It’s a so light and bright… love the bedroom! For someone who is a bit older (like moi) and single with occasional visitors (daughter & her husband)… it would be terrific, as long as it’s not too noisy in the palazzo. 😊 Personally I love all the white! Then I can add colourful artwork and pops of colour with a couple additional pieces of furniture and curtains perhaps! P.s. I love your wife’s dress 😊

It is. Like 20-30%. Also rents are about the same maybe a little lower. Difference is MP is like 260-280 nights rented whereas Lucca is close to 340…. Assuming that you price it fairly. It is basically a year-round destination know very little low season.

I would like to see your math on how this could be a profitable rental property??? All in for at lets say around 300k???

Don’t think “all in price” is that high. Remember that asking price and selling price can be two very different numbers. 9% transfer tax will be on Cadastral value not selling price so shouldn’t be too bad. Lucca is crazy busy most of the year, even in winter. I personally know that agents in Valerio’s office have rentals inside the historic district. They can show bookings for 2024 that are already getting full for the year. And of course, previous years… Good agents like Valerio will be able to provide all of this. The town looks like it has alot to offer 👍. At 1st I didn't really like the apt , but realized, it's all the white paint, white floors , white furniture that I'm not a fan of , no biggie paint it and different furniture would be great place . White is my least favorite color

Every time we buy a place here, we inherit the furniture. The last time our designer took the furniture and repainted it to the new color scheme that we were using. You can find that video in my library it says “rental, an actual cost for remodeling…”. She did a great job and charged very little to put a coat of paint on things. And of course you could paint the walls too. All an easy fix.

Had a friend who painted his house yellow inside and out floors furniture curtains everything was yellow he got yellow gandis and they can't find him

With a router only in a 1000 Sq Ft (100MQ) you should be fine. For bigger places I recommend a “Mesh” system. Only a few €100’s and easy to hook up. It broadcasts the signal without diluting it.

Whoever buys it should put in AC. Not expensive to do and really needed these days. It’s so busy in August and Hot in August. 😵‍💫 Things that are nightly rentals stay nightly rentals. Especially the busiest month of the year.

That's a really noisy neighborhood and I believe there's no parking in that neighborhood.

It is right next to the Santa Maria gate and yes it is a busy and popular and noisy hood. That's why it is set up to be a BnB nightly rental. It sold by the way folks on the first "Open House"... These things go fast!

Sold during the open house a few days after I made this video. Was on the market for less than a week… 🤷🏼‍♂️ All very subjective isn’t it? Lucca is such a hot market right now that good properties sell super fast. Doing some more videos up there in a few weeks. Those will probably be about the same on square foot basis.
