Brings back memories of the start of our Carrowcrory Cottage that I am actually moving out of today. Bought in 2004, in actual better condition than that, but still a lot of work. Moved into it October 2008 having spent over €200,000 on it !!! Thatched roof too! Its amazing how it mounts up once we got started. I had a thriving storytelling tourism business going on at the time though, and partner doing well with her music and projects. We ended up running the place as a visitor’s centres with groups arriving for storytelling, songs and harps, and labyrinth walking, especially within our Tree Labyrinth. Also, due to covid wrecking my health and the tourism business I am unable to care for the place and it’s gardens like we did. So we have sold to a younger couple who will continue something similar. I’m off to a new place ready made and easier to look after. But from my experience from ruin to beautiful home and gardens, during the past 18 years … a project well worth doing, and not far from where you was looking at Elphin.

@@DiaryofaDitchWitch if it offered a large enough property for gardens, orchards, chickens, goats.... I would be it's biggest cheerleader!!!! My funds didn't support my dream of an old, 2 story, farmhouse with a big red barn. I was able to buy 2 adjoining properties of 12+ acres in a rural area with lower property values. I helped my youngest buy a lovely home in a community less than 100 miles to the north. In a much more urban setting it was over 4x the cost of my place; now valued @ well over a million, in a region where folks are getting 76% over asking price. Obviously he is a savvy investor. I'm a hedge witch, Entwife, and popular as a goat midwife & emergency critter healer. We lead different lives. 1 modern manufactured home in need of minor repairs & 0 outbuildings, was what I could afford. But I fell in love with the land. In 20 years I've added some affordable barns & shelters. A garden, raised beds, an orchard (#2 is happening) I'm planting bare root: fruit trees, grapevines, onion starts, & comfrey this afternoon. The doggo is napping. Collecting free windows to build my greenhouse. The Ravens are talking to me as I gifted them duck eggs in their pan today. I'm pulling for you finding your happy place woman.

Oh Gods Tara... run from it! I'd say it will be an absolute fortune to repair... and no room whatsoever for a garden - although maybe in front. That sleàn standing there was so evocative. I have the greatest memories of cutting, footing (the kids job), eating, and dancing in the bog. T'was legendary. I'd love to see you do a video on the bog. It's just not the same with the big machines... but I"m sure it's a welcome innovation to the cutters. Good luck on your search. It's a desperate situation as far as affordable housing, and anything with damp set in could be a disaster for your health. GRMA!

Thanks Susan! Yes, despite the potential and beauty in the place, it was a bit beyond our budget, and outside space is a must for us. But stay tuned, we may have found something else, though I won't say too much for the time being x

The bank breakers are services.. Electricity/Water/ Septic tank system. could cost +30k Roof and foundation - easily double services. Take insulating,electric, plumbing and you’ve went well over €145k investment in total. We’ve not even plastered inside or outside yet. Nice thought but too fair gone in my opinion, I’d love to see someone bring it back to its former glory but it would be a build of passion not economics.

Indeed it is. It seems to be a bit of a Catch 22 situation - not enough room for a septic, yet Council won't allow a home without a septic. It would be hard even to do a sneaky compost toilet because there's so little room outside and the property is right on a road.
