Italian house renovation and cost to live in the le Marche region of Italy. My rural farmhouse restoration continues. Buying a house with land - rustic design decisions that I am finding difficult. Creating space and organsing so that I can continue the DIY house renovations easily. Tools storage. Building materials don't arrive on time and are the prices good? Le Marche, Italy. The best region in Italy, in my opinion. If you are looking for a house to retire or holiday in, make sure that you visit and explore Le Marche before you buy a cheap house or villa in this wonderful country.
Three Acres of Marche is my story and adventure as I renovate an old farmhouse that I bought for less than £50k and have a small budget for the renovation and restoration. Please, no tiles...don't be tarting up that fireplace!!! The original handmade blocks you removed and cleaned are beautiful and can not be replicated and are part of the history of the house....:). Less is more....the mantra of all good design

Agree on the bricks, but it’s not our house or our design. Sometimes it’s hard to remember on this end. Not our dream. If he doesn’t adhere to your advice please don’t come down on him here afterwards.

On the other hand, when they are under a slow combustion stove which I assume is the plan, they will be a bugger to keep clean. I know what I'd do.

There is an overarching plan with a load of spinning plates and changing of plans underneath that! I don't think I could do a fully scipted and planned out 30 minute video! 😂

Hi Richard, my husband and I have recently started watching your channel. We're quite addicted to reno experiences, and watch lots of channels similar to yours. We live in the Toronto area of Canada (but I'm a Brit) and are also working on a total renovation of our house. We completely share your aches and pains. My husband enjoys your banter and how you're capturing the reno, and surrounding areas. I love how authentic you are, so many seem to be trying to create an online persona. It's nice to see someone who is honest, includes the mistakes and isn't shy of taking on a challenge or admitting to a mistake or uncertainties. The information about buying and renovating in Italy is also interesting and useful to know. My husband has lots of experience with DIY and I project managed commercial renovations. I'm also a designer, so whatever I design, he can make it happen. I appreciate your challenges, especially when it's all down to you. Most of us have someone to bounce ideas and share the work and stress with. It's not easy for everyone to make selections, especially mid renovation when you have so much sensory clutter.. It always helps to have a second pair of eyes for an opinion from someone who's taste/opinion you trust. Perhaps a friendly volunteer would create some GC images for you showing different finishes on the fireplace and other elements of the project. I would recommend to keep yourself organised, perhaps build or buy a cart with wheels, that you can keep all your frequently used tools on, (with hooks for hanging stuff on etc). instead of laying things down and forgetting where they are. It's easy to drag it around the house from project to project. It might be an idea to buy a small caravan to provide you with a tidy/comfortable space to rest in. (Not sure if that's permitted where you are). Living in a renovation can be stressful and is always right in front of you, so being able to step into a non renovation environment can be therapeutic, espcially when the weather isn't good enough to enjoy the view outside. We all need a break, even if you enjoy the work and your guests could use it later on when you have extra visitors. As for structuring the work into an organised manner, as others have suggested, you know that many jobs are interdependant, so it's difficult to simply start and finish one and move onto another, but once the infrastructure that is linked from room to room and externally is in, you can then focus on finishes just as you said, during wait times. Please keep sharing your experience, it's refreshing to watch. Can't wait to see the rest of the story and how it all turns out.OK enough, just sharing a few throughts, but ultimately it's all up to you and I'm sure it will be beautiful .

HI @jflo2023 . Thank you for the tips. You are right regarding the clutter - the next video shows how I try to make it more organised to give myself more space to see the bare bones and take things from there. Thank you for the kind comments regarding the way I film - it is so easy to edit out the errors and make things looks perfectly planned and polished, but that is not the reality of how bumpy a project like this can be when doing it alone. I have a lovely group of friends that I bounce ideas off and there have been some very helpful comments on here or people messaging me - it is so nice and the beauty of YT is its reach. I plan to keep this going as it has started well and is more fun than I thought it would be...which is nice. Thanks for taking the time to write.😊

The view is really nice. I suggest a white board for you where you can list your projects, stare at it, organize it for materials...then do 1 at a time as you scratch it off very satisfying!

I think the idea of keeping the fireplace as rustic as possible is a good one. When trying to get the shelves into the new storeroom it was the kitchen counter problem all over again.

