Hey Robert, I liked this video alot, I was born and raised here in puerto rico and currently me and my father own over 10 short term rentals, and we are looking to acquire more. Puerto Rico is a great market, and things are looking better for the future of real estate here.

Hi Robert I wanted to get your thoughts on the significant number of Puerto Ricans leaving the island each year to the States. Many seem to be driven by challenges such as the lack of good job opportunities, issues with the power system, and political corruption. In your opinion, are these factors impacting the housing market on the island? Additionally, given that most of those leaving are between the ages of 20 and 35, it seems the population remaining is largely older. How might this demographic shift affect Puerto Rico in the long term? Looking forward to hearing your insights.

The amount of people leaving the island over the last couple decades has been staggering and has definitely impacted the economy and the island itself. Not just in real estate prices. Our channel tries to spotlight opportunities that could hopefully attract some of those who left so they consider coming back to the island. Also for the last 5 years or so the amount of young people leaving has decreased. Hopefully that trend continues. Thanks for the question and I’m happy to continue the conversation if you have a follow up.

One detail that the promoters of Actt 22/60 do not tell US settlers, is that, by law, once you become a Puerto Rico resident, you renounce your rights to equality. It is illegal for Puerto Rico residents to vote both in US elections and PR elections. Once you become a resident, your home of record is Puerto Rico, and US laws do NOT apply equally. Your right for representation in the House and Senate are curtailed, your right to elect the president no longer applies, and if you vote there while living here for more that 185 a year, you are breaking federal law. Remember, the pro statehood party, PNP, created act 22/60 in order to lure in replacement voters and saturate the island with voting foreigners (in a domestic sense, SCOTUS said), like in Hawaii and most incorporated territories, while locals are being forced to leave the island due to shitty quality of life, shitty employment conditions and scarce availability of affordable housing. Discontent is growing here as it was shown by the results of the last two elections where the pro statehood PNP lost its supremacy and absolute majority and the independence party grew from 2% to 33%. YYUP! WE believe in the spirit of '76, get rid of the 50 tyrants and be free.

The moral and ethical thing to do would be for foreign investors and tourists to stay away. Outsider financial institutions intentionally maintain economic disparities to benefit from exploiting the local workforce. Just owning rental properties is a form of work exploitation. That's not hate... it was normal in surfdom style authoritarianism govts. Investors can't empathize with the economic struggle because the divide doesn’t expose them to the lived struggles.

Home prices have been jacked up by cash buyers, air B&Bs and expats living here, crappy hones get a facelift, like putting makeup on a pig, and those crappy repairs will start bursting after a while, Many unsuspecting buyers will be left holding the bag when the market corrects or crashes. Then prices will be low and the whole cycle starts again. I have seen a $15,000.00 original price home being sold for $150,000.00. I'll have to wait for the down cycle to buy, that is, if Trump doesn't cut federal funds to the island, he does not like us.
