Interior Debris Removal | Saving Time & Money After Under Bidding A Job

We under bid yet another job! Although we made money, we didn't cash in on our true value. We did a massive interior demo / junk removal job in a matter of a few days. In those few days, I came across a few things that were unexpected, adding to extra time, effort, weight in the dumpster, etc. on a flat rate bid.
So we did our best to make quick work on the project and were incredibly resourceful and efficient in order to keep time and costs down! We managed to stuff the entire project into one dumpster and save time and effort by having the mini excavator close by.

I totally get it man. I’m owner operator of a floorcovering installation and demolition company. We call it “autopilot” when you just start working and going through the motions lol. Your mind starts wondering onto other things but your body is still there working, happens to us all the time. Especially longer days or night work

Let's go with $6000.00 It's amazing to see how much cheaper property is down there than up here in Southern Ontario, yet the prices you're able to charge for services are pretty close to the same. For perspective, that house would sell for about $650K in my neighborhood, and a dingy one bedroom apartment's rents for almost 2k a month.

We used to have buildings like that down here but all have been demolished and replaced with overpriced white boxes today. The few old buildings left get gutted inside and everything replaced with white drywall and black.grey add ons. The ugly drop ceilings were everywhere here because no one would repair damaged plaster ceilings. Nice to see you pulling all the newer cheap crap out because someone actually wants to make the place nice again. I have done a lot of lime plaster repairs over the years and while they can be challenging they don't grow mold. Like you I throw stuff out the window to break it down for disposal. The last time I cleaned out a home like that was in 2008 and I charged 5500 so in today's inflation I would estimate around 7K.

My guess would be that you bid it at $4500. Clayton the one thing good about underbidding a job is that you gain the experience that on the next jobs you bid them better and the more and more you do those jobs the better you get at bidding them accurately And learn to exclude unknown foreseeable items. You learn to say in your bid that this bit includes one layer of carpet, Is one layer of linolium flooring, One layer of drywall ( Yes I have done jobs that there's been multiple layers of drywall ) , and such.

Keep finding a way to integrate into your model and make it happen! It seriously saved an insane amount of time on this location. I'd still be working on it otherwise.

Yep that's a lot of work. Been there done that. I hate under bidding but that's why it's an estimate not an invoice. You can't foresee all these challenges.

Without knowing a number I was pretty sure you under bid it. 😂 That's a lot of different parts to figure out. Maya be it's the FL in me, but i can't comprehend who possibly added drop ceilings and panel walls. Talk about a quick way to make every room feel small. We don't have many brick buildings though. Maybe that's more common than I realize.

I used to do junk removal and best jobs were the quick ones. My last bid was for 6 hoarder/tweaker trailers in a trailer park. I quoted 43k (yes it had bedrooms stuffed to the roof and yards full of crap and remains of meth use) and about a month to complete. They balked but ultimately after fees and hiring extra workers I would make maybe 5k. The last time I was there in December they had only completed 2 (I bid the job in 2021)

a good mask is a good idea especially for an old home demo job. you have to deal with Lead in the paint, asbestos flooring (was that tile floor 9"x9"? if so its asbestos) and there is a chance of Vermiculite insulation which is asbestos most of the time. all of that can cause serious health conditions. good call.

They weren't the old 9x9s. I double checked that, but yea, I was very glad to have those masks. The video couldn't capture how gross and dusty that place was

Those long pieces of wood for holding carpet down is called tackless strips

I don't know if you have a Harbor Freight where you are but they have a very reasonably priced extended handle floor scraper it works wonders on deteriorating carpet

I'm gonna guess you bid 9800. I'm a contractor and if you went under that I'm sorry but you learned a lesson the hard way as i did a couple times. That should be a 10k plus job.
