The whole reason for downsized homes is lost at these crazy high prices. Great looking home, but way too expensive x 3 at least. Disappointing.

What's amazing is profit margin on these houses. The true cost to build is about third or a quarter of what they're charging. The problem is people don't have time to build and learn and do things themselves anymore so now companies are taking advantage

Why would I pay 250k to put on a 500k piece of land when I could buy a condo at the same price that has 50% more square footage, and higher build quality. Makes no sense.

We are finding out here in Florida that our HOA on a condo has risen 2 times since living here for 1 year as of next month, Oct. The hoa is now over half of our Mtg and if a company comes in and buys the buildings, they can force us to sell. Also all the condo regulations are out of control.

Great Videos Kerry!!! I can't understand these prefab home builders. They claim to be able to build better quality for less. but a 400sqft home for 200,000 Canadian, thats 500/sqft. A stick built house can be built for 300/sqft and your getting more sqft. Something is fishy in their figuring.

With all these modular homes that have flat roofs... Are you limited to places that have warm weather because if you get a lot of snow on a flat roof that could be a problem ?

It's nice but a little too expensive. Needs to be about $40K Canadian cheaper for the home itself. It's not cute enough to demand that price as it is. If there was a loft and the ceiling was higher then yes, it would be on the money being asked for it.

Thanks for all the effort you put in to show us these options. Very nice option here but man, $200k plus land and prep. I was cracking up at you entertaining yourself while waiting to do a walk-through.

I love this tiny home prefab tiny home. Not enough storage. Where would you put Christmas trees luggage garden tools. It’s too expensive way too expensive they got into this market to add affordable housing. I mean if you’re gonna spend $200,000 you can get a real home

Definitely digging the videos where you show us the actual homes, I know for a period of time there were homes under development and all there were were renderings or - due to covid perhaps - not being able to go see the demo model in person, but the homes you actually see in person I think are in general are some of your best stuff. Not that you knowledge isn't appreciated when you're discussion homes where you might only have the renderings or pictures of prototypes. You've had good content there too where you talk about where homes can be delivered and different requirements such as Denver's requirement that roofs have to be able to handle a higher weight load by law due to snowfall etc.... but seeing you tour the home is the content I like best.

Fantastic showing and interview....Beautiful design and lay out. I always loved more open space if living alone and no walls or less walls...dividers are ok and they did great with how they placed those and made them usable storage as well. Kerry --- maybe you should start offering your vids to these companies for a fee for them to use them on their own website? You do the best presentations...most interesting commentaries , and what you point out to people that they might not otherwise see or notice the benefit of... is even better than what the sites and the creators of these homes say themselves about them. I did enjoy this man's interview and he did make me have more interest and trust in his business by his interaction and questions to you...seems very down to earth, knowledgeable, educated and interested in fair pricing. THANK YOU BOTH SO MUCH.

I like this. A lot. Thanks, Kerry! I especially like that it's a two burner cooktop. No pretenses that anybody is going to do their Julia Child impression with the typical "gourmet" kitchen hogging room in these small footprints. The kitchen is appropriately sized for a single or couple or might like to cook their meals fresh, even invite another couple over, but after that, it's Door Dash.

Actually i have cooked gourmet meals and really healthy fresh foods with only 2 burner stoves for 3 years sometimes nightly and some weeks a few times a week . it can be done :as almost anything with any kind of limitations can be done if you put your creative mind and will to it. I now live with normal 4 burner stove and still do that using only 2 burners sometimes , other times all 4 since i have that option...but it's really easy to do what you want to in spite of limitations that seem to say you can't . When you take your time to figure it all out ideas come even easily AS YOU PROCEED, your brain delivers because you ASK (ask and you shall receive) Many ideas sit in our subconscious that we never tap into and when do we wonder why we ever thought there wasn't a way with things we just didn't allow ourselves to imagine the possibility of... and just get into it and keep going and our mind just comes up with what we might say are ingenious ways to do it... even though they are actually simple and easy too. I just wanted to plant that potential there since we may need to be open to it MORE than we normally have had to...and maybe i just needed to say it for MYSELF...LOL...so thanks for being the impetus for that. If i did not HAVE to live for awhile with just two burners i may never have attempted it...and because i LOVE to make my own meals from scratch...the other options were not appealing to me at all. so....i just did it.

Really digging these on sites you've been doing! * Clicks like button enthusiastically * (fwiw, also, really looking forward to a day where I can enjoy a smash burger in my own Quadra kitchen at an affordable all-in cost well below 30% of a median income. Curious what a suitable discount modifier is for 1 bed 1 bath against a more traditional 3/2 or 2/2. Love this segment, particularly if it actually competes with traditional build players rife with a need for repricing and repentance.)

