I felt for that dog and could tell you two had a genuine concern for its well being. Hoping you spoke to the neighbor again on your way out and encouraged them to bring the dog indoors.

You can still find them making nice quality homes. The problem is that doing it nicely is expensive and most people don’t want to pay for that. “Walmart” level construction sells.

Love those candle holders on the wall. I'm sure those doors are useful elsewhere besides blocking the windows. Looks like very expensive work renovating that home. You can use that old table in basement for a conference room. Just needs some sprucing up.

Oh hell no on the 17 degrees! It's in the upper 40's in my area of Florida and I'm in hibernate mode! The building is pretty cool. The entry area with the tiles & floor is nice. I do like that some of the original light fixtures and many of the doors are still there. Hope you called animal control or whatever agency is in your area, to do a wellness check on the dog. In Florida it's against the law to tether a dog, should be everywhere, in my opinion.

Interesting video. One thing I just don't understand about these properties is how the figures ever make sense. It could cost a million to renovate this I think you mentioned (that is probably being conservative as well), but when completed it would never be worth that (I would guess maybe half of that) because nobody wants to be there let alone anyone with money, and rents would be low for the same reason. So I this seems like the least productive property development market possible, am I missing something?

It’s a 10 unit building with rents north of $1200/month with an all in cost, rehab and purchase, of 850k. It’s pretty good math

is there even money in fixing this building up? not sure if there are people in the area who would be able to afford to rent these units out when its all fixed up. the fix up costs really seem higher than its worth, but I'm no expert.

It’s definitely a cash flow play. You can probably brrrr out of it safe enough and stick section 8 in it and be good to go!

Those basment sinks, all the mettal fittings on them are lead. They make non lead replacements for those old sisnks.

God, imagine going back to the 30-40s and seeing these houses in all their glory. It's like rats took over these properties and turned them into dumps. What a waste. My grandfather built a house in Detroit and he has a ton of photos showing how proud he was of his house. After all the flight out of Detroit, the house just turned to garbage by people who never appreciated what they had. It really kind of pisses me off.

Have you compared home prices from just 5 years ago to today? Detroit is on the way up for sure. The housing stock, especially brick is outstanding and cannot be duplicated today. Of course there are neighborhoods that may be beyond bringing back but at least a few Dozen neighborhoods that are only going UP!

Warren buffet did not and has not invested in detroit. Dan is a BILLIONAIRE and can afford to lose some and has. Have you noticed hes all by himself? If it were great you would see a lot of billionaires here and you dont. You can change all the buildings you want but you cant change the people!! He has also milked the city out of MILLIONS of dollars convincing them he will attract people to the city and other investors. Ge was only able to bring one and he left as quick as he came!! There practically giving him the city, which they would have to!!

@@donmartin986yes i have. You obviously have not. Nor have you probably ever purchased in detroit. Taxes are the highest in any city or town in Michigan. I bought an investment in midtown right on woodward, right by little ceasars arena, supposedly a hot spot i was told by the realtors that are all starving. My taxes went from $2200 a year to over $12,000 a year. I was next to the new whole foods, next door to where the NEW TARGET was to be built and above starbucks. Great spot, hah….. i witnessed bums crapping in the breezeway to stay out of the rain, people urinating in the bushes(no public restrooms for anyone anywhere). I leased it twice and both times the tenants wanted to break the lease due to violence and theft. Starbucks closed and broke their lease and Target pulled out of their deal to build? I listed it for sale and had to keep lowering the price just to get rid of it! I’ll say it again, YOU HAVE TO BE CRAZY TO INVEST A MILLION DOLLARS ANYWHERE IN DETROIT!!

I love going through old nasty buildings. I love seeing what they were and what they can be. Personally, I wish you were wearing gloves and a mask. I know it sounds crazy but old properties can be a superfund site. Mold, lead paint, asbestos, water in the basement, mushy floors or walls, a whole lot of dirt, and generally a bathroom and/or a kitchen that looks and smells like an outhouse. Not things you want to be breathing, touching, or carrying around with you. After being in a lot of questionable properties I keep masks and disposable gloves (and a really good flash light) in my car.
