Graphics bagunnayi, I stayed in Hyd last month, what I understood is none of the Indian city is a livable city. As a common man what I need is Fresh air, clean surroundings, disciplined transportation, quality infra, quality people. India misses all this points. Soon I realized India is not going to get them forever. I have invested in Hyd though, my soul says I am an addition to the destruction.

Everything very good First everyone should vote Second everyone should pay tax Nobody should take bribe to vote If the above conditions met then u will get all facilities. Drinkers decides the rules of this state and country. As an NRI my self I say most of the west Hyderabad market after exploring on ground few times since last 2 years one thing I understood is market is completely elevated artificially specially flats and villas very overpriced than western countries who will invest 3.5 to 5 crore in a suburb with no proper infrastructure example kismatpur and mokila. They are joke just see infrastructure roads are pathetic it took 15 minutes to travel a half kilometre in kismatpur street it’s like I was driving on mars with big potholes 😂

@@avinashrockstar I feel bad who for those who believe sales agents hype and invest and who think they can get 3 to 4 times returns in 5 years that era of real estate pricing is gone in Hyderabad this is completely unaffordable market now common people can afford in crore only 10% of the people can afford that category, Hyderabad builders focus is completely dependent on NRI AND IT employees but things are changing globally I see 2 years of stagnation around global market from now

IT industry is one of major industry of Hyderabad along with Pharma, Health care and Real Estate. IT service industry will be affected due to US and European Recession and we have currency crisis which will run 3-5 years. Hyderabad Real estate prices have stagnated but not corrected. Correction begins from next year and will be for 2-3 years. Growth begins post 2025

@@TheAnhsirkamar you're ignoring inflation and purchasing power parity (PPP) of us Indians. Inflation has gone up, so even if the exchange rate is 80+ now with USD, it doesn't really reflect in an improved PPP

Analysis is good but Hyderabad housing is not affordable when compared with Bangalore and Pune. One must wait for an year to take decisions on any new investment, villa or apartment. It is not the right time till elections..

You have conveniently ignored the upcoming recession and it's impacts. Real estate is the second most impacted sector after employments in recession times. If it is like 2008, then real estate will get collapsed like anything. According to my observation, even upper class cannot afford a flat in a gated community. Most of the flats bought are by investors and not by the real needy. This definitely shows the saturation point. The ROI that you have mentioned can be considered after 10-15 years. But the real issue is current times.

1. In US and Europe, for any house rents and emis are comparable. Most of the cases amount of emi is less than the rent you pay. For example take the case of 3bhks in nallagandla. Total cost of owner ship is 1.5 to 2 crores. Rent is 30 to 40 thousand. So if you take out downpayment 20 years emi 4 times the rent. This ratio would survive if there is a very inflation for a long period of time. Then interest rates wont come down. So atleast gated community apartment segment would go for a correction before another growth cycle.

1. In US, the house market has become so costly that EMI is atleast 2.5-3times the rental value. No where you can have EMI and rent a comparable value. If that is the case, anyone would go buy a house avoiding Rental expenditure 😂.

@@sivasiva6124 As per the 2022 data after price raise, highest yearly rent to price is 50 , that is in san francisco equivalent to ratio in nallagandla. A city like austin is having a ratio of 23. Houston and Jacksonville, florida are having a ratio of 15. Now you can compare

Thanks for the complete detailed info, though investors and builders push the prices up, the IT employees and other middle class people couldn't afford to buy because of their low salaries. Monthly EMI for a decent 2bhk in a community seems to be above 60,000. Once the supply is more than demand, the prices might drop

Who is deciding the real estate prices ?, Its like a dark market where no control on prices. where in other side India still struggling to get basic needs like good food , water, education and electricity to all the people around country. Fed has more than doubled the US balance sheet after covid. That resulted in inflation of stocks and some of the gains of NRIs due to that made way in to hyderabad real state. Now those stocks are going down due to reducing balance sheet by fed. So all the fuel that pushed the prices is gone now. Now its just time prices gets corrected to the affordability of end users from affordability of NRIs and investors

Bengalore, Pune, Mumbai, Ahmedabad, NCR, Chennai Annaouced its expansation plans. NHAI new 4 / 6 lines line highways are in fast pacing.. Real estate supply across India is avaialble. Demand is same... over supply issue can impace in some areas.

Real estate is directly proportional to population, infrastructure like roads & facilities and employment of a particular geographic area. It is known that the Govt has formed all such infrastructure to all villages of Telangana. One should understand that even though, it forms a little bubble for very temporary time period, again real estate starts adding up muscles which again makes an ordinary investor to feel like "how to spend such high amount". I feel this is right time to put his investments so that, soon he can reap profits. Recent political state of affairs is brining stability, which is a positive sign for an investor.

Yes prices are on higher side for new and under construction projects. There are many unsold flats held by investors, all you need to do is find a broker who can help you with unsold properties, you need to negotiate wisely for cheaper price.

MMTS and Metro are to be the nerve centers of growth. State Govt is taking trivial care of local transportation. All these initiatives were made in 2003. RRR is the only initiative taken up by the new govt. Need to act fast

We have to learn many lessons from COVID. It's unfortunate that we have not learnt. Thickly population city is dangerous. We were unable to control the present traffic. Crime rate will increase. Pollution -learn from Delhi city. What ever roads , Flyovers or under passes we build is useless. In China they have dismantled big buildings. Is it correct to convert agricultural land to commercial. From where we get vegetables? What is the present cost of living. Whether Telangana people can afford. For whom this development is. Employment can be generated through agriculture , Teakwood plantation , medicinal plants and handicrafts etc. Protecting the environment is most important. Musi river can be cleaned and boats may be introduced like in Venice city. Tourism can be improved. Why people go to hill stations for fresh air and peaceful environment. There are many things to consider. Ultimately every one likes to be in their homes at the end. As Tata said we will be comfortable in pajamas.

Good analysis. If you enter the apartment segment with a price point of ₹4000-4500 per sft on the outskirts like Mokila, it’s a good entry point. I would stay away from Villas, plots and highly inflated apartment prices within the city. Hyderabad will always attract real estate investment, since it’s the only city in Telugu states (Telangana, Andhra) which wins on infrastructure and livability factors. In fact Infrastucture in Hyderabad is far better than Bangalore as well. Market might get stagnant for a while, but will not nose dive.

Hyderabad real estate market was kept afloat by first time middle Class homebuyers for long time...since influx to city is almost round the year and increasing.....prices are exponentially shotup...which lost middleclass home buyers.....they r happy to choose rentals bcoz of home loan emi burden and market is flooded with lot of Apartments waiting for rentals in any given area thus enabling them to choose affordable rentals..... second time and premium home buyers will hang around but they won't contribute to inventory reduction.....bcoz of too much availability of units rental residential market also very competitive and WFH is biggest worry... thus M.C who invest in real estate for rentals r staying away..... CORRECTION will happen sooner r later r else inventory keeps hanging around bcoz people cannot create money from air... premium buyers contribution is always limited.... first time home buyers need to come for market contribution