Good design. A little high on the price. Like double what it should be. We still have to pay for shipping, land and foundation. At that price…not really sure who they’re marketing to. 400sq ft! So small

That's a sweet little space, but I was dying for someone to open that white door between the bedroom and bath! Did you open it? What's in there? This is going to keep me awake at night. Lol... Great job, Kerry, and thank you for sharing this with us--this is VERY impressive, at least to me, anyway, and although I'd probably prefer something with 300-400 sq ft, this is one of the few 400 sq ft homes that I might actually be able to swing living in. Looks like they use high quality materials throughout, and I am sure that is why it is priced the way it is--I don't mind paying for quality, and this looks the part. Certainly a company to put on the list and keep an eye on. Thank you again!

I prefer the Boxable home. Because its modular. Meaning you can add rooms when needed or when you can afford it at $50k each Boxable. And for my liking, I can make each Boxable into its own room, instead of trying to mix rooms together and barely having any space to move around. With 7 Boxable's, you can have 7 complete separate rooms and on top of the first Boxable you can create a porch, which would be great for summer relaxing. And as your family gets larger, if that ever happens. You can continue to expand to have a larger home. And leave the house to your children in your will, so they don't struggle as much in life. And they always have a home to go to, as the house would be fully paid off. And if your children mess it up, that's their fault as you left them something nice before passing. (of course you teach them a few things before your passing in hopes they understand and appreciate what you left them). 🤷‍♀ So THEY themselves can start a family and pass the house to THEIR children. THIS is how its suppose to be. Parents are suppose to make life a little bit easier for their children. Thats if you don't have crazy children committing crimes and going off the rails in life. 🤷‍♀

Did you know that Incredible Tiny Homes makes a modular 400 sq foot home for under $100,000? It's called the Cottage with an addition. It also has a 4x20 front porch and it's on wheels so it can be moved easily to where you want it. No cranes needed.

I love seeing these prefabs in person. I think it's a really smart use of the 400sf, although that super-deep couch didn't look too comfy. I like that there's room for a table, so you don't have to eat at a counter.

My son just did his own laneway home in Vancouver and happened to use the lead company in town that I attended a seminar at the Royal Bank over a decade ago. Code is key: you can't just plunk stuff down in Canada, R factor, wiring, permits and inspections. This is a great start but you want a company that INSTALLS and is familiar with local Codes. It's one thing to order from China or ship all over N. America. It's a great start. (I grew up in mobile home parks all over N. America so it's workable. Great design makes 400 sq. ft. FEEL like 700.

Like always the cost is the turn off. Southern Virginia house market, $200k-$240k still gets you a nice 3BR house in the south. Why is “downsizing” just as, if not more expensive? Real shame. I may just buy a conventional home and call it a day.

Someone could build this home so much cheaper. It's a super cool concept but very expensive for a tiny home and way over what I would budget. Honestly where I'm from this could be built and with land for way cheaper than $200.

The same size as the Boxabl home. Considerably pricier but at least this company is actually delivering homes … built in a rented warehouse … something Boxabl can’t seem to do with two gigantic factories built for the purpose.🙄

Speaking as an architect, I have to say the design is pretty basic. I can see a lot of small changes that would make it so much better. So many of these builds look exactly the same. I mean the full length wind that looks like a door but isn't a door lol? Why not continue the kitchen joiner to the wall and have more bench and storage with a strip window running at counter height? It looks like a builder designed the interior.

these companies need a map with shipping sliding scale estimates on their websites. another 100 grand for shipping and set up? seriously. . for a 400 SF box? The look & placement of this unit is steller, out performs boxabl. . the price ?~147K plus the ship & set up, another 75K? ouch. ALL these small adu´s need to offer a side storage attachment or carport option w/storage under it w/same ext finishes.

I have a 2200 square foot house on the lake and paid a fourth of what this costs. How about showing us a home that is affordable to all. People don’t want to downsize to a lot smaller home that costs more than the home they are living.

Another great on-location video. I’m loving your tours! Cool concept and fit and finish look nice in a small package. Seems a lot of folks are put off by the price tag, but that’s in line with a similar sized THOW we looked at north of the border. Quality craftsmanship with quality materials does not sell at Walmart pricing. Wish it did. Obviously much cheaper if you have the ability to DIY the build, but that eliminates most of us watching your channel. Cheers!

Why do I even bother watching tiny home videos? Accessible, affordable housing is neither accessible nor affordable. $50K is affordable. $200K is wildly out of reach for anyone who is looking for a tiny, modest way to live.

Yup, I like this one although it's a wee bit smaller than my ideal. That said, I think the layout is super for the size and it does give the feel of being larger. I really like the electric cooktop and oven. The use of cabinets and closets for walls is a great idea and saves a lot of space. There's a lot of storage for such a small footprint. Some small homes make me wonder where people would store anything. They make me picture their small home with a HUGE storage shed attached, lol. I think this one will be quite popular.