I get decision fatigue when I’m trying to renovate too many things at once 😂. I get to the point where I can’t even decide what to eat for lunch 😅. You’re doing really well making so many decisions.

Hi @CONCEPTUALMAN . This was my first time doing it. I did the tapping but not enough or hard enough. The next few I did came out better each time. They are just to flatten off the rough ends so not important structural ones. I will need to build some structural ones in the future so its good practice.

@threeacresofmarche not sure what the time delay on filming and posting is but... the first things to consider when the tank is being installed are the fact that 'run-off' can stink and which way is the prevailing wind direction. Some types of plant can mitigate run-off and stink, but they can't change the wind direction... 👍🙂

That is good advice @ginojaco . The existing tank and run of is in a terrible state and there have been no issues with smells etc. The new one will have a decent run off down to the lower field so everything should be contained until it is well away from the house. Well, thats the plan anyway.😁🤞

Design is such a personal thing. I would restore re-using old materials whenever possible. Keep the walls white (be mindful of different tones of white), then with time when all basics are in place you can put your own, unique touch on the place.

Richard I really think those old brick tiles will look lovely and totally in keeping with your house, you could make a sill to the front with brick tiles planted in vertically to make a design feature.

Just remembered something else... never throw away / have taken away any broken stone, concrete, brick etc - it is free hardcore for any future groundwork and paths you want to put it.

It is easy to get redirected with a project everywhere you look. Finding things can be so frustrating and yes, a waste of time. #1 - A good tidy up and store all tools out of the house to make better use of space. That makes for visual breathing room. Less shifting stuff around while you work. #2 - Tools put back in storage area at end of day - then you know where they are. A clean slate makes for a better start the next morning. #3 - Once floor is in and electrical - finish one room at a time. That gives you some living space bit by bit. #4 - Not much of the inside of the fireplace will be seen once the the wood burner is in. How much light can be reflected then? So does it really need new tiles inside? #5 - Red brick not that bad for now, part of the old farmhouse vibe. It might even grow on you in time. #6 - Keep it simple - coo-zzzy! It is a getaway - not a Pinterest bank busting designer showroom. This is your house - your vision. It is all personal taste. Simple and neutral is timeless. Off white paint, it has a softness and warmth to it - cozy feeling. Open plan area = total tile job throughout what can be seen.

You should whitewash that fireplace. The red brick peaking through the thin whitewash would look great. I whitewashed my fireplace a few years ago and it looks great.

great idea @dungeondesigns104. I tried that while waiting for the thin bricks quote to come in as a plan B option. It turned into a Plan A and I saved a load of cash at the same time !🙌

Just trying to help -we used to use knee pads for maintenance work. Try the pants with pockets for them on the knees, pads that slip in. Much more comfortable 👍

Love your videos, but think your a bit disorganized.... Having done this a couple of times ourselves, advice is to tackle one job at a time, especially as they are big jobs. Start & finish a room as much as you can, and tidy up every day. The tiles for fireplace are beautiful, you'll not get anything nicer. You say your not good at the detail, but I think your ideas are good, but working with what you've got as much as you can is easier & retaining the charm. You'll be enjoying outside as much as you can, so inside needs to be simple, comfortable & easy to maintain. Keep the Italian, rustic charm of a beautiful property, it's stunning even as it is. ♥️

HI @patriciapadgett4696 . I appreciate what you are saying and that this does look very disorganised. The challenge of scheduling deliveries and getting materials to the house needs someone to be there all the time and to be managing it. Nothing ever gets delivered on time even though it is promised. As I am not there all of the time, this makes it very tough to start and finish something quickly. As I am on my own there I don't mind it as I have tidy rooms that are shut off from the parts being worked on.😊

I'd plant rows of Pecan Trees upon your land. Good income, good wood. Shade. I'd also join COSTCO in England, bc they can assist you w products you need, like a power washer, etc, etc. Power wash those roof tiles and re-lay them, replace broken ones.

