One more thing he mentioned about Gurgaon is earthquake. Yes whole NCR comes in Zone 4 seismic zone(Highly sensitive) unlike Blr, Pune, Mumbai or Hyderabad. So basically highrises aren’t suitable for NCR unless you have technology like Japan to bear disastrous earthquakes. This is the main reason you see more kothis or plotting. But, in other major cities this is not the case & it shouldn’t be even like that. India is a v populous country. So barring high seismic areas like NCR, other cities mandatorily should have high density areas only with transit oriented development. We cant simply afford to loose highly fertile land just for housing. We need to follow China model of high density housing with ofcourse affordability.

DLF ne ye kia DLF ne wo kia. So basically sari cheez DLF ke irdgird hai Gurgaon me. Ye kahase sahi hua? Basically one builder own majority of land in Gurgaon. Uske hisab se city chalega. Ek road infra ko hum chod de to kya exactly accha hai Gurgaon me? Na drainage system hai na safety hai na affordable healthcare. Dedh crore ka plot(sirf plot pura ghar nahi) konsa normal employee kharid sakta hai India me? This whole Gurgaon market is driven by NRI & black money holders. It beyond the reach of middle and upper middle class. We don’t need such kind of real estate in Pune.

@@FullstackFinance Pune is PMC+PCMC. PMC definitely has issues, PCMC has good road infra(except some patches of Tathawade & Punawale). Gurgaon has good roads only in prime localities, Cyber city is not whole Gurgaon. If you think Gurgaon is better & affordable please feel free to invest.

Main problem with Pune is infrastructure and lack of ease of travelling within Pune. Wakad has expanded so much but you have to travel to PCMC to get metro for Kothrud and all . Traffic rule violation is normal. Bus frequency is also not great. So for college students and office employees going there you have to shell a lot

In pune, apartment owners are not getting Undevided share of society land. Which cause issues as once apartments get old and need redevelopment , land ownership remains with builders only. MH rera must make it mandatory for builders to transfer land ownership to society CHS within 2 months of possession.

For ownership you needs to do conveyance deed or deemed conveyance. Saudaghar has already made many videos on it and Maha Rera is already running special drives for it. Its our responsibility also to get it done & not be dependent on builder for it.

Gurugram is hot and humid for 6 months and winter lasts only 3 months and please weather to use open areas is only 3 months . There is constant dust throughout the year . Most of the posh society and corporate offices are dependent on DG sets as there are frequent power cuts. Where as Pune has pleasant weather for 9 months and it is power surplus. If you observe carefully, All main roads in Gurgaon are actually national highways.

He is talking more like a broker than a critic. All he said is sab badhia hai, Gurgaon ko sab jante hai, humne itna badhia paisa bana kr dia hai, falana falana. Ye badhia paisa bana kar dia is the main reason why Gurgaon so expensive & unaffordable now. It really doesn’t make sense to buy a property in Gurgaon over Blr, Pune or Hyd.

Typical Broker person. These are the ones who inflates the prices unnecessarily. In Pune market they started calling themselves as Channel Partners (CP). Anytime the plot is beneficial as compared to the apartment but NCR region have earthquake issues hence people prefer Kothis and what you all will do with 200 feet roads if no drainage, clean air, water is missing?

Grass is greener on the other side .. Sir I'm from gurgaon and living in pune, I can tell you the difference. DLF phase 1 &2 area is not an entire gurgaon story, it's just one part of it and it's not affordable for everyone. Please spend more time in detail to get a real understanding of how gurgaon infra is lagging behind. ( Visit old gurgaon & areas around this during monsoon) Building wide roads is not enough, you need a safe environment, a good drainage system, a good public transport system and much more which is a failure in gurgaon.
