There is one way to get ending 3 relatively easily: Play on easy mode and make sure you have the gate code and cleaned off the gate control panel. Make sure the Mom is outside (either by using a doorbell or waiting until she waters the tree, so the front door is open) and the Dad is watching TV. Open the gate, Mom will guard the gate while Dad will run to the panel to close the gate. Immediately run to the car (stay near the trunk, we don't want Mum chasing us yet). After the gate makes the clacking noise (signalling Dad pressed the close button), wait a second or so and then make Mom chase you (go near hear) and then loop her around the car (so we end up near the driver door). The gate should be nearly closed. You may have to wait for half a second, make sure Mum is RIGHT behind you once you go through the gate. I got it to work second try or so, but it was bugged, the Mom just vanished and I got ending 3, so maybe wait for the next update.