i have just watched your videos and I am loving them. What an adventure you are on and you are doing the bulk of it by yourself too- amazing!!! Thank you for sharing these, you are a great vlogger showing us the area, the people, the complexity of bureaucracy and the people who came to collect your metal! I was laughing in one of your previous videos as you tentatively went back into the room where there were snakes and rats and you had a black net over your face sooo funny. Key Line is another approach similar to swales, Richard, and worth checking out too. Your land is pretty straightforward so it doesn't need to get involved and complex - K.I.S.S.! May I suggest that as soon as any landscaping allows you to, get planting your key infrastructure plants: trees and shrubs really. They take time to establish of course and autumn planting is by far the best time. You woukd be amazed at the amount of root growth tgat goes on during the 'dormant' winter months. This is critical to supporting the top growth in the following season and will potentially minimize hand watering. It never hurts to give, shrubs especially, a prune prior to planting, again to help ensure the roots can support the top growth. About 1/3 of the top growth is a general rule of thumb. Much harder for certain plants like currant bushes, or roses. If you like roses always bury the graft well, 2"-3" at least below the surface. Always just be 'you' in your vids. We love the authenticity it brings to the vids. We all chop and change ideas and plans, drift into rambles or digressions, get things bang-on or create the odd FUBAR. We are all just human and living in a western culture that has become very shallow and image concious, especially in the media. Down-to-earth, honest authenticity always resonates. Loving the channel and keep up the good works and never let the channel become the tail that wags the dog! 👍

Pinterest is designed to make you wonder exactly that. I don’t wonder, I just do. I imagined my kitchen and just did it. It took me awhile because it was weekends and days off and a two week vacation to finish it. It’s not to everyone’s taste but we love it.

Hey! Rich, nuvva blitzin' vid. I'm with Catherine, 'no tiles' clean the original pavers make it rustic/earthy, It's your vision, live you dream, don't need designers. What you've done so far is gr8. Yeh!! think it (even over think it) but stay true to your instincts, it's goin' good so far. From this end anyway, Cheers, crappy Friday in Melb, Aust, nice to come home and find one of your posts. Swales are not always the answer because they can lead to landslides under certain conditions. Richard Perkins at Ridgedale Farm talks about swales vs keylines in some of his videos. He went with keylines on his sloping fields

I think your right to set realistic limits as to what you can achieve each visit that way you won’t get too demoralised if you have a few set backs …I’m also thinking about the sceptic tank won’t that get niffy in the summer? Well done 👍

HI rich another great video as im a qualified bricklayer any info you want just let me know and yes use those existing bricks for the fireplace but dont use cement only if its refectory the other option is to use lime mortar p.s quality bottle of red wine there cheers Aaron

I am not a fan of red brick either. However- you can do a Shmear on them- and that will tone the red down (Google and Pintest shouid help) . On the walls- Id get rid of the white tiles (Which I know you are) and just do a nice hand trowel finish and keep the walls some version of white. Terracotta on the floor will be great! The stones on the bottom of the fireplace are looking great cleaned up!

Hello @lisaking7379 . It is as if you've read my mind. The thin bricks idea became too expensive and I worried it would look fake. I try a white wash and do reuse as much of what was pulled out as I can. The next few videos will show this (I am slow to get them out so hope you keep watching😂) Thanks for the tips - I really appreciate them.

Hi @user-xh1ie9pd3z . It will be buried but as it is on the bank and the soil that will bury it in will come from the area I am excavating I can put in a foundation to get started and back fill later.

The green demijohns are great, I have 2 in my garden in amongst plants, they make a real feature. I bought them back from my sisters in Piedmont on the back of my sons lorry years ago on one of my many trips there. The fire tiles are a lovely original feature, they could be sealed to keep the colour. Don't feel too overwhelmed, you have to break eggs to make an omelette!!

Many thoughts~ Thank you for making the channel & you are on the right & loveliest path:) Each time you choose the simpler renovation and in keeping with the simple, original and raw elements and textures of the house it gets lovelier. Your choices of plaster on the kitchen wall, the simple rustic slabs reset on the fireplace hearth, the original flooring Kitchen tiles are all awesome and will look fantastic. Maybe be careful with re-tiling the fire place with thinner brick and could look a or fake facade. I would suggest cleaning the brick and have a look or painting it first. ( white or a color you will use in your pallet for the house). Do you have a pallet for the house? or a mood/design board drawing ? Would you share that? It would be fun to see. I think the little buildings have the most beautiful exterior. I love the Hodge pogde bricks, blocks and plaster. I would suggests painting the doors a color that freshens and plays off of the interesting mix of elements and eventually is linked to the house color. Such as oyster white, charcoal ,or dark green, sage or light terracotta or solar yellow or whatever your pallet is. And finally a good cat a barn cat is worth its weight in gold. It would take care of the rats within a week and they would not venture back fr quite a while. Could you barrow one? Is it possible to humanly take care of a feral/ barn/stray cat with your scheduled? All the best love your can do attitude & Thanks for the vistas!

