I'll tell you about the cost of living here. Houses average $600K+. A 2 bdrm apt average is $2000+. Wages are not on par with the cost of living here. Your rent for a 2 bdrm could be $1680 if you're lucky. Then they tack on $85 for cable, $25 for parking under a covered roof, $35 for garbage, garbage valet $25, water, sewer $60, $50 for Amazon boxes. South Reno avg rent 2 bdrm is $2K+. And I almost forgot the new common area electricity bill $10 plus service fee of $9. Some studio apt $900 to $1500+ for 400 to 500 sqft. Reno/ Sparks prices are out of control compared to wages earned. I urge you to look at your future wages vs cost of living here.

Another reno resident here to affirm this is the case, I work at a factory outside of town and I'm almost paid 30/hr after 3 years and it's barely enough to pay for rent and bills along with medical expenses. I do not recommend you move to Reno NV. if you need to move nevada move into a smaller town or just outside of a town. Good luck to us all

I remember the day many moons ago that eating out at the casinos was cheaper than cooking at home . Not anymore . No benefit going to the casinos anymore unless you are lucky . Housing was a deal but Californians moving in changed that .

Winco here is a life saver, I only make $500 a month, rent and utilities leave me with less than $100, with the prices of Winco and help from the church I am able to eat somewhat normally every month.

Assessed value is based on the year the house was built. To get the 3% annual cap on increases, the buyer must occupy the home and must fill out an owner occupant affidavit and file it with the Assessor's office. Otherwise, the increases are much more.

@@LivingInRenoTahoeI grew up in Reno, got trapped in Saint Paul when 2008 happened, but I’m moving back in three days (im super excited!) part of the reason prices are being inflated is normal people having to compete with not only inflation but also having to compete with corporate buyers and rental companies. Another factor is cash buyers (I don’t blame them) and finally the administrative costs and restrictions of building new. I’m a custom home builder and am setting my sights on the Virginia city highlands within 3 years, half of that time I’m anticipating fighting with permits. Most people can’t really afford to wait that long.

I used Bank Rate and it says that housing is 33% higher in Reno-Spatks. This is not correct or the way this is calculated is flawed for buying a house. Reno-Sparks is 85 to 105% more. I am comparing Reno-Sparks to El Paso, TX. I am comparing my 1500 sqft 4 bd 2 bath and two car garage.

I live in Westminster, CA - 3 bedroom 2 bath by myself. No other human, dog or cat (maybe the mosquito and flies). Here is my monthly utilities: $120 electricity + $60 gas + $110 water & trash + $80 internet = $370 . Bought the house back in 2013, currently paying $980 monthly property tax = $350 insurance. I barely have enough left for cardboard & water.

Thanks. Its so important for agents to let their buyers know to fill out the owner occupant affidavit. I have met many people since moving to Reno who are owner occupants and do not know this. So they are paying way more in property taxes than they should. The Assessor's office does not tell you about it. Could you talk about the Homestead Exemption as well?

Hi regarding your question. Im living in S Lake Tahoe but go to Reno often, overall ethnicity isn’t a huge thing BUT there is animosity if you toot your horn about being a buyer from CA. Housing prices rose fast post Covid squeeking out long time locals, same sitch here in Tahoe. Overall I find people kinder in Reno than Tahoe, been living here as a homeowner in Tahoe 11 years now. Orig from Bay Area, Half Moon Bay myself. I may move on to Reno, eventually, always looking. Things to do in Reno, not as cultured as SF. Don’t speak your politics in public if you don’t want confrontations, Trumper swing state. Good luck! 👍

Reno has a Hispanic population of 32 percent. There are many other races here as well. Yes, a lot of white people as well. No one here is exempt from getting help with healthcare here, it sucks no matter what race you are in Reno as far as healthcare goes. It is expensive to live here as a renter or even trying to buy a home here.
