Development biz is volatile: Correct. Current valuation: coz Real Estate prices are too high due to so many money printing all over the world. Earnings low: coz rents are too high, esp retail segment. Tenants going bust. No way they could increase earnings without increasing rents. Try to talk to tenants on rent increases?

Hi I heard singapore reits are tax free. Here in holland the dividend tax is 15 procent. Do i still have to pay 15 procent or 0 procent? Can anyone advise? Thanks Regards Ryan

Hi Ryan, the dividend you receive from Singapore REITs is tax free. At the same time, you'd have to check if the Netherlands taxes you on foreign-sourced dividends.

Guys just an idea for discussion: Lendlease reit? Y2022 may be a good year with more dividends and gains for Lendlease Reit? JEM mall + Grange Road redevelopment ( under renowned Architects: DP architects ) DP architects synonymous with SG Sports Hub. And Lendlease Reit won the Grange Road tender as the second lowest bidder (means they pay 4 times less for that land) = more dividends?

Bought Capitaland in late 2020 at avg price of $2.70 and sold this year at price of $3.41 and never looked back, cause this stock had a lot of shorts inside and the price changes a lot. I remember that time for no reason it dropped to $2.50 which I also bought some. Felt that a lot of leveraged buyers bought this and then when the price dropped a lot they were forced to sell. No matter how good the company is, will still have stupid people selling.