Hi, I had some work done recently to check the status of my foundations at my place, while I was away. Came back to find that I had had some freeloaders come visit. I know where they were coming in - and even though I put down the foam filler and wire they still managed to munch their way through (it was wishful thinking!!). I bought these sonic sound emitters - and since then haven't had any signs of them. Might be worth a look into (I leave them on a higher frequency when I am not home, turn them down when I am home - as you can hear them). Happy to share the link!

Thank you @emmagordon9897 . They are only in that outhouse area and sealing that would be impossible. I will try a few new tricks that people have suggested and then try the frequency thing. Typically I cut all the power to the outhouse for fear of the dodgy wiring that it had.😁

If you can spray a fine mist of water when you're doing dusty work, it might make life a little more bearable for you. Also, I think that if you're looking at stuff on Pinterest, then the places probably have the sh*t curated out of them. They're never QUITE as perfect as they appear.....and I like your wine glasses.

If you're being knocked sideways by the heat, increase your salt intake. You can just lick a sprinkle off a spoon or, add a slurp of soy sauce to a mug of hot water or, have marmite on your toast or, you could pay through the nose for an electrolyte product from the chemist. ☺

Definitely keep the beautiful original tiles for the base of the fireplace, they’ll add so much authentic charm. If you put brick along the wall next to the fireplace it would probably be too heavy a look in the whole scheme of things. My suggestion is find a beautiful style on Pinterest then do a mood board with that as inspiration. Include all the things you already have (gorgeous white painted ceilings 😍) plus your kitchen if it’s already ordered and take it from there adding rustic natural textures rather than colour. My parents ripped out marble countertops and solid wooden cabinets in their villa only to replace them with laminate and mdf… I could have cried!! 😭 Definitely keep it rustic but simple and it’ll look stunning.

The fire bricks are perfect. Either lay them in Mortar or in sand.. Your tiles look really interesting . I haven't had the opportunity to check out the fire brick on the inside of the fireplace in my house. Maybe I will get some ideas from your inspiration. Hi @kdclothes . The firebricks on the side walls are being saved for the pizza oven. The rough looking bricks that I pull out are simply sandstone (by the look of them). I am re-using them in the base so that should show in the next video or the one after(?).👍

Some expensive designers do some really awful looking stuff. Like rainbow books with no bindings( Sorry Gweneth ). I am an fine arts major who really thinks that you have a good eye & should trust your gut. That said, if you repeat the textures, colors and motifs you will link the space into a calming flow. So if you do ~ if you lean in on solids stay with solids and vary textures leather velvet linen ~if you do geometric do dhuriries rugs & pillows ~or geometric oriental carpets ~floral use floral motifs organic lines excertra~ To me it looks like you like natural muted looks and solids. You will want to choose 2 to 4 colors and keep the color codes. Then repeat them everywhere. Walls doors ceilings shutters. Using the same 4 colors will link the space and using them outside will create a inside outside organic flow. Keep the color to 4 keeps it simple. Paint and textiles are the biggest game changers in creating visual flow & harmony. Also dont do cute or Kitsch ~ your style is rustic simple & elegant .

You might be able to find very nice used rustic bricks from a neighbour, local small builder or on facebook marketplace. Likely to be cheaper than new. Everything is different in Italy, including the plaster, hope it went ok. Have you been there end of May/early June and seen fireflies?

HI @nejcpilih The big merchant is calles COMES. I think they are local to this area. For internet I use a pay as you go mobile router with a sim card (very cheap) from TIM Mobile. Visa...I am looking into the digital nomad visa now and double checking any tax curveballs before I go for it. I will share this when I know more.👍 Wine - mostly local wines that are made a few miles from my house. I think that is fantastic so enjoy it even more for that reason. 😊

There are several stone clearcoats that really explodes the natural shine. Apply after a thorough cleaning. Perhaps muriatic acid if directions say so.
