There are two options for builder...either construct mhada flats or leave open space for PMC. Why don't builder go for leaving open space and give it to municipal corporation?

Mhada flats is not a social stigma but real money issue.. Lets say you are ready to pay 4-5 k for a society maintenance, but Mhada flat owners are not.. So they suggest the society to shut down the amenities like swimming pool, gym and other things which are costly.. I have already seen this issue and because of this issue many amenities are running without any maintenance.. So its better to have separate society.. I cannot live in a society where monthly maintenance is 40-50k.. similarly low income group people cannot live in a society with 4-5 k society maintenance.. Its as simple as that..

I have booked one flat which has MHADA building linked to it now I asked the developer about it and he said mhada is separate and they done have access to the society not even the amenities but I am not sure should I trust him or is there any other way to figure out where he is telling the truth or lying

One doubt about new MahaRERA rule of single RERA. Pristine O2 World launched almost at the time of New rule or immediately after that is a big project and still launching in phases/parts, but they have clarity on full Masterplan, number of Towers, Floors, MHADA, etc. with first launch itself. So, this is in alignment to new ruling or not? Please clarify on such big projects.

@karanpardeshi9484 yes totally agreed on this. I’m also concerned with this project. Very prime location, right next to Mumbai expressway. I done booking, but before loan process and agreement, checking with engineer when asked about other flats sales person told me there are MHADA flats in there which was never mentioned in first visit at all even after asking. Current situation is very fishy and doubtful. In RERA website they mentioned 20 some flats for RERA @SaudaGhar sir please check this as well. I’ve also shared some query with you on Google form as well.

MHADA owners generally come from low income bands and they trouble a lot for paying maintainance since they claim they can not afford that maintainance due to economic conditions. And mostly they rent the FLATs which makes them the flat as just investment option. In FEW societies of WAKAD, I have observed the residents of society had to shut down the amenities like swimming pool since they can not collect the required funds to maintain society. Which makes the people who bought flats for amenities with there hard earned money HELPLESS !!

Increased area - In most of the cases... Payment - Not Required, New building will come on exiting land where you own your old flat.

श्रीमान जी आप गलत समझ रहे हैं। आपका कहना बिलकुल सही है कि MHADA बड़े घर भी बनाता है लेकिन वो बड़े Flats वहीं होते हैं जहाँ पूरा Project MHADA के द्वारा ही Develop किया जाता है। यहाँ बात की जा रही है Normal Projects में EWS और LIG Group के अन्तर्गत दिये जा रहे 20% reservations की, जिसे MHADA (Maharashtra Housing & Area Development) के द्वारा Allot किया जाता है। उम्मीद करता हूँ आप इस संदर्भ को समझ रहे होंगे 🙏🏻