However, I received several bids to have a separate ADU built on our property (WA State) and when you add everything up, that this unit includes, $200k USD is not far off. Plus someone gets the convenience of having it dropped in place. We should ask @kerrytarnow to do a real life financial comparison of a contractor building a detached home on a dirt lot vs the cost of dropping a pre-fab in…

200.000 ... You get the same sized prefab homes for less then 1/4 of this price. If I want to go tiny, I do that bc I can't afford regular houses, not to pay the same price, I get a small house for.

Really appreciate your trips, and I like this home a lot. My concern was/ is - and it seems to be coming true - that these kinds of homes have gotten so popular, they’re getting too expensive, and this one, sadly, is no exception! It seemed like the original idea for these small homes was to make them more affordable, as well as the ecological upsides and simplicity of construction! I don’t know if it’s just where you seem to gravitate, but the pricing is, frankly, getting a bit depressing.

I really like these prefab homes a lot, and this home is "all that and then some" but the cost..... $200k for the home, $100k for shipping and property prep, if you don't own the land then you need to spend another "the sky is the limit" amount..... But let's assume that the US $ spend for the complete purchase of everything needed would be around US $350k to $375k. I'm living in a small 1400 sqf home on two acres of land, located in a nice country subdivision located outside of Raleigh / Cary North Carolina. My home's value is only $370k, but I have a brick fireplace, three bedrooms, 2.5 bath, garage.... I could not justify, regardless of how nice a prefab home is, to spend equal or more on something less than 1/3 of the living area. For me, maybe this would be a great fit as a second mountain vacation home, or a great fit for a retired single person or couple? Maybe I'm looking at these small prefab homes the wrong way, owning one of those homes is probably more of a preference or live choice. I'm living in my home by myself, and it is at times too small for me, so living in a 400 sqf home will require a more organized person than me....... But again, this is a great home, and I love all of the features and designs.

You think like a Real human. We need closets, rooms we can turn in, and at the very least 800plus sq. Ft. Especially for those prices, it’s insanity to be in a box, call it a home, and not have any space to turn around. It’s a box. And a really astronomical priced one at that. I would love 2 acres and 1400sq ft!

I did like this video, although it's a little tougher for you, lol. Keep the floorplans, I really like them but being able to watch you actually walking through the home really helps me to picture the actual size and the flow of the floorplan. I can see everything in relationship to your size, which is a wee bit difficult from just photos and/or videos with no people. You are far and away my favorite homes channel creator. I sometimes watch others, but they just don't do as great a job as you do. Most have too much yakkity yak and spend far too much time before actually entering the home. How many times do I need to see a small porch and a front door, for heaven's sake. You have just enough talk to make your videos personal, so I feel that I'm "talking" with a friend. Thanks for all you do. I remain a big fan.

Rediculous.. you cud replicate this with 3x the size with a custom stick built house, this would b amazing if this unit was priced at 25k NOTE TO COMPANIES build a AFFORDABLE clean airy modern prefab that people can purchase to put on some great piece of land without being a slave to the banks, if the AMISH get hip to building a modern looking house with their affordable prices it will put u all out business quik!

You seriously need to re-think your hair/wig...kidding, but Pre-Fab/Modular homes are attractive to me because I believed (wrongly) the homes would be more affordable. Unfortunately, the price points the homes you are reviewing are certainly trending to more expensive. If you think, 200K plus another 100K is inexpensive...you must have a lot of disposable income. I own my current place and I guess I should just stay where I am, because I don't think 300K is reasonable or inexpensive - did you say 400 square feet? Land, permits and building costs may be a bit more, but I'd most likely get 2000 square feet for similar cost. I really do enjoy your videos and you are quite funny - maybe a second career?! I know you are simply giving potential pricing, but I'd appreciate info for cheap old single people under 200K...LOL. We all have opinions and I've enjoyed your videos for quite a while. Keep on keeping on Mr. Tarnow - you have a great channel!

Let me see… $200k + $100k = $300k… divide by 400 sq feet and the cost per square foot = $750!! Yikes! Cost of typical house build per square foot is $155 and that’s on the high end. This is nice but I thought the whole idea of manufactured tiny home was to make it more affordable, not less. I think I’d pass.

What is so amazing about a 400 sq.ft. home that costs an unbelievable $200,000 Canadian? Are we supposed to be impressed? Remember this is the price without delivery, set up or even the land itself! Just what is sustainable about this home? You can buy a 2,000 sq.ft mobile home for this price. That's 5 times the home with full sized appliances and 3 times the occupancy. You can even build a 1,300 sq.ft. stick-built home for this price. That is a decent amount of space for 2 people, even 4 people!
