Jimmy Tingle was my teacher Bob Harringtons cousin. So he came to my special high school for discipline in Medford the Curtis Tufts. Once i heard rat problem i have to tell you. Get a wooden plank or board to use as a ramp, get the "walk the plank mouse trap" on amazon, and then a 5 gallon bucket. Fill the bucket a third of the way with water. Mix in dish soap with the water. Add oil to the inner sides of the bucket above the water line. Install "walk the plank" mouse trap onto the bucket. Attach ramp to the trap. There should be a ledge or bit that sticks out to mount the ramp on. Caught the top of the board next to the trap with peanut butter. Add a little to the end of the plank on the trap. Wait. There's a youtube channel by Shawn Woods that has this trap featured on it. I used it and a rolling log trap to catch rats and small mice in a basement i was renovating. They caught alot. Could be your thing if you're okay with dumping the bucket into your toilet or somewhere in the backyard. The trap can be used outside and in the house. You can also use a small office trash can 😅. Gave it a whirl at work once...oh i was surprised. Just hid it under the desk. Hope this helps.
