Let's move to Philly!! I've been thikning about this for years and years and the time is finally (continuing) on our hunt for the perfect apartment... Today's vlog brings us to colonial styled apartment homes that are rather historic. We've been narrowing down our search from sorta "luxury" living to a more home-y outlook. This has gotten us a lot further to where we actually want to be! If you've missed some of the apartment hunting vlogs, you can find them all on my channel or below -- each apartment hunting vlog has a certain "flow" to it... Imagine me trying to bundle specific styles and templates of houses? This has been helping me aid my own process, since we are finding these rentals on our own, determine what we need vs what we do not need in a "perfect" place. #philly #apartmenthunting #apartmenttour

I LOVE these videos! as someone who recently completed the NYC to Philly moving process I have the exact same response as you to most of these apts. some landlords have nothing but audacity 😂😂😂 but Philly has some great gems and the classic row homes remind me sooo much of Brooklyn brownstones. Excited for you to find your perfect space!

My first apartment in Philly was on the 900 block of Clinton Street, at the time it was a very desired area, near antique row on Pine Street and right next door to Pennsylvania Hospital. The outside was gorgeous, but the interior hallways were horrendous, with avocado green paint and big flowery wallpaper from the 70s. Thankfully the apartment was nothing like that. My kitchen had a skylight and both the living room and bedroom got a lot of sunlight during the day. They had coin operated laundry machines in the basement. The only drawback was that it was on the 4th floor, with no elevator.

Wow that’s so sick. I would probably be fine with the 4th floor walk up if the rest of these perks ~ and vibes were there :) thank you for sharing! So sweet

You can find AMAZING rentals in philly for A LOT less than NYC - dont come here n wreck my city tho. You can rent whole single houses for appartment prices n still be close enough to public transpo to get anywhere you need to go. Yall dont let them charge you NYC adjacent prices bc itll literally drive the incredible market up. Before you sign a lease talk to ppl in the neighborhood and similar or better places n ask what they're paying and negotiate to that level. I have a 4 bedroom 2 full bath with a giant yard in East Falls for $1850 for example. We turned the horrific literal wood heap saftey hazard yard into a gorgeous 3 level garden with a patio did about 5k worth of work (we only spent maybe $300 tops) so obvi our landlord hasnt raised the rent much from the $1700 we started at 4yrs ago. Btw where was that old store front one that was crazy!! Im guesing Fishtown adjacent! Just from your vibe you might either really love or hate south Philly.

Totally agree! Thank you for your really thought out advice - I’d never ever wanna drive up prices. Trust me, I got priced out of my own city from it & it upsets me really bad ): I’ve got a lot of friends who live/are from Philly so I consistently ask their rent prices and it seems like places were charging me more, or only offering more. I negotiated a lot but ultimately, gave up in my quest to live in Philly. I wanted so badly to be there but it felt like the universe was rallying against it - at least for now. Thank you for all of your advice and thought, it is SOOO helpful! To me, and I’m sure to others in the comments. Thank you. Xx PS that storefront one lolol was in south Philly I can’t remember exactly cause it was pouring and we were soaked/walking to/fro 3 diff apartments prior but it wasn’t too deep.

That's the issue. Philly is getting ruined by people who are from NYC and other places. Normal Philadelphian's can't afford to purchase a home anymore or even rent like we used too. Trust and believe if I didn't work for the city and had a work that I would be moving to Maine or something. At least you can find a place to park your car up there.

I live in port Richmond i have a 2 bedroom HOUSE upstairs, downstairs, basement, backyard, 1000$ a month with a GREAT attentive landlord. Couldn’t ask for more. There are PLENTY of places in Philly you can get that are very nice for CHEAP. There are a few gems in fishtown & south Philly you could find.

That open house at 6:03 though!! Is it to early to ask about potentially buying in Philly at some point and time? As someone who also lived in Brooklyn, I totally agree on not being able to get something like for the price back in BK.

Omg where was that open house??? 👀 I’m starting the house hunting journey and that place was my dream! Was it also in South Philly? How much was it going for 2 months ago? Inventory in my price range has dried up and I’m hoping I can find something similar closer to the spring when sellers start putting props back out there

Do you look at square footage before touring a place? Do you have a list of priorities?
@biancaellob
@biancaellob Ай бұрын
I don’t care as much about sq footage but majority of the places were around the same footage anyway bc I was specifically looking for 2 bedrooms. So there was spill over! Priority list is relatively simple but I feel like I mentioned a bunch in the vlog(s) that I just want somewhere clean, in a specific area, washer drier in unit, and a good size closet space in bedroom - if not - multiple closets in / around unit!!

&&&& this is why our housing market has gone thru the freaking roof-b/c so many moving here from NY helping to drive the prices up b/c they're accustomed to paying *so* much more for far less there. Sigh....(I live in a totally gentrified 'hood & a lg # of newer/more recent residents are here from NY, it def has been a factor $$, so pls don't @ me)
@biancaellob
@biancaellob 9 күн бұрын
The entire American housing market is through the roof- I’ve been priced out of my own city (new york) way before I was even equip to move out haha. I’m sorry this is happening to you, but this is certainly not at the cost of me looking for a 1-2 bedroom with a very scarce/frugal budget. I’m equally as upset. I stopped looking because realtors were treating me as if I had this “”new york money”” everyone acts like we (natives) have. I am *not* used to paying so much more, my city was once affordable as well.
@thefourthee
@thefourthee 9 күн бұрын
@@biancaellob not saying specifically b/c you (esp considering you're looking at apts) but more ref the circumstances, which you had cited as well, that for the same $$ , you get much more here than NYC. That comboed w/rampant development, 10yr tax abatements, etc...has led to a *lot* of greedy developers & realtors just seeing $ signs, & so many moving here to escape the same sort of thing that happened in NY. They came here to understandably, take advantage of a more reasonably priced real estate market, as well as more space, while realtors & developers simply saw an opportunity to take advantage. While it's not necessarily NY peeps fault that so many of them moving here has helped spur the increase in housing costs, it is, nevertheless, one of the reasons it has occurred here-even at its earliest onset, a lot of our housing market 'boon' was due to NYC developers & investors buying up properties here. I do understand the housing market is pretty bonkers everywhere atm, but ours really has been directly impacted by NYC thru development, investors, & residential movement. Considering our cities' somewhat mutually contentious relationship,(historically)that bit has just been kinda frustrating at times, that's all. Again, really was not directing my comment at you, specifically, but the situation, overall. Didn't mean it personally..

Ahahhahha welcome to Philly! Unless you can afford an apartment in New construction buildings - this place is actually really nice. If you want clean, be ready to spend over $2k for a 1 bedroom, otherwise take the deal and clean it yourself. This is Philly - it's one of the oldest cities in the US and its a poor city, even the nicer places in old city still have wood water pipes

A “poor city” but $2K+ for a 1 bedroom? That doesn’t make much sense to me haha. I’m over Philly at this point I’ll stay in my lane in nyc:) 🥹

@biancaellob the city itself is very poor - a lot of industry has left, the average income is not that high, and the infrastructure isn't in good shape. Nyc is double that for rent though
