I don’t understand how we could be bottoming out, when it’s so clear to me that we’re finally starting to see a transition into a buyer’s market. I keep hearing “the median price went up 40%,” but absolutely every market I watch and peek into shows that prices doubled or doubled plus several points. Everywhere I look, prices went up 100% from 2019 values. Everywhere! They also tell me prices went up in ‘24, and yeah, I think ‘asking’ prices did, but closed sales clearly went down several percent. New listings are now showing price cuts within 10 days. All I’m saying is everything I hear and read is opposite of everything I see with my own eyes.

I guess we disagree! Priced did go up by every measure I've seen, and I just don't buy into the 'what goes up must come down' ideal when it comes to investing. I don't think prices are going to rise rapidly, and as I said I think the bottoming out is in sales volume and inventory. As you said its becoming a buyer's market which supports the idea that inventory has bottomed.

In my area in the midwest, a friend bought a 3 bed house in 2019 for 260k, hasn't made any huge improvements, just floors, painting, new water heater. He sold it last month for 365k.

One thing to mention is that there is no scenarios where tariffs make housing cheaper. New construction costs would only go higher, which would bring existing home prices with it.

Also mass deportations could mean a higher labor cost for constructing new homes along with the higher cost of material due to tariffs.

All the naysayers on here either didn’t listen to the entire podcast or simply have no capacity to comprehend. He mentions “investors” several times and this podcast is for real estate investors or those that would like to become RE Investors so of course those of you who are just looking to buy your first house or are only looking for your primary home are not going to see or understand what he’s talking about because your mindset won’t allow you to see past what you’ve been conditioned to believe or understand but that’s ok because investors need renters and renters need RE investors it brings balance to the force 😊

While it’s true they might not understand investing, try not to be so condescending… your the reason the common person is taking matters into their own hands and shooting CEOs and other wealthy people and the country is getting so violent bc of the wealth divide, try to have some compassion for those out there struggling trying to buy a home in this crazy market.

@@stevenashwood1090 I didn’t mean any disrespect but the folks that are on here commenting just don’t make sense since they’re on a re investment platform, as far as investors needing renters and vice versa that is the nature of things and some folks are fine with that because they don’t want or need to purchase but those that want to purchase and say they can’t those folks are just making excuses because I was homeless at one point and I don’t have any education but I started listening and learning from bigger pockets and now I’m on my way to financial freedom via re investing and I’m in my 50’s. I’m old school so our generation didn’t grow up with safe spaces or participation trophies so we are not in the habit of making excuses so for that I don’t apologize

Construction is up because builders see an opportunity to take sales from the existing home sales market, but they need to offer incentives to move that product. It decreases their margins, but margins are still very good compared to historical averages.

Never ask a realtor about the market.They make more money when prices are high. So do politicians. Politicians have sold our market to foreign investors (China). Affordable housing comes down to price not interest rates

It's so hard to start with 0 savings or other sources of support. Let's say your paycheck is only $25-30/hour, it is impossible to get a place to live with $300k per home.
