you are lucky) room.

its a bit messy, the extra toilet in the bedroom section was not needed because it has its own bathroom (shower + toilet). The uses of the outside era wasnt that satisfying either. Bad house overall.

If I had to choose one, I'd pick the second, and yet I can't explain why. They both are too sterile looking for my taste and certainly not in my price range. I loved sunken living rooms in the 70's, but when you get to my age, it's not something I find desirable. I do enjoy viewing them though. 🥂🍾 Happy New Year!

The first apartment has poor layout, the sunken living room makes it hard to customize the space utilization, so a major miss for a rental property that isn't aimed for sale

Even if this was any last resort for residency in Japan, 20k usd should sound like you could get a whole floor worth of BEDrooms in the top of an apartment complex. This is admittedly very disappointing for 20k, even if this is a high end district. I think the 10k USD/m apartment you showed in a previous video was bigger even with a balcony.

While I enjoy some of the features and will be borrowing some inspiration (Especially those balconies, the First Rooftop Balcony especially) the sum of the whole doesn't do it for me. Especially at that price. I can see it for someone like a high end host or entertainer who needs to be splashy but overall it just doesn't feel worth it to me.

Are there stairs to evacuate if the elevator doesn't work? The floor plans suck. The developer is an idiot too. My house is 2,000 square feet and it has FOUR bedrooms. By adding another wall, the rent can be even higher. I would choose the second one and AirBnB the guest room.
