Amazing project. Well done @marcuskittrell ! I have a question about the numbers. It seems no equity was created, just cash flow correct? With a $96k NOI at 8% cap rate (generous these day), looking at $1.2M valuation. Hard to make this deal work with any kind of leverage.

In most decent markets, new construction should appraise with a lower cap rate than 8%. But still, you’re not entirely wrong.
