That bedroom is not legally a bedroom. They are marketing as 1 2 bedroom, but legally a 1 bedroom. Bedroom must have proper door, a window and a closet to be legally labelled a bedroom. A room without any of those is labelled as a study, office or den, and we usually know it could be utilized as an additional bedroom if needed.

Airbnb landlords add an extra "bedroom" to increase profits. I'm pretty sure that bedrooms require a window. So if that condo was resold, it would have to listed as a one bedroom with a den.

US law requires at least one window of a certain size for every bedroom. In this particular situation, and in many AirBNBs, host typically repurpose storage rooms or r office rooms and make them as extra bedrooms, in an attempt to increase the value of their rental. Yes, its illegal.

There can't possibly be anything such as "US law requires at least one window of a certain size for every bedroom." There is no NATIONAL LAW about this. It is a matter of local jurisdiction and code, which can vary throughout the country.

I just looked it up. In the US, for a bedroom to qualify as a true bedroom it must have a door that can be closed, a closet, and a WINDOW! Now, I don't know if this holds true for an airbnb, but it does when selling a home.

On the floor plans submitted to the county Building Planning Department the room with no windows is called out as an Office/den, not a bedroom. An office/den is not required to have window exit in case of fire. The Building Planning Department does not check what type of furniture the occupents places in that office/den.

Sounds like a pretty nice apartment. Personally when traveling I haven’t ever stayed in somewhere that has a bedroom without a window, but my dad is a contractor and has definitely worked on houses or apartments with similar issues which are illegal. One time not too Long ago, one of his customers had a hand rail in the house which was not secured properly and so their little kids could’ve easily fallen through. Having a room like that without a window definitely does sound like a fire hazard, but besides that it sounds really nice. 💓🌟☺️❤️

Wow, that apartment comes out to about $6,800 per month! I highly doubt it costs that much to the actual tenants (it's an apartment, not a condo, right?) So they're probably making quite a profit off of air bnb. This isn't allowed anymore in a lot of US cities, either by law or private contract.

It never was allowed as most cities banned short term rentals. AIrB&B is a front for illegal rentals, and still is. Just like Uber is a front for illegal “taxis”. Taxis not paying for taxi licenses illegally picking up and charging for rides.

Yeah, I don't know what the zoning laws are in Philadelphia, but in Chicago (and all of the surrounding counties) STRICTLY enforce bedrooms must have windows. Our AirBNB could have a 4th bedroom in the attic space (in terms of space), but I'd have to put dormers in the room to get an accessible window in, and it's just not worth it... :) Three bedrooms is enough for most families nowadays, and there's a very nice fold-out sofa in the living room as well (which has plenty of windows....). :)

Actually it is, many old buildings like that have fire escapes, ledges and firetrucks that can often reach many floors higher than 5, or people can be pulled into another floor by rescue equipment, but with no window, you can't get to fresh air, flag for help, etc. Windows at least offer a chance.
@timwilson1638
@timwilson1638 2 жыл бұрын
Having a window in that other room would not guarantee a fire escape to be on that side of the building and they exist more in 70s detective shows these days than in real life.Many buildings these days have fire supression systems.Also many windows on upper floors are inoperable for safety sake..We also know "fresh air" is probably not great to introduce to a fire. However i also bet the listing said 'sleeps x number" they rarely list bedroom count to get around that rule

I hope you enjoyed your time in Philadelphia. I work in the city & live the suburbs. Like most cities, it even nicer during the spring/fall. Regarding your AirBNB rental: The room without the window is technically a den, not a bedroom. If that apartment was being sold or rented by an apartment company, it would be classified as 1 bedroom with a Den; not as a 2 bedroom. However, I guess people get away with calling two bedrooms because there is a bed in that den. But again, if you were buying that apparently, it would be sold as 1 bedroom & a den.

I think AirBNB must have it’s own criteria as to what qualifies as a bedroom. Most jurisdictions that I’ve lived in require a closet and secondary egress for a room to qualify as a bedroom. Those rooms with a bed that y’all keep coming across would legally be called an office, an alcove, a bonus room etc Never a bedroom.

Odds are the Airbnb didnt advertise it as 2 bedrooms, but instead, 2 full beds. I stayed at an Airbnb in Sweden that had an IKEA type armoire/ cabinet dividing a section of the room, creating a wall for a "bedroom". But the ad for the apt didn't call it a bedroom, just 2 separate beds.

Every state has different laws pertaining to what’s allowed with building codes that are used as rentals. Pennsylvania may have much less regulation than say New York or Hawaii. Big cities and counties may have specific laws on the books as well. (A lot of the time, people just rent out their apartment or house regardless of whether they’re following the law)

I'm shocked by the bedrooms with no windows also. That's illegal in America too; every room needs two ways out (either two doors, or a door and a window, etc). This clearly was not built originally as residential, but a converted office building, so they are appropriating the space oddly trying to make it into living space. My guess, is that it is illegal to call it a two-bedroom officially (like when registering with the govt, paying taxes, etc). But, since Airbnb isn't regulated by the govt, they are fudging it and calling rooms that aren't tecnically legal, "bedrooms". Similarly, many residential homes have finished basements, often with spare "bedrooms" that don't qualify legally as such, but when they sell the house they can't count them, so will list as "3 bedrooms plus 2 'flex rooms' or 'finished rooms in basement". Which is code, that it COULD be used as 5 bedrooms, but not according to code. Of course, the sad part by fudging this room is that it really isn't safe, since you can't get out in case of a fire, flood, or home invasion. Airbnb really needs to better regulate this (as well as the offering pools and gyms that are only for permanent residents), and once they get a few complaints about a place, simply refuse to platform them. There's only a matter of time before someone puts their kids in one of those "non bedrooms" and some tragedy happens, and they will be held partially responsible. And as nice as the place is, I would express concerns to Airbnb for the "unsafe" bedroom and misleading information. Might earn a discount on a future stay, plus save future visitors a potential tragedy!

People are overreacting about crime here. I grew up near Philly and Baltimore Washington, etc. And this was some years ago before it was as renovated. So there was even more crime back then, than now. But people act like if you go to Philadelphia or Baltimore you're going to get gun down in the street at any moment. That's not how it happens. If you go to a nice area there especially during the day, you will probably never see a crime in your life. So stop exaggerating. Maybe you all should take some trips to some cities once in awhile to see what it's like for yourself.

I need blackout curtains to sleep anyway, might as well not have windows - not to mention the darkness helps when I wanna watch a movie or get more immersed in a video game.

They are illegal in the states too. You can't call a room a bedroom if it doesn't have a window and a closet. It has to have both to be a bedroom.

Seriously. That's more expensive than my monthly rent 4 blocks away.
